Everything was wonderful. The owner was so accomodating as our arrival time kept changing. The location is great. Staying in a B&B like Xenia makes you feel more a part of the culture vs a hotel. The rooms were larger than expected, and very comfortable. The bathrooms larger than expected and the shower was great. There was a little restaurant/shop open down the street with sampling board with arancino, different sausages, different cheeses, breads and magnificent wine. Proprietor was very friendly, a great way to feel a part of the local culture. I wouldn't hesitate to book Xenia again when travelling to Piazza Armerina.

Nice room, clean and close to the old town

The one main road through the old town is right in front of the building. Parking was an issue since all the parking spaces in the town were taken. So we had to walk about 10 minutes and all few parking spaces in the area around the B&B were taken constantly during our stay. Also, we booked a room with a double bed and a sleeping couch, however the couch was not prepared even though I asked in advance. The staff just said it’s not possible and didn’t show any initiative to prepare the sleeping couch. That’s unfortunate and was disappointing for us.

Xenia is in a perfect location in the old town. The rooms are large and spacious. The breakfast room is pleasant.

Xenia is in a very old building that can feel nostalgic, however it is probably erring towards being tired now. The rooms could do with a little bit of upkeep and thought. It could quite easily be stunning. Breakfast is nominal.

I loved every detail of our room. It was very comfy and cosy. We visited end of march and the weather was sort of cold. And because this part of Sicily is very authentic and 'untouched'. I didnt expect to find hot water in the shower, but i was very surprised to find the shower having warm water. The croissants served for breakfast was yummy. Sonia was very welcoming and helpful.

The tiurist map could be improved, slippers in the room would be a bonus.

We stayed for two nights in this centrally located B&B. The room I booked online was a big room with a balcony facing the street. It was beautiful, and clean, with high ceilings and tall windows. Unfortunately, I'm a light sleeper and there was too much traffic on the street below for me to sleep well. (This seems to be a relatively new thing? Traffic used to be open on the street parallel to the one the B&B is on but now that that is a pedestrian street, Xenia's street is busier.) The next morning, I asked our kind host Sonia if there were any quieter rooms available. She showed us a room facing the back which was quiet and also another one, an additional flight up, that had a view of the big church. It was a very cozy room with a beautiful bath and very quiet as it was away from the street and on its own floor. I loved that room and wished I'd asked for it when we first arrived.:) A room off the kitchen was open for guests' use if they wanted to make tea or coffee, which was nice. Breakfast was simple.

The room was beautiful and great location in the heart of Piazza Armerina. The host was exceptional, we were there for a wedding and after not being able to get a taxi, she took us herself. Highly recommend the property if you are wanting to stay in the area.

The staff were welcoming and helpful. The room was spacious and comfortably furnished. Breakfast was good and coffee and tea was available at any time in the breakfast room.

No fridge in the room, although one was available in the corridor and it is useful to have somewhere to prepare snacks. A safe in the room would have been reassuring. Noise from the road was louder than I expected.

Very clean, with a nice little balcony. Nice breakfasts. The proprietess was kind enough to haul my wife's suitcase upstairs.

There is nowhere to park, so when you first arrive, you have to adopt an Italian approach and straddle the curb. Got a scuff on the underside of our bumper that the rental company wanted a cpuple hundred Euros for.

Historic location and so close to various sites, as well as the Villa Romana and the mosaics. We had a lovely meal in a small restaurant near one of the churches, so lovely! Xenia B&B is well located and within walking distance of all interesting places in Piazza Armerina.

The property is ideally situated near the main Duomo on a quiet side street and is within easy walking distance of most tourist attractions. The staff was extremely helpful and provided us with a complimentary bottle of Prosecco when they learned we were celebrating our 47th wedding anniversary. And, our room was comfortable and spacious.

The one drawback is if you arrive by car, parking is a about a 15-20 minute walk away.
