We had a great stay here. The location is excellent just a 5-minute walk to the metro, and surrounded by some really nice cafes, bakeries, and restaurants. Everything you’d want is within walking distance. Yes, as many people have mentioned, the rooms are small but that’s pretty standard for Paris. The bed was actually quite spacious and comfortable. The balcony was a real highlight. Rooms and bathrooms were very clean, and we appreciated the complimentary coffee available at reception. it was a nice way to start the day. The staff was friendly and helpful throughout our stay. There are just a few steps to climb before you reach the lift at hotel. Would definitely recommend for a short Paris stay.

The room, although quite small, was clean, cozy, and comfortable - perfect for a short city break. One of the highlights for me was the breakfast: fresh croissants with a selection of jams made for a delightful start to the day. The location is another big plus. With several metro lines just a short walk away, it was incredibly easy to get around and explore the city, especially on foot - one of the key proprities for me personally.

Sound insulation was nearly nonexistent and I could hear everything, especially the loud slamming of doors early in the morning. Housekeeping starts fairly early as well, with a lot of door activity which made it difficult to sleep in. Another inconvenience was the shower setup - it didn’t have a door, so I had to be extra careful to avoid water spilling all over the bathroom floor.

The hotel is well maintained. Small comfortable rooms those who want privacy and using their own showers . The staffs were kind and helpful. Pretty clean the properly is. I loved the view from the toilet . I was on the 5th floor it was a nice and comfortable stay

The staff were on average very friendly, especially the guy who was there on my first day. The hotel has a nice independent vibe, not like the chains (ibis Campanile and so on). Much better value for money. The breakfast is nice, they have good french cheeses and a different home baked cake every day, among other standard breakfast stuff. Also really noticed the effort they put into being throughful of their impact on the environment (no individual plastic wrapping for everything, reusable cups etc).

Would have appreciated a vegan option for milk (soya or oat or anything). I didn't realise there was a fridge when I first arrived, was never quite clear to me if guests are allowed to use it or not. And the bed felt smaller than it looks in the picture, but plenty big for one. Maybe double rooms have bigger double beds :)

All staff were lovely especially amazing room cleaners. Breakfast was great value especially on the few days that yoghurt was available. Comfortable sleep & great shower. Nice restaurants & 2 underground stations nearby.

Small room leaving not much room with our 2 suitcases. The small elevator didn’t start on the ground floor & it stopped on a mezzanine floor requiring carriage of suitcases on 2 flights of tight stairs. We managed to do this but others may struggle. We noticed 1 room on ground floor which would overcome this problem if available.

Very tidy, clean and freshly renovated small hotel - ideal for solo-travelers like me. Staff is 24/7 available, helpfull, fluent English. There was also AC and personal bathroom. Located in SE of Paris, short walk from Metro station and fast access to all important places to see. Abundance of cafe, backeries and food stores close by. Thea area is considerably safe. No problems with luggage stored before registration. Fast and expedient registation.

Some rough fellow tourist made one night rather tough, but staff responded promptly when aproached. Some awkward size tap facets.

This was exceptional! I travel several times a month and, honestly, I haven’t experienced such level of service in a very long time. Not only is the hotel staff always incredibly friendly and helpful, but they also anticipate your requests and offer you assistance even before you ask. Truly, hospitality par excellence! The hotel itself is quite minimalistic, and so was my room, but nothing was missing (which is also not always a case). The shower had just perfect pressure and temperature, Bodum kettle is such a fantastic thoughtful detail, and the lightning design is on point (not too bright, thanks a lot!). A/C was perfectly functional and adjustable (in many hotels it's usually too cold, and impossible to change the temperature). I’ve received better service and accommodation here than in many 4 or 5-star hotels, so this is a definite comeback. P.S. They also offer some croissants at the reception, another thoughtful touch.

- very nicely furnished and decorated, the room was bright, clean and very comfortable - very nice, helpful staff, everybody was friendly, professional and eager to assist or advise - not quite central location so fortunately not too loud or crowded; very close to various public transportation options, also in a generally a pretty walkable area - free coffee machine at the reception and jugs of water with lemon and mint in the dining room - luggage storage

- room soundproofing is not the best and I could hear plenty of sounds from the hallway and neighbouring rooms; wasn't a big problem for me tbh, but I've noticed others are more sensitive about this

12 district is real gem - calm surroundings and charming neighbourhood, good restaurants. Hotel is located on a peaceful street, staff is very nice. It's also the pleasure to live in a renovated building!

I find it strange that room cleaning starts well before check-out (12:00), even so - cleaners should respect guests, not disturbing their sleep by slamming doors and moving the furniture. In some rooms sinks are so small the water is going over when washing hands. Ventilation fans should have option to be switched off.

I had an amazing stay at this little hotel in Paris! Located in a fantastic and quiet neighborhood with plenty of shops, bakeries, and great restaurants, it was also conveniently close to the subway station. The area was perfect for walking and exploring; with several parks right around the corner. The staff were incredibly friendly and helpful (and spoke perfect English), making my stay even more enjoyable. The room was spotless and very comfortable. Breakfast was a highlight, with delicious options that set a great tone for the day. I highly recommend this hotel for anyone looking to experience the best of Paris without tons of tourists around. This place also had air conditioning and an elevator. It was great!

I really wish the windows had screens, I was constantly catch and releasing bees in my room.
