Great location in Kyoto downtown, but quiet neighborhood. The rooms are very clean and very spacious. The building and construction is pretty new. I liked that they have a separate closet for washer/dryer.

This is not the fault of the hotel but something which guests should keep in mind. The washer/dryer does not dry the clothes fully. For that, you need to hang them in the bathroom and turn on the hot air, i.e., the drying is outside of the washer/dryer. We did not know this and tried the washer/dryer multiple times with no success. Even the receptionist was not aware of this problem. Because of this, our clothes could not dry by the check-out time 11AM. However, the staff was kind enough to let our clothes dry in the bathroom even after the check-out time and we collected them in the evening.

I liked that the hotel provided laundry detergent, hangers and drying function in the bathroom. The is also a sofa for relaxing and watching TV. The room is also spacious.

It’s not something I don’t like, it’s just something that was listed but not provided. In the list, it mentioned that there is a stove top but in the room there isn’t any.

Close to the metro station Karasuma-Oike station with 2 lines, the property has a great location which is easy to get. Hidden in the alley paralleling with busy boulevard, no worries about the noises from outside, and you can enjoy a relaxing walk to some popular spots like the Gyoen. THere are many restaurants, convenient stores, izakaya and caffe just few steps from the hotel. Inside the room, the property had everything you need for a comfy stay, amenity was great and thoughtful; good soundproofing and curtain; great locally-roasted coffee. They prepared even the Japanese bathrobe! Which was a surprise for me. Much appreciated for the hotel to make this stay enjoyable and pleasant.

Hotel was super clean. I enjoyed the keyless system to enter/leave room. Having the microwave & a set of tea cup in room with tables and big counter space was nice. I could make tea when come back to room at end of day. Great to have a bathtub to soak my feet in after a long day exploring.

There is no water dispenser & no hot tea (only coffee) at the self serve area in the morning. I don’t drink coffee and asked if I could have water bottles so I can make my own tea but hotel staff wouldn’t give. They said it’s not the policy; I’be never heard of such policy.

We liked this property so much we stayed here twice this trip. The family apartment is very spacious for a family of four, the building is quiet and convenient to the Karasuma pike subway and we loved the computerised hot tub in the bathroom that converts into a clothes drying room. Great strong shower. A nice part of town within walking distance of many sights. Sentido coffee further south down the road is very good and the pub around the corner a great bolthole with reliably good, affordable food.

A toaster and iron would be welcome additions. The garbage system is confusing if you don’t know what’s burnable and non-burnable.

I can’t recommend this hotel enough! My niece & I had the best stay here! Close to station & 7/11. Very quiet area, and just overall a great stay. The hotel is very clean, the balcony looked over a beautiful local street. The room, bathroom, beds EVERYTHING was super clean! The staff is so beautifully welcoming & had no issues with our room!

Such a large room. We had three beds which was perfect for the three of us, but still plenty of room for a couch, chair, coffee table, dining table, a large closet (perfect place for the three year old to build her "cave"), plus a generous bathroom and washing machine. We stayed during a heat wave and the air-conditioning was luxurious after a hot a sweaty day in Kyoto. Lots of restaurants around and an easy walk to the metro. Slightly longer walk to Nishiki Market, but we are walkers and we loved looking at all the house and shops.

I loved this property. It was Spacious, not like other hotels in Japan. The bathroom was large. It had a washer machine in the room (no dryer) but you could hang your clothes up and they dried overnight. It was located close to a subway station and a 7-11 right almost next door.

We shipped our luggage (which was not a problem). When I called about the keys, the girl receptionist kept telling me if luggage came before 2 days, we would have to pay so much a day.

The room and clean, towels and bathroom products felt lush. It was a large size family room with plenty of storage. Nice set up with two tvs and small couch so don’t always have to sit on beds. In room laundry was super convenient and easy to use. Free coffee and snack was lovely every morning. Location is close to the train station(5mins walk) and convenience stores (1min walk). Lots of great restaurants nearby. Staff at reception were friendly and helpful with restaurant booking. Definitely would recommend for family of four.

Like most Japanese properties the sensor light in hallway would get triggered by kids moving in bed. If only there was a switch off function. Minor issue only.

Few minutes to the palace, surrounded by shops and restaurants, newly built so all facilities are clean and new. There isn’t anything we don’t like about this place. People are kind and friendly!

As I stated above, everything was good. So much so that we extended our stay!
