Clean room, friendly staff, family atmosphere. We used this hotel for our trip base around Umbria, Toscana and Marche. It was the best choice we have ever made on Booking.com. We greatly recommend this hotel to all who travel to Umbria and want to discover this part of Italy. Just below Assisi it makes this hotel an excelent choice for all who want to see the origins of St.Francis. Also, when we decided to take a one day trip to Rome by train, hotel staff prepared us the food for the trip. We have never felt more at home as we did in this hotel. Definately will come back!

There is nothing to say that was not ok.

- The rooms have been recently renovated, are spotlessly clean, and boast a lovely decor. - The hotel's location is highly accessible, being in close proximity to both Assisi's Old Town and Perugia. - In addition, the staff is attentive and accommodating.

- If you're someone who prefers to keep to themselves, please be aware that the staff here can be overly attentive, which might not suit your preferences. - It's essential to note that this location doesn't have an elevator, so if you have any mobility issues, you might want to consider alternative options. - While we enjoyed the breakfast on our first day, we found the selection to be limited, and unfortunately, the croissants on our second day were not very fresh.

It is a family run comfortable , spotlessly clean hotel. I would give it 100 stars if I weren't limited to just10!! Signora Daniela and her two boys would bend over backwards to satisfy anything we needed. In an other country , this little gem of a hotel would be easily classified at least 4 star Lux.

everything was perfect

The facility was well kept, not just clean. Everything worked! The rooms were well lit. Bed was comfortable, they even had extra pillows! Plenty of parking for our rental car across the street or behind the hotel. The breakfast felt home-made for us. The owners were very friendly and explained Italian coffee to us. We would happily stay here again!

Very helpful and friendly owners. Excellent breakfast. Room was very clean and the bed was super comfortable. The location close to Perugia airport and away from the busyness of central Assisi was perfect. We would happily stay here again. Fabulous value for money.

Great location. Few min walk from Basilica di Santa Maria degli Angeli. 10/10 Super helpful and friendly staff! Safe, private car park. Nice room with comfy beds, great bathroom and fast wifi. Superb breakfast!

Really nothing. Great place.

The location and staff were excellent. We needed a place where parking wasn't an issue and convenient. Walking into town took 5 min and through charming streets. The room was super clean, quiet and comfortable, but mainly the family who ran the B&B were delightful. Oh and the breakfast was excellent.

What a beautiful and lovely place run by a family. I could tell that everything is well maintained with lots of care including the breakfast.

No ventilation system in the bathroom?

The owner of the hotel is an amazing, very friendly person, who made me feel welcome immediately in spite of the language barrier (she does not speak English). The hotel is situated just outside of the center of Santa Maria degli angeli , so the surroundings are very quiet, but it is close to shops and restaurants. The breakfast was very nice as well, though mostly sweet, and served in a beautiful space with large windows.

In some rooms the facilities are quite old and my airconditioning did not work so well anymore. However, it was always possible to contact the hotel owner over these things and she would try to find a solution immediately.

This is a beautiful place run by a wonderful family. They are so kind and generous. Our room was clean and the food was delicious. I give it 5 stars
