The hosts were very attentive and friendly. The villa is beautiful outside and in. I lost my beads behind built in furniture and they retrieved them for me. Breakfast was generous continental breakfast with lots of choice. Staff always on hand making sure we had all we needed. Would def stay again and highly recommend. One of our group had an amazing terrace balcony where we were able to share our carry out pizzas, very pleasant, our hosts provided cutlery etc.

There is no lift...but we knew that when booking and they provided ground floor room for less able guest. Also they took our bags upstairs for us so really it was not a problem

The hotel is in a good location, approximately 10 minutes drive from the airport, and the same amount from the old part of Assisi itself. There is free parking at the hotel. All the staff are very pleasant. The room was clean and spacious, and the shower had excellent pressure. Breakfast is served downstairs in the bar area, and consists of a traditional Italian options (cakes and sweet pastries); as well as yoghurts, fruits, and cereals (including gluten free options). There are lots of very good cafes and restaurants within walking distance. La Pregiutteria Casa Norcia is a particularly good restaurant just a few minutes walk away.

All of the rooms are off a central staircase, so noise travels very easily. If someone talks or shouts downstairs you can hear this throughout the hotel. This will only be a problem if you are a very light sleeper.

Owners greeted us and made our visit extremely pleasant. Breakfast was the best and most varied we have had in 6 weeks of travel. Parklike setting. We all thoroughly enjoyed this hotel.

Very clean and comfortable family room , convenient/next to the hotel/ outside parking for free, location is excellent for visiting all of the historical sights. Closed to various supermarkets. Special thanks to Luca and Tamara for awesome hospitality. We will definitely come back.

Very convenient that you have free parking, and the location is perfect to get to Assissi, about 10mins drive. Walking distance to many nice restaurants nearby and overall a quiet area despite being located right on a main road. The room was large and had space for suitcases and put clothes away. We had an extra small sofa, too. Bed very comfortable and soft fabric of the sheets and pillow. Bathroom was modern and elegant, good shower and powerful hairdryer. Breakfast quite good, and they were kind and attentive to my gluten intolerance and choice of vegetable drink, they made sure I would have a proper and tasty breakfast! It's a small run family hotel and you can feel how respectful of their business they are, paying attention to detail and making sure guests are comfortable without being intrusive.

Perhaps the view of our room which faced a bus parking lot. Still, I would stay here again.

Perfect in every way. Efficiently run family business with a lovely personal touch. I fell ill and was assisted in getting to doctor and pharmacy. Forever grateful.

Lovely breakfast with fresh products, homemade cakes and delicious Italian coffee. Very comfortable rooms and the best beds I've ever had at a hotel. Even choice of different pillows. Great location to explore Umbria. Staff was very friendly!

Only downside was the noise on the street, but it does quiet down.
