Had a lovely complementary pickup from the train station. The b&b is an apartment that was remodeled to have a centralized kitchen and 3 private rooms with a bath. Our room was spacious and clean and bathroom had nice toilet and shower. Breakfast was self serve and included fresh fruit and yogurt. We especially liked the espresso machine. It was an easy walk to the Spoleto old town. Good value for the money and would stay again!

Not really a criticism: the location is just off the historic city centre, although it's very close (5min on foot). If you are looking for an 'old world' kind of accommodation this might not be for you.

Exceptionally clean, well located to the main attractions, and just off of the superstrada. Great breakfast and Leonardo was incredibly gracious and helpful. Rooms are spacious and bed is incredibly comfortable. Very quiet and peaceful. Free parking nearby.

Very clean and new. Good fornitures. Location super easy to reach the city center and for parking. Staff very helpful.

The host and his team are very attentive, kind and friendly. The accommodation is new, well decorated and clean. The breakfast is complete. We were able to visit the historic center of Spoleto and go to Cascia, at the Sanctuary of Santa Rita by bus that stops on the street where the accommodation is located.

We loved our stay here, so much so that we are returning in a couple of days. The owner was so warm and hospitable upon check in. He even gave us a lift into town to collect our rental car. A great breakfast!

We liked the freedom of having a full kitchen to make our own food and eat breakfast when we wanted to.

The kitchen could use a wine opener, cutting board, and a toaster.

Very nice stay, close to the city centre. Very clean. Nice owners. Good Italian style breakfast (some sweet buns, fruit, yoghurt, juices, coffee, tea). Parking in front of the property.

The room was tidy, with everything one may need. Chairs, wardrobe, hangers. You also have a broad balcony. The kitchen is fully equipped too. Excellent for 1-2 people. The host is very attentive and welcoming. I had a short stay, but only have good comments about the place.

The location was superb with private parking for guests. When we arrived the owner was waiting and provided us with lots of valuable information about the area and where we could eat. The inside of the BNB was beautiful with a modern design and well furnished. The room itself was amazing and super clean. For breakfast we were provided our own “care package” which contained a full spread of different breakfast treats. Would 100% recommend to anyone who will be staying here.
