Rooms had ample space, full ocean view, full amenities, extremely clean and onsen available. Ice cream available outside the onsen.
Unable to check in early. Arrived at 10:00 AM. Was fortunate to catch a member of the staff to ask about holding luggage until check in time. The staff informed us that that they could not store the luggage. But also was unhelpful about where we could find lockers to store our luggage. Found that the Hospitality center on the beach had lockers, but had to drag the suitcases a good 15-20 minutes.

The property was neat and clean in general: the lobby, common areas, guest rooms, and hot bath. All guest rooms offer sea view, are very comfortable and spacious. Many basic amenities are provided e.g. microwave, coffee grinder, dripper, glasses, cups, etc. The hot bath is well maintained and private most of the time (On both occasions, I was the only guest there) A 7-Eleven is close by, and many nice restaurants are within walking distance. The best part was that guests can enjoy drinks in the lobby (sake,wine,beer,whiskey) and soft serve ice cream from 5-10 pm.
I was there in Summer, and since all the rooms are facing the East, I woke up super early in the morning when the sun came up (around 4-5 am!) because the curtains are not blackout - so if you are sensitive to the brightness, bring a sleep mask. There were also no dishwashing supplies (sponge & dishwashing liquid) provided in the kitchenette. The fact that this is an 'unmanned' property means you won't get the trash collected or towels changed, so just keep that in mind.

Modern, spacious room with fridge, kettle and coffee-bean grinder as well as a balcony. On-site hot spring bath in basement (one male area, one female area), complimentary drinks (inc. alcoholic) and snacks in guest bar, complimentary roasted coffee beans, nice view from room, close to Atami Sun Beach, walking distance to Atami Ginza shopping & restaurant street and Atami Ropeway.
Check in is complicated and done via tablets, which require a lot of information and then need to connect via video call to someone to finalise/verify it - there was no English-speaking operator available when we checked in so we had to wait until one became available a few minutes later to call us back. There are no reception staff; the only staff are in the kitchen and housekeeping; there was no change machine for the washers/dryers either. Difficult to get taxis from, especially at check-out time, and it took a long time (40 mins+ in our case) to get to/from the railway station due to major traffic congestion in town.

The room was great for our family. We really enjoyed the table and booth seating in the room -- perfect for a family meal or game night! The property was nice, clean, and very relaxing, with lots of different spaces to enjoy (lounge, rooftop, spa, etc). We all enjoyed the complimentary drinks and snacks.
Check in was okay, but this was my first time staying at a "staff-less" hotel. No problems, but sometimes it's nice to have a real person welcome you. The breakfast was local seafood -- tasty, but I was expecting a buffet when we booked. Neighborhood was safe and convenient to the harbor and some tourist sights, but a little far from the station/main streets.

Facility is really new, very well equipped, very clean. Room is quite big, we book 3-bed room, very spacious (in local context, especially compared to other rooms we stay in bigger cities); what is exceed our expectation - there is a sitting area, and a table, very convenient, kid like the area. And also balcony is quite spacious, and has a view, you can sit on the balcony and enjoy breakfast. Eventually this is the most expensive room in our Japan trip this time, we feel worth it. Ground floor has free drink and snack, you can also grind coffee and make coffee in your room, nice setting, feels like home to some extent. Also tried 'onsen' at basement, good but not extraordinary, good to have, not signatural. Notice there is a rooftop on 9th floor? Did not get a chance to visit, heard quite nice space. Bathroom relatively small in our room, but quite clean. Location is fair, Atami is not a very big city, so walking distance you can reach the popular beach. There is public bus to rail station, not very frequent but fair, some other hotels may have more frequent public bus. Really like Atami, and the stay.
Check in process is exactly like in google and booking comments. Really takes us some time. Even compared to other self check in hotels in Japan, this hotel takes much longer time. For example, need to take photo of passport, then you still need to type in details, then what is the point of scanning the passport? In a hotel in Tokyo, I just need scan and confirm, no need to type in again, which is much more smooth. And need to wait for online staff review and approve... the process is confusing, and feels like students hand in their homework, or like an consulate staff interview you to grant a Visa. Rakuten could do much better than this. Hope can improve, to make the stay more perfect.

The Apartment was large and comfortable. The view was lovely.
The check in process was unnecessary as was needing the booking number to check out. There was very little English information in the room and we had no idea about how often the room would be cleaned or the towels changed during our stay. (In fact it was not cleaned at all) Although there were some plates there was no washing liquid. Some basic information about restaurants in the area would have been helpful. A friendly face to greet you can really improve a client's impression of the hotel.

The check in system and not having any staff at the venue made it very difficult Because we didnt fill in the pre-check in in time it expired and had to do it on the ipad at the venue which glitched a few times and had to start over. There was not clear directions on where we were to park our car and it tainted the start of the stay as we had to find a car park to use that was not really that close or reasonably priced. The person on the conference call to ask where to park, couldn't give me a name or address of the car park as they were at a central call centre, he gave me some numbers to put in to maps which didnt come up with anything.

I LOVED the minimalist design. Everything in the room was perfect. There is a place where you can sit down and chill. It was so relaxing. They even had this hand brew coffee set. The view from the balcony was wonderful, there is a wooden deck at the balcony and I loved it very much. And they don’t have the room key, you go in with inserting PIN number on a digital lock. I loved this too as I always forgot where the keys are.
A little bit more nearer to the station would be wonderful. But the experience was still fantastic.

Good size room comfortable beds and onsen facility downstairs although the cold plunge pool was not cold enough and had to use the cold shower. Nightly help yourself free drinks and nibbles was a good option
If arriving by train the station is high on a hill and the recommended bus option showing was a steep walk to the bottom of the hill difficult with bags. Maybe easier to get a taxi DIDI works and is about 1200yen.
