Whatever is stated in previous reviews are true. This place really deserves 5 ✨️. From the time we booked the room, the host has been very hospitable. I travelled with my elderly in laws. So, I booked a family room. I didn't realise during booking that the place doesn't have an elevator. They have 2 family rooms, one on the ground floor, the other on the 1st floor. I made a request to place us on the ground floor. Although they couldn't promise to give us the ground floor room right away, they still accommodate us. The location is also very strategic with public transport nearby, public parking for those who travel around by rental car like us & a number of convenient stores nearby.... As for the room, it is definitely very cosy and clean.... there were 2 double beds & 1 futon... I like the toilet very much... auto bidet with warm seat.... I love the bathtub too.... I'm 5' 2", I fit into it so nicely 😍😍😍. I've always wanted to try the authentic Japanese onsen, but as a Muslim, naked public bathing is definitely a no no... So, I made my own onsen at the end of the day & it was heavenly 😍😍😍 The kitchen is also very clean... It's equipped with simple utilities, but it's good enough for us to use... Overall rating, 5 ✨️. I will not hesitate to stay again @ Ben's if I have another chance to go to Kyoto...

The check in process was seamless and I appreciated the opportunity to drop off our bags early (for a small additional fee). The kitchen was sufficient for the simple cooking we did. The bathroom was very modern and efficient; we especially loved the drying setting in the shower that allowed us to dry our laundered clothes overnight and even dried our rain-soaked shoes. The location was convenient - near several bust stops, a supermarket and many good restaurants.

The sleeping area had very little floor space, not enough to even open our three carry-on suitcases. The room was simply too small for the three beds in it. In fact, one of the beds was positioned directly under the only handing space for clothes. I know that this guesthouse has much larger rooms available, so other guests might have had a very different experience.

I loved that there was a washing machine and little kitchen and i could cook a little bit and also wash our clothes and dry them over night. Very useful and easy to use! Also the owner helped receive and deliver our luggage from our previous accomodation and to our next accomodation. We paid him and he took care of the rest which was such a big help! There are plenty shops and supermarkets and combinis nearby to get some food which is what we did every morning and night when we went out on our daily trips. It might not be near the center but you can easily walk, take the bus or train to tourist attractions. Overall, very nice.

My only issue was the aircon but that's just Japan and it is what it is. There's no escape from it haha. It was also a bit too nosy in the room towards the street and the room where the aircon outside unit is right by the window, so because i am a light sleeper i used my ear plugs every night.

I love that the location is not in the busy area but there's a lot of stores & establishments nearby. Do take advantage of their bioke rantal. Sooo worth it.

The only downside is no elevator =) So if you were assigned at the 4th flr... need to climb the stairs. For me & the children no issue but for senior citizen its kinda struggle =)

The place was quiet, clean and very well equipped. The washing machine and drying function in the bathroom were a huge bonus for us, and though we had a lot of suitcases, we were able to navigate the compact space with relative ease. The area was pretty well connected too, a 7 minute walk to the central bus lines and minutes from supermarkets, kombinis, and a really good old mochi shop. A very family friendly stay, and lots of places to hire bicycles from nearby, if that's your thing.

Ben's Guesthouse provides abundant info about what to expect, how to get there, local recommendations, etc. Excellent communications. We really liked being in the Kitano neighborhood, exploring the local shops and restaurants, and visiting the Nishijin Textile International Museum a block away (I'll include two photos). It was great having laundry and kitchen facilities as well.

The apartment is in a good location. It is close to bus stops. There are grocery stores and restaurants nearby. A peaceful, cozy and pleasant place to stay for friends. It has all the amenities you need. The Internet is good. The apartment has a washing machine, dryer, refrigerator and kitchenette.

No possibility to leave the luggage before check in and after check out. Location is a bit far from the city.

The place is great. It's safe and not noisy. The place is clean and you can dry clothes in the toilet they have this equipment that can dry clothes immediately. The place is big enough for 5 people. The place has big groceries nearby.. and everything you might needs is easily accessible by nearby stores.

The AC is not that strong to make the place colder especially my sons who are sleeping in the futon. It's a little warm in the living area.

Room size and amenities were good with kitchen and washing machine but TV was not available if it matters to some.Rooms were clean.All utensils for cooking were available.

There is no elevator to carry luggage till 3rd floor was difficult.If there are any disabled or senior people I recommend not to book this property as very difficult to climb up the stairs. Though they mentioned staff will come to pick up luggage no one were available.

We were so happy staying here, and wished we were here longer! It's spacious, clean, and had everything we needed. We will definitely be back! It's also in a nice quieter spot, which we preferred. There is a supermarket nearby where we bought meals we could heat up- this saved us alot of money on eating out. They also provided laundry detergent.

It's hard to pick something, but maybe just a "Do Not Disturb" sign you can put on your door (we didn't know housekeeping were coming in while we were out). We could definitely hear footsteps from the floors above, but it wasn't too much of a bother. If you're using the trains, be aware of the 22minute walk (we prefer walking, and was prepared for it). There is a tram station 11 minutes away which is cool to experience.
