Washing and drying was a breeze, clothes were dried overnight in the dry room/bathroom. Place was clean and room just big enough for 4 with space for packing luggage, would be better if it is bigger and can accommodate 4 single beds instead. Check-in was a breeze, typical of self check-in apartments. Shuttle service to apartment upon arrival, one way only, essential to take this if you have loads of luggage like us. Storage room at ground floor of apartment very good for storing luggage before check-in or after check-out. This is the only self check-in accommodation with such a facility we experienced during our trip. Good selection of restaurants nearby, but some need reservation.
Location is a distance away from Kyoto station. Nearest subway around 10 min walk. Stations have lifts but only at certain exits which could be across the street in opposite direction. Building to check-in at has steps at the entrance, and very small lift, making it difficult to bring luggage along, suggest to have someone do the check-in for the whole group, while the rest wait with the luggage downstairs and take the free mini-van to apartment. Would be good if mini-van is two way.

Although location is a little bit far from nearest subway station (min. 10 minutes walk) it is situated in very quiet and nice neighborhood with a lot of very good restaurants close by. Recommended for families with 2 children. Be sure to let them know if you are checking after 8:00 PM to avoid problems. Apartment is super clean and equipped with all you need for several days stay (cooking, washing machine, microwave…). The only “problem “ of the apartment was not possible to open windows and air conditioning was a little to loud. This is why I gave them score 8/10.

Loved the location of the apartment, easy to get to places of interest. It had everything we needed and more. Really handy having a washing machine as we hadn't taken lots of clothes with us. The shower doubled up as a drying room - unusual but fun figuring out the instructions on how to use it.
It was strange checking in at a central reservation desk, which was a distance from the accommodation, but it went very smoothly and they did provide a complementary mini bus (one way) to the apartment.

The room is equipped with kitchen and table in case you want to rest at home instead of eating outside. Beds were big size, pretty comfortable. The accommodation even provides you with the traditional Japanese pajamas, such a plus. Wc was in a different room than shower and sink, which makes it easier if you are travelling in big group. In general, the apartment was brand new and cozy.
The accommodation provides you with coffee and water but only for one day, which means if you're staying more than one night nobody is going to bring you some more for the next days. Also, every room has a balcony, but for some reason I don't understand, the doors are locked. Is not only that you cannot enjoy a morning coffee in the terrace, but also, there's no way of ventilating the room, which, given the room is for 4 people, it should be compulsory.

This Apartment ticked all our boxes for Kyoto. It was comfortable enough for 2 Adults and 2 Teenagers with 4 pieces of luggage. It had a kitchen with a cook top and microwave and fridge. A good size bathroom and the shower room which also doubled as a drying room when you turned it to "dry mode" for your clothes to dry- very handy. We had a washing machine in our apartment which was a bonus as had some laundry to wash so convenient. We had a comfy double bed and our teenagers had the 2 futons and also they could close off their space from the adults with sliding screens. it didn't block out noise but gave them some "teen space" The apartment was close to the train station and buses and also a 20 minute walk into the Kyoto area where there were restaurants, cafes and takeaway food options. Quite a few cafe's close to the apartment area but a lot were "cash only" so make sure you have cash with you. There was a few 7-Eleven's not far away to get out cash and also a few Family Mart stores to top up your travel cards for trains and buses, plus pick up last minute food if needed. I'd stay here again for sure as a base for Kyoto.
Couldn't open the slide door for air at all and when we did it was 2cms so completely pointless. The hotel had very a strange policy "that due to the quite neighborhood" no windows could be opened. Even the windows in the room where our teenagers slept the windows didn't open at all! They were for light only! We had to leave the A/C on dehumidify as too way too stuffy with no air flow from the outside. A very dumb policy as fresh air is good. A/c people don't always like to have to turn on if not use to it.

Comfortably fit the four of us, less than 15 mins walk away from Nishiki Market and restaurants around that area (restaurants near the accommodation looked very flash and pricey).. The courtesy shuttle from the separate check in location was handy, and we had our suitcase delivered to the separate check in location (from Osaka). Great to have a washing machine. Had all the amenities we needed.
You dry your clothes in the wet room with a special drying setting. It takes ages and there is only a short rail above the bath on which to hang things. I got creative with hangers and managed but be warned that if you've got washing saved up, it will take a while to get through it. And three of the four pillows were fat hard pillows with hard bits on one side (standard pillows for Japan it seems).

Large, comfortable apartment with plenty of space and basic amenities to make your stay like home. Close to transit, the palace grounds, main markets and fabulous restaurants or bars.
I was unimpressed with some of the rules and stipulations that were required during the stay. We were unable to use the large balcony (would have helped with drying laundry) and we were unable to invite friends in to visit for dinner or a drink (it should be unacceptable to treat adults like this). Also, there was no iron on site, or sufficient racks to dry clothes despite advertising full laundry

I am super fussy so the fact that this property exceeded my expectations says it all. If I could score more than 5 stars I would certainly do so. They have thought of everything, absolutely everything. I loved that you could dry the washing on the bar in the wet room by setting the temperature outside the door. The staff exceeded our expectations and went above and beyond with their customer service. And they all seemed to have great English-speaking skills.

The apartments were located in a beautiful and quiet neighborhood very close to the city center so we could walk everywhere and get back to the apartment if needed. The room was clean and the bathroom quite spacious. The shower cabin has functionality to dry your clothes that was very useful.
The only window the apartment has is a door to a balcony that only opens 5 cm because going out to the balcony is forbidden. This makes quite difficult to properly ventilate the room. Also, the kitchen doesn't have enough cookware to be actually usable.

Definitely very spacious and loved that we could do our laundry in-house. We also liked that the toilet was separated from shower so there was no fuss when someone was in the shower and someone else needing to go to bathroom. The Nishiki market was nearby. Overall we did enjoy staying here the most.
It was a bit of a walk to the station and since we came in July with the heat and humidity, it was not pleasant. The other downside was that there was someone’s dried up bloody booger on the side of one pillow.
