Awesome staff!: Ben is super friendly and great to chat with. Hotel is esp foreigner friendly (in fact the owner loves them). He really made it feel like we were coming home everyday when he was working the shift Perfect location: Opposite Nijo Castle and close enough to all the non-touristy sights around Nakagyo (which was mostly peaceful with so many charming shops that turned out to be our favourite part of Kyoto!) Rooms are super new, clean and thoughtfully designed: The rooms are reasonably large, well ventilated with air purifiers in each one and dimmers on the bedside lamps (very cool!) Really nice bar!: It's really nice - take my word for it. Spacious, peaceful, opens up to the street and somehow just feels luxe and cosy at the same time

Limited wardrobe space: If you're looking for a wardrobe, this may not be the place for you. There's a hanging rack that can fit maybe 5 pieces of clothing but that's it. We happily dealt with it because we mostly live out of our luggage and you can get around it but if you're the type to have 10 clothes at once on rotation then this is probably a challenge for you No gym, etc.: None of the bells and whistles you get with a full service hotel like a gym, swimming pool, spa...BUT you get very good value for a good hotel which gets all the basics exceptionally right in exchange

Staff spoke fluent English and were extremely helpful in bringing our luggage from Yamato delivery service into the rooms before our check in time. Having drinking water provided is a plus! We were in close proximity to Nijo-jo castle. I loved staying by this area because it was relaxing and quiet to come back to after a long busy day in the bustling downtown Kyoto. Lots of shops close early in this area but it was very nice to take walks in this area. The locks for the hotel room is with a vintage looking key (rooms do not self-lock) and there's no need for key card to access to this hotel unless you our out past 1am.

I do like the soft lighting but wished there was an option to turn up the brightness or turn on additional lighting because it was hard to pack in the darkness

Located near Nijo castle and along one of the main streets but it was very quite. The bed was big and comfortable, the bathtub had a nice bathtub as well. The cafe lounge in the first floor was also nice to have a cup of coffee and chill out. It’s a great location if you want to stay away from the crowded areas in Kyoto.

Not many restaurants and convenient stores close by so some people might find it rather inconvenient compared to staying in the city center. The room lighting was a little too dark personally.

I love the location since it's near the subway station and pretty close to the shopping district and some famous sights. Although it's in a convenient area, I also liked that it was still quiet and peaceful during the mornings and evenings. The staff were very friendly and professional as well!

Fantastic hotel, and one of the nicest rooms I've ever seen. The design was so thoughtful and I loved the gigantic tiled tub and shower, it felt like a spa. Super comfy bed, not too hard and not too soft. The bar downstairs was also a highlight, felt so fancy!

The only tiny issues I had were with the wifi dropping out when I was in my room. Hopefully they fix this little issue quickly.

Superb little boutique hotel opposite Nijo castle. Great location for getting around Kyoto. Beautiful rooms. Be aware no food ( but there is a nice bar downstairs, good tea and coffee, with fridge in room). Staff are friendly and helpful. Favourite hotel of our Japan trip.

Comfortable stay in luxurious room. Very friendly staff who assisted with luggage transfer. Very modern and clean room.

Location not great especially lacking in food options nearby. Lighting in room problematic as very dim. They added extra desk lamps, but really just need more ceiling lights. Would be good to have a laundry.

This was the nicest hotel I've ever stayed in, the staff were really attentive and lovely. The check in process was really nice, I felt like a celebrity. We booked a standard room and it was beautiful, the bed was so comfortable and the amenities were also wonderful. The staff could not do enough for you, i would not hesitate to book again if I returned to Kyoto

Great bathroom, good size room with comfortable bed. Room layout was very good.

The lighting in the room was way too dim. Would be good to have hooks for towels in the bathroom or on the walls in the oom. Would like to have a buffet/ breakfast option. Staff were not particularly friendly

Clean, modern, friendly staff. Ben was wonderful as we could communicate freely. He was professional & efficient.

Room descriptions & photos of rooms should be more precise. My daughter & I booked the same rooms but the configurations differed.
