Great location, right in the heart of Ascoli Piceno, just steps from the main square. The rooms are clean and spacious, with a very comfortable bed. The staff is extremely kind and welcoming, which makes the stay even more pleasant. Breakfast is offered in collaboration with a nearby pastry shop, where you’ll find a lovely selection of fresh desserts.

The only small issue was a mismatch between the check-in time shown on the app (22:00) and the actual check-in cut-off (20:30). I’m not sure if this depends on the property itself or outdated information in the app, but it’s worth double-checking in advance.

Ideal location right in the centre of this beautiful historic city. Our room was very comfortable and clean and tastefully furnished. We were delighted to have not just a kettle but Twinings tea provided! Thank you! Do not expect a hearty breakfast. You receive a voucher for a coffee and one croissant in a nearby cafe.

We had difficulty finding the guest house and had to ask locals one of whom then very kindly phoned the hotel so we could gain access as it was locked. It was also very difficult finding a parking place for our car, which took us a good hour! We sent an initial query to the hotel in English but received a lengthy response in Italian (which was beyond our basic knowledge of the language), which was disappointing.

We found the hotel owner to be absolutely charming and she helped us with some local parking which was very much appreciated. The hotel itself is in a beautiful old building just steps from one of the main squares. The rooms were large, clean, and comfortable. We were given vouchers for beakfast which was via a local cafe on the edge of the square and consisted of a coffee and cake. Ascoli Piceno is a gem of a place. The hotel is thoroughly recommend.

Incredible location! Wonderful Paneficio Monfredi w/traditional products across the street! Great small shops in very close proximity. Historic piazza just around the corner with Caffe Meletti, a must-do experience! Elevator that worked. Room was spacious with windows that opened! Great selection of espresso, etc. with real ceramic cups! Fresh bottles of water daily. Little cart in bathroom with amenities. Loved having a desk and place to set suitcase. Large bed. Unfortunately, breakfast was included, but at a separate location... never got there in time.

The chair in the room was plastic and not the sturdiest... however I did appreciate having a desk! Could have had a few more clothes hangers. Step up to the bathroom could be a little treacherous, especially at night. Lighting was a little inadequate.

Super clean, spacious, excellent central location. Great coffee machine in the room. Very accommodating staff, requested room with view over the square and we were allowed to change rooms accordingly for the second night, once the room was available. We travelled with a car, clear instructions for the nearby carpark were appreciated.

Quite strong soap fragrance in the rooms, older decor, and thin walls (could hear neighbouring rooms) - but arguably all part of the charm of the hotel.

Lovely clean room with excellent air-conditioning and bathroom. It was great to have a desk, fridge and comfortable large bed. Communication was also very good. The location was both the best and worst thing about the accommodation. The view over the Piazza del Popolo was incredible (perfect for the Quintana parade), and proximity to everything in beautiful Ascoli was great.

Being beside a very busy square during a local holiday weekend meant it was noisy outside about 20 hours a day. Earplugs needed!

Carla was very nice and helpful. We loved the location! Right on the Piazza Del Popolo. Felt very safe as the front door had a code.

Our only complaints were the beds. The mattresses were very comfortable, however it’s 2 full size mattresses put together and we kept slipping in the middle. Had to push them back together a couple of times. And I am not used to smell of detergent/soaps on our bedding. It was a little strong for me.

The location was wonderful next to the square. It was quiet.

Last minute instructions sent about where to park. Never found the parking garage. This information should have been mentioned in the listing. Didn't use the breakfast vouchers because the location of the cafe wasn't close enough.

We were so happy to be in room 8, a view overlooking the square, it was so beautiful. Lovely large room, with a coffee machine, biscuits and water provided everyday. All the staff were very friendly and welcoming. The room was very clean, and the bed was massive and so comfy. If you're worried about noise from the street don't be, the double glazing is brilliant, as soon as you shut the windows you can't hear anything.

The only thing that wasn't great was the pressure of the shower, but that's all I can think of as a negative.
