The location of the Frogs was excellent with a wonderful view from the living room and balcony. Breakfast was fresh to order and a good portion. The staff was very helpful and friendly. The street level is a bar and kitchen. There happened to be a large party in the bar the Saturday night that we stayed which was quite noise until late into the night but we were given warning when we checked in. They provided recommendations of where to explore and to eat. They even packed a lovely little breakfast for our 4am pickup to the airport. There are actually 2 buildings that are run by the Frogs, one is in the main building, of the bar and restaurant and a steep staircase to the 3 room there. A few doors down, there is another building that had a modern but still cozy space to stay.

our only complaint was the noise from the party that Saturday night, but they warned us and offered ear plugs as well.

Obviously the location. Very central. Acropolis is close by, just few minutes walk. A lot of restaurants of a different taste are just around the corner. Night life is full on. Light, people, atmosphere! Amazing! Owner of the hotel was waiting for us to check in. He gave us recommendations on where to have dinner and where to go in general. We felt very “home” like. Much appreciated to the staff for everything. Breakfast was light but good enough to fill you up till lunch time.

Not the hotel’s fault, but a renovation works have begun in the building in front of the hotel right next day after we arrived. Also it seems they work even on weekends and do not respect the hours when everyone might still be sleeping. Minor issues with the bathroom that have been addressed by the owner, so i’d say no problems at all.

Angelo and Marina were sure to check on us every day- making sure we had all the recommendations for local restaurants as well as which islands to go visit. The bar/cafe is about 50 yards down the street from the rooms, and you can sit with a coffee and read or socialize! The wifi was fast and the shower huge (not normal for Greece). It would be great to see an option where breakfast can be included in the room price...as a customer, I tend to choose those options and Angelo has the perfect setup for that

I found nothing wrong with this stay-- in fact- we will be going back before we fly out of Athens. If I had to think of something, I would say that the music in the restaurant was a touch loud in the daytime...I would like something a little more chill...but then again, maybe I am old- haha

Perfect location, close to everything you need for a stay in Athens. Most attractions are within walking distance and you have very nice restaurants just around the corner. The breakfast was sooo good! They also serves breakfast until 1pm, that's good service! No worrying and no stress in the mornings :) The room was very nicely decorated, had comfortable beds and very good curtains for making it dark when sleeping. Bathroom very fresh and new with a modern good shower.

Cafe on the main floor was friendly and lively. They played great music all day long and into the evening which we loved. All of the staff were delightful to work with. They served a delicious breakfast and had nice bath products for showering. Beds were comfortable and room was very clean with modern updates and decor. Very close to other lively shopping, bars and restaurants around the corner.

No elevator, so have to walk up with bags and stairs are steep and curved. We are a bit older so this would have been difficult, but Marina helped by carrying all the bags up herself! We carried them down one by one since it was very busy with breakfast when we were leaving. Street was very narrow, so driver was barely able to make it down the street. But I would definitely stay again and would recommend to others -especially younger travelers.

You can choose your breakfast from a breakfast menu, and it was always very high quality and delicious. The guesthouse is decorated in a quirky way, which gives it a cozy feeling. The staff was really nice and welcoming.

The only reason I booked a stay with breakfast was to have breakfast on Jan 1st, and we got an unpleasant surprise when we arrived home on the 31st and saw a breakfast bag with spanakopita and cake left for us. It wouldn't have been an issue if we were just informed about it beforehand. In this way I was really disappointed, I would have booked a hotel for the same price... The bed was really soft so it wasn't that good of a sleep. The shower head wasn't cleaned properly of limescale. The room was somewhat smaller than anticipated. The first time there was no hot water it was promptly fixed by staff when informed, but then it happened a second time just before we were leaving...

Great hospitality, owners were really friendly, supportive in everything. Reacted on each request immiediately. Close to almost all "must see" places in Athens - all were reachable by walk. Close to metro stop. Neighbourhood quite loud but it is located in city center, next to square with restaurants with live music, so it is quite obvious it migh be loud sometimes. Breakfasts were really taste as well as coffees ;)

The boutique is extremely cute, We stayed in the room with the huge balcony and our son and his wife had a smaller room. It was very comfortable with cozy furnishings. The location was terrific, near the central touristy attractions and lots of restaurants. The host and staff felt like family (in a good way) and were so friendly and happy to see you.

The only downside was the noise/music late at night, they like to party late. Use the ear plugs they provide, although we didn't. We never got a great night's sleep, but we're on vacation, so didn't care.

Everything was great! The location is really the best when it comes to great restaurants, taverns, and cafes. Everything is walking distance. The included breakfast was delicious - the best part was the coffee! Everyone is very friendly and helpful. Clean rooms. We will happily come back here for our next stay :)

There is noise due to music playing until late at night - if you’re a light sleeper, that might be an issue for you. It didn’t bother us, the hotel provides ear plugs too. Free water in the room would be a nice addition.

Nice and close to places to eat. Room was comfy. Bathroom nice, good water pressure

So we asked for first floor room, got a room on second floor and down the street in another building.we are in our 60’s and very physically able to handle all the stairs and walking, but this was not fun🙁(climbing stairs and walking down the narrow uneven sidewalks with cars driving down the narrow streets, making pedestrians get out of the way)
