Rooms were spotless and brand new. The room layout was great with plenty of personal space. Easy access to transit to the rest of the city. Excellent value.

Not an issue, but the location is a little off the tourist track, so factor in transit (about 15 min by subway or 30 min walking).

A well-designed spacious room in a modern building. Nice panoramic view over the city. Very quiet, we didn’t hear the neighbors. The kids loved the loft beds, and they were quite comfy! Comfortable bathrooms. We especially appreciated the bath tub to relax after long days. Amenities available downstairs. It was good to have a laundry room at the hotel. The staff was nice and helpful, and we loved the scent in the lobby! We were very happy with our choice of accommodation in Kyoto and would stay there again.

I’m not sure about the intended frequency of cleaning, but we didn’t have it in the three days we stayed (to be fair, on day two we had the “do not disturb” sign up, but on the next day we didn’t). The laundry is a bit high maintenance, at least we couldn’t figure out how to set up the dryer for working over 30 minutes, so we had to either come down every 30 mins, or hang our clothes to dry (thankfully, there were enough hangers for that). The room was a bit stuffy, and the windows didn’t open, so we had to open the door to get some air in (which was fine since it opened to the balcony and there was no one around, but still). But overall—I’m nitpicking, there wasn’t anything major to be disappointed about. It was an excellent hotel!

A wonderful aparthotel, especially if you are traveling with a family, or more than two people, a company. Everything is thought out and perfectly prepared, clean and smells nice. There is an equipped kitchen and a refrigerator. An excellent bathroom, where you can relax after a long day of walking. Near the reception there is a rack with free toiletries, bathroom accessories and sea salt for the bath. Excellent beds, pillows and blankets. Very comfortable for sleeping and relaxing. There is also a smart TV, which is cool. Excellent large table and comfortable sofa with chairs, it's super. Beautiful and large windows that can be curtained and closed from the light, if necessary. The hotel staff is very nice and friendly, professional and will help with any questions. There is also a laundromat on the ground floor.

The windows do not open for fresh air and this is a minus. It is possible to have at least one window accessible for ventilation.

We had a wonderful stay at this hotel. The room is much larger than the average hotel room in Japan. The photos are really accurate, everything was new and in perfect working conditions. Wi-fi was speedy, the staff was super friendly and helpful and they were able to accommodate every need we had. I can't recommend it enough and would definitely stay again. Thank you very much!

I have no dislikes. Travelers need to understand the type of hotel they are staying in for the offered price. It has a small reception with no seating area, it does not have a restaurant or onsen.

Staff were really helpful friendly. The room was a good size and had everything you needed and the bathroom was a good size. It’s was close the the shops and train line.

The room was not very clean when we arrived, there were bits and hair on the floor especially round the edges and corners. The seats on the tatami mats and sofa area were also dusty or had bits on them from previous occupants. There was a long strand of hair on the spare duvet in the cupboard which we didn’t need to use. The staff at reception kindly brought a hoover up to clean up the bits and the next time the room was serviced the floor was a lot cleaner.

A nice property with an excellent mini-apartment (better than what you see in the pictures)—very clean, well soundproofed, and featuring top-quality bedding. The front desk staff was kind and helpful. While the services are minimal, they are efficient, making it a great choice for dynamic travelers. The accommodation is definitely comfortable and welcoming.

The location is okay, but if we were to return to Kyoto, we would look for something closer to the central station or Kiyamachi-dori, as there isn’t much around the hotel.

The room, furniture and aesthetic was absolutely on point. Our room was quite large considering Japanese hotel norms, but on top of that it was laid out with thoughtfulness which made the space work twice as hard. We particularly loved the bench sofa style seats on the dining table. I also appreciated the two air purifiers/humidifiers

Only downside was the location. For us, who were only there 2 nights I would have preferred staying closer to Nabeyacho / Gion areas so we could pop in and out without having to catch a bus/train or pay Y1600 for a taxi.

Modern hotel with a Japanse atmosphere. We liked the spacious room and good bathroom facility. The staff was very professional and friendly. It’s located partly in a residential area, so please keep silent; for us it was simply obvious. In the close neighbourhood there are nice restaurants, for some it’s recommended to make a reservation upfront. The real toerist area (Gion) is a bit further but doable with bus, bike or walking (if you like). Le petite mec, a French like bakery is great for breakfast.

The bed could have been smoother with an additional topper and pillow service. As mentioned in other reviews the windows cannot open, personally I would love that but I understand this is unwanted in a residential area. More general in Kyoto, limited bike parking spaces so pay attention where to park it.

PRO: Quiet. Tucked away in a nice area. Exited out onto a main street that had no effect on sleep at night. Had plenty of beds and also a docking or a staging area so you are not having to use your bed as a table/desk/couch area. The toilet was seperate from the bathing area, not a closed door, Seperate room. Bonus if you have multiple people and it is a toto toilet. The toiletries were emense though you do have to pick them up as you make your way back up to the hotel room. The rooms are exactly like how they are pictured. Great for storing multiple clam shell and top loading suit cases. Also not far from the Manga Mueseum, Unagi Restaurant and multitudes of combini, you are not without.

CON: Residential area. Meaning you have to be careful where you point your camera or where your phone is. They can be very strict on when and where you take photos. It can be a bit far from your nearest onsen. And also a bit far from most destinations. If you have wide feet, you may feel that the slippers will not fit comfortably as well as the provided pjs. English is quite sticky, meaning that you may have to drip feed information through many google translation occurances, as they do try. You can eventually tell that they are struggling a little bit. So some english, but not much. Reassure the front counter, as well, as the staff do change. The younger ones are more savy but the older staff members tend to be more stricter and steadfast.
