Location. Only 10 minutes walking from Nishiki market. With taxi only 800 yens. Clean and with all the amenities. We went with our 2 kids and had dinner there most nights and could clean the clothes when needed. Shower / toilet area is complete. Good power. If you need a coffee go to Imaya Kyoto coffee. Fantastic kick of the day.

Room size is small. We booked it for 4 people and we had to use the sofa bed which made the room even smaller since we lost the coach/ dinner area. Washing machine is loud. Do the wash before leaving in the dry mode that takes 3 hours.

The location was good, with Nijo Castle being a short walk away, but the closest station was a metro (Karasuma Oike) that was a fair distance away. Neighbourhood was quiet and safe, with access to eateries and convenience stores also near the metro station. There was access to a washing machine with clear instructions on how to operate it, and also the ventilation system in the bathroom was perfect for drying our clothes.

The room for three people was a bit small, but to be expected for a major city like Kyoto. However, overall there really isn't much to criticise.

Train stations ate fairly close. About 10 minute walk.

When we first arrived in the room, the AC seemed like it had been off for some time, so when we walked into the room, it felt worst than outside. Mind you, Japan is at record heat this summer and it was 85 degrees outside with 70+ percent humidity. When we turned it on, it took a while for the room to cool off. I understand conserving energy, but it this type if weather, perhaps management should keep the rooms at a comfortable temperature at least.

The appartment is sunny, clean and comfy! The air conditionning worked well. The place is quiet and so well located in Kyoto. You can go pretty much everywhere from there because it is at the crossing at the 2 subway lines. For a long stay, you can’t dream better. We arrived late at night because of trafic but that was not a problem for the check-in, that was super cool.

The place is a little bit small for 3 people with luggages for one all week but it’s really ok because it’s really good price. We never got the chance to see anyone at reception.

The room was clean, it has all the needed services, the check-in/check-out was easy, and the staff helped us with a bed issue.

The main problem we had was with the communication with the upper management, we had booked for 4 people but the room description stated that only 3 beds were available. So we tried to understand better how was it possible and how to arrange the missing bed. The communication by the booking app was terrible they replied in hours and couldn't provide a solution. Once arrived we discovered that in the room there was a couch that we could turn in a bed.So thanks to the local staff we were provided with blanket and pillow and the problem was solved. Having known that earlier would have saved me a lot of headaches and worries.

I love the room and the decoration of the room which is very spacious for 4 people and decorated in traditional japanese style. I also love the location of the accommadation which is very quiet and best for sleep and relax your mind. The room is very clean. There are futile amenities and the wifi is very good

the air condition is not quite cool as it should. There is no staffs standbu at the front desk as we arrived at the hotel. we had to ring the bell and wait for a staff to assist for check-in. Also, there is no instruction on how to store our luggage before or after check-in/check-out as there is no assisting staff at all. Inspite of our ealier informing of checkout, there is no staff in the next morning. We had to change our travel plan on the checkout day, so that we can be back before the last minute of checkout.

Very nice location, quiet and authentic. The room was clean, had good heating (even thought it was a bit chilly near the window). The room had everything you might need, we also used the laundry machine and it was very convenient that the room had washing powder. The value for money is great! One of the cheapest stays in Japan, and definitely one of the best!

The place is great for the Kyoto travel and we could do a lot. Quiet place and few restaurants around. Good shower and nice beds. Allowed early checkin and no fuss. Had a washer!

Under the beds had not been cleaned, we moved one and they had stuff. Reception was manned but hard to communicate, and it was run like AirBNB - contactless. Aircon was off and no guide in english for the AC and we could not turn it on for few mins and it was so hot in the room! Room had so many warning saying no shouting, no loud etc that put off vacation mode. There was no map with restaurant around and no recommendations

Arrived early to drop bags and to our surprise we were allowed to check in early which is unusual for Japan and the only time it happened in three weeks. We had the family room with an extra bed that we didn't need and also cut down on the available space. Kitchenette with some equipment but we didn't self cater and it didn't seem to be too well set up especially the very low table. A very useful washing machine in the room with some very basic instructions in English which we managed to work out. Shower/bath unit is a single compartment with a separate ceiling mounted heater which dried our clothes in no time. There is even a small TV the size of a paperback novel in the wall which you could watch while having a bath - never seen that before.

Extra bed took up too much space. Difficult to squeeze past with only a 60cm gap between bed and wall plus a wall mounted TV to make the gap even smaller. We both travel hand luggage only and noticed lack of storage. Big suitcase and a lot of clothes would have been a problem. Hall light on a motion sensor. Not good for a nighttime visit to the bathroom. Fixed problem with a band-aid over the sensor.

Great little apartment turned hotel. There was on site staff for help if needed. The washing machine came in handy as we were staying for 2 weeks. Was in great location in middle of neighborhood. Easy to get to stores and in between a few transit stops.

Could easily hear others in the adjoining rooms. Most likely a side effect of being in Japan.
