Very nice welcome, including a glass of fizz! Great location for all amenities. Apartment is compact but everything is there. Nice outside seating area. Lots of restaurants, bars and shops in vicinity - there’s a fantastic Conad supermarket 100 metres along the road.

Crazy rules and regulations regime. When you arrive you have to sign multiple contracts (!) covering house rules, apartment rules, pool rules etc and give card details or cash for €300 deposit. You cannot put your wet towels on your patio to dry - there is a designated drying area with timed access; you must not go in the pool for 3 hours after eating; you must take any rubbish to the communal bins every day ( out thru the security gates, over the road, across the grass, under the railway bridge, up the small hill, turn right… not recommended in the dark); and so on, waaaayyyy too many rules to list here. It creates an oppressive atmosphere not really conducive to a carefree holiday. Shame as the place is fine. As mentioned by other reviewers beach is poor.

Good place to stay near Tuscany Wine area. Access to the private pool means great comfort especially during very hot days. Apartament itself was clean with everything necessary at hand. There are two shops nearby and plenty of restaurants around. Terrace view on top of the building is great but it is better from the apartament closer to the sea. Croissant service in the morning is a must have. People from the Villa are very helpful and were able to help us with any question during our stay.

Italy is noisy during the weekends so keep that in mind picking room on the road side. If you want to use the terrace and have great view over the sea pick the one closer to the sea. The sea itself is a bit rough but you have a great pool instead so nothing to complain

The property was spotless. The rooms were so cute. The pool was cleaned every night. Although the chairs are not directly on the beach, the pool and gate access to the beach were very nice.

It did say beach front but there was an additional charge for chairs on the actual sand.

Great location, good rooms, amazing pool and view over the sea and the sunsets. Walking distance to the center of town and supermarket. Lots of good restaurants around. We had a side apartment with a small outdoor area, but I will try to get a sea front one next time.

The staff was kind but strict and not particularly friendly.

The Villa is directly located on the beach with a great swimming pool and comfortable premium apartments. My apartment had a rooftop terrace, two bedrooms and a generous kitchen area. Everything was clean inside and outside, my dogs were welcomed and the location is close and in walking distance to the center of San Vincenzo and a lot of restaurants. The apartment also features a parking space.

The location was amazing and the Staff were very helpful. The pool was amazing and the apartment was a good size and comfortable.

There could have been soap provided in the shower and the hand soap dispenser was empty.

Great place to stay literally on the beach and on the main street on St Vicenzo, walkable distance to all restaurants and shops. We stayed in double room apartment with the entrance from the street. We had a table available in the small garden in front. At the back there is a private pool with sunbeds and umbrellas included. For the sunbed and umbrella on the beach there is additional cost. However, we just went with the towel and sat on the beach. Apartment is spacious with well equipped kitchen. Coffee at additional cost is very high quality and I strongly recommend it. They will deliver fresh croissant in the morning for 1,50E. The owner Enrico is a nice guy happy to help with anything. There is private parking on site included.

There is train track going through the town and I guess you can hear from every accommodation. It runs till end in the nights and first thing in the morning. We did home office so were early up anyway but I can imagine holidays may be a bit disturbing if one has light sleep,

We were greeted with a warm welcome. Very caring staff and security. The studio has everything you need for simple comfort. A great place to relax and spend a beach holiday.

Everything!!!! Enrico was amazing, he runs a tight ship & it shows with the decor & cleanliness of the property & apartment! Speaking of ships! The place is right next to (I would say on) the sea & harbor, boasting a lot of ship masts! And, right in the downtown strip area!! The pool & deck area is large enough for all guests to enjoy! Amazing!! The rooms, beds & furniture are all in great shape. I took a chance on this sleeper town and my entire family thought we hit a home run! A great place. I highly recommend this place!

They want you to wash the dishes, no dishwasher, yet, no dish soap. Enrico, did get me some dish soap. Not a deal breaker, yet the first person I spoke too , said I had to buy it!

All was absolutely amazing. Starting from the host, through location, facilities, cleanliness and finishing on the apartment, which was spotlight! Thank you!
