Complex breakfast, you can choose what to eat. Very welcoming hosts. Pay attention to the address if you use Google Maps. The address where Google will take you is wrong. Very friendly and helpful host - we had many questions and she helped with everything; super nice older ladies taking care of breakfast and housekeeping; great spot to explore Garda lake; new swimming pool that we unfortunately could not use as it was still a bit cold; very clean, modern and well equipped room

Very small and only complaint: there are many options for breakfast however some vegetables would be nice (I understand that Italian breakfasts are mainly sweet so we can see that some efforts were made to provide some savory options), still 10/10 stay

Top location within Cole and Lazise in few minutes. You get privacy as much as possible, apartment place is just enough from the main road. There's planty parking space. Rooms are big enough, with large bathroom, everything clean and tidy.

This is more suggestion than critic : to put mosquito net on windows so you can sleep with open door, cause windows are also door to outside patio. So that would help, especially with warmer nights. There is air conditioner but as I said, it will be better than to sleep under it.

We spend three days as family at B&B I Tre Olivi and had a wondeful time. The hosts are very kind and nice. The pool is awesome - our kids loved it. The room was clean. Breakfast wad great and very individual. The place is close to Lazise, however, a car is needed. All in all, highly recommended.

Good location, really nice house with its own beautiful courtyard and pool (pity that we couldn't use pool due to bad weather), good value for the money

Everything was really great. Very clean, nature around, beautiful backyard, and delicious breakfast even with gluten free and other healthy food. Near the Gardaland, Caneva, Movieland, wonderful lake Garda. Excelent property. From august they will have a pool too.

It was an amazing stay for a few days!! The place is clean, the owners lovely! In the morning you get to the breakfast room and the table that is for your room is filled with food. We would most certainly return!!!

The location was excelent, a place that looks exactly how you imagine Italy. For breakfast, we had everything we need to eat in the morning.
