A decently sized apartment for Japanese standards. The building and room itself had a very modern appearance and was in good condition. The kitchen had all of the basic equipment to prepare a simple meal. The washing machine was a welcome addition, you can get detergent pods from the first floor vending machine for just 100 yen. The closest tourist attraction is Nijo castle, which can easily be reached on foot. Access to the public bus network is also fantastic with a bus stop right around the corner, which allowed us to quickly get to Nijo station or Kyoto station and other popular places (Nishiki market, Gion district, Kinkakuji temple, Arashiyama bamboo forest, etc.), often times without transfer. As usual, you have a selection of conbinis within walking distance and we highly recommend trying the nearby restaurants (especially the ramen place right next to the northbound Senbon Marutamachi bus stop, and Mochi Mochi Cafe & Bar)!

Perhaps the only thing we were missing was some possibility to dry our clothes. We ended up using the drying function of the bathroom, which was practical, but space was limited. A drying rack or even just a clothesline for the balcony would've been perfect.

Everything was great! We were allowed to leave our suitcases as we arrived 3 hours early and the room was not ready yet. When we returned to the apartment, the suitcases were already in the room and even the child's wet sweater was hung to dry. Very cozy and thoughtful interior. There is even a washing machine. You can always ask for a change of towels or a refill of shampoos, washing powder, toilet paper. There is air conditioning and heating. The staff is very responsive. From 9:00 to 17:00 there is on-site administration - great guys (speak English without problems + a couple of other languages). Apartments with remote access to the room, but, for those who need information or any help - the administration is physically available too! Impression super! Thank you guys for all your care!

Spacious room with great amenities. The room was tidy, clean and fresh and had its own small kitchen for cooking. Was perfect for what we needed

The location isn’t the best - after a long day exploring the city it can be difficult/uncomfortable to get to the room. The main way to reach the hotel was by using the public bus but we always noticed that this was full of passengers (no matter what time you boarded) & you are also not allowed to bring suitcases on the bus. If your feet aren’t too tired from exploring, you don’t mind the 25 min journey from the station and you don’t have luggage, then the bus is fine.

It was very easy and quick to communicate with staff via Booking.com. They were always very helpful and kind. The instructions for check-in were very clear. The room was lovely, very clean and everything worked. I really appreciated how well-stocked the room was. I spent a month there and had plenty of toilet paper, tissue paper, slippers etc. And if you needed anything, you just left the empty bottle, for example, in a designated bag on your door handle, and as long as you did that before noon, they would replace it with a new one. There was also a table by the entrance that had extra trash bags, ear plugs, toothbrushes etc. for you to take if needed. Even though, there was a washing machine in the room, multiple towels were provided. The washing machine allowed you to choose your course (30°, 40°, 60°...). It had a minor drying function as well which helped. There were hangers and a rack for clothes. There was a small vacuum cleaner in the room which was essential! Thank you. Really appreciated the shoehorn as I forgot my own. There was always hot water and the pressure was great. The bathroom was also stocked with shower gel, shampoo and conditioner. In the kitchen area, there were plenty of cups, bowls, plates and basic utensils, a pot and a frying pan. The fridge was really big. There was dish soap and a sponge so you didn't have to buy anything yourself. The location was really superb in my opinion. The bus stops are less than 100 metres away and you can get pretty much everywhere without having to switch buses. It was also very easy to walk to places from there. About 45min to Kyoto station, an hour or so to the busier shopping streets. 20min to Sanjo shopping street. Nijo station was only about 15min walk away if you needed the subway. There are many convenience stores in the vicinity. The closest bigger grocery stores like Life or Izumiya were just a 15-20min walk away. There were also several cafes and restaurants in the area.

I wish there was a toilet brush. It would have been nice if there was a proper knife for cooking (but I assumed there wasn't one for safety reasons). I prefer places without carpeted floors.

A nice and clean studio apartment, located a couple of minutes away from a bus stop (20-25 min to Kyoto train station ). The room was on the small side, but probably spacious by Japanese standards. There was a small kitchenette - 2 induction hobs, microwave and a kettle and washing machine and vacuum cleaner. Instructions in English were provided, however it seems an earlier version of Google translate was used. The beds were very comfortable. The room was very clean and no further cleaning service was provided for the duration of our stay. You could request fresh bedlinen and/or towels to be delivered to the room.

There was no wardrobe. While check-in and everything else worked perfectly well, I still prefer to have some human interactions.

We had a great stay! It was easy and super convenient. Very easy to get into the building and our room, as instructions were sent the day earlier. The room itself has everything you need. Comfy bed, tub/shower, dining table, microwave and cooking appliances as well as a washing machine. Even a drying function that you can switch on in the bathroom which worked perfectly for drying our clothing overnight. Communication from the staff was good and they are fast to reply. It was a 10 minute walk to the nearest subway station (about 1km) which was great for us.

This was my second time staying in Kyoto, and this apartment style hotel was a nice place to stay together with 2 of my friends, plus we got the room for such a good price! The location is a quiet neighbourhood which really reflect the vibe of Kyoto for me. It is also easy to go around the area and some of the tourist spots because the place is just 3minute walk from a bus stop - the nearest train station (Nijojo Station) is 15min walk. There are restaurants, konbinis, a tax-free shop and a Daiso within walking distance from the hotel, but what we enjoyed the most is the LIFE supermarket! Make sure to visit this when you stay here. The room is typical Japanese style apartment and complete with amenities. Although for a group of 3 adults, there's not much space to move around. We had to push the 2 beds together so we can open our luggages. The beds are comfortable and the place is clean. We arrived around 8AM and our room was not ready yet since check-in time is at 3PM. We stayed in the staff room and slept for a bit, then around 10AM the staff came in. We asked if we can do an early check-in and she said after 2 hours maybe. True enough, they messaged us around 12:30PM that the room was ready and we can check-in. I commend the staff for being so accommodating.

We really had a great stay here and we enjoyed going around Kyoto, but I think i would consider the space next time. The room we got, i believe, is good for 4 people but it would really feel cramped if we were four.

The room was very comfortable. The bed was spacious and comfy! Also, there was plenty of room to use our luggage, which is rare in Japan. The flat was close to many convenient places, such as the bus stop and convenience stores. The facilities in the bedroom were good too. The check in and check out processes were a breeze, very easy!

It was a bit of a walk till the nearest train station (but we used the bus quite a lot and it was good enough). We tried using the washing machine, but there was no drying option, and as it was winter, it was a bit difficult to dry our clothes. Maybe a clothes rack would be interesting, as there is no drying maching.

Ina house is in a good location close to food and within walking distance some of the popular attractions in Kyoto. Unfortunately the nearest convince store is about a ten minute walk away and bus routes were about the same. We opted to take a taxi rather than the buses with our bags.

While this apartment had a good amount of amenities for the cost it’s pretty cramped. We had to move furniture around to open up our luggage. The walls of this place are paper thin too - we could hear our neighbours snoring and you can hear the stones under people’s shoes as they walk up and down the street. The bed was also quite small and the blankets were short. My partner and I aren’t very tall (less than six foot) and we couldn’t cover our feet and shoulders at the same time. The pillows are also hard as rocks. We ended up having to walk to a department store to buy our own pillows since they were so bad.

Location, room size, room facilities: kitchen and washing machine, really good quality of disposable slippers, very attentive to details: translated notes to all facilities, warm welcoming letters with notification about repair work near the hotel but the repair works were sooo quiet that our hopes and motivation to leave the hotel every morning earlier because of repair works end up sleeping late because the room is very comfortable and cosy

No drier or weak drying option in washing machine..A bit old kitchen furniture, the only bad part about repair works- no possibility to open the window cause it faces the repaired building so we had no other option but to use only in-room light, a bit low soundproofing- we heard every step of upper floor room
