Excellent in every category. Well worth the price and staff took our luggage up and we're the smelliest people.

A couple big plates would be helpful for the kitchenette - very very minor.

Nearest station is kujo Station which is around 10mins walk. Quite far from Kyoto Center point.

I expected a tiny room, I got a very big, spacious place to stay at. Even the bathroom was spacious and comfortable. The necessary amenities were provided (including hair conditioner!), and I had no complaints. The possibility to leave luggage before check in and after check out was very helpful, too. The staff was really polite and helpful. I haven't used this option, but apparently there was free coffee and tea provided for the guests, too! The room was clean, I felt *very* comfortable at the location and, without a doubt, I will pick it again on my future travels to Kyoto. It was very close to the main Kyoto station (around 10-15 minutes on foot, with just one turn, so hard to get lost), and close to another station I've used to travel to Uji and Nara. There's a convenience store near the hotel, too, and a bus stop nearby. Also, there's a metro line stop just a short walk away. Fushimi Inari is also in a pleasantly walkable distance (around 20 minutes of a lazy stroll). The area feels very safe and calm, I really enjoyed my stay there.

Everything is amazing. It's about 12-15 minutes walk from Kyoto Staion about 10 minutes walk from Tofukuji station. Bust stops are 5 minutes away. Loved staying here because the room was super clean and comfortable and also had a little balcony. Staff is very friendly and helpful. They also have free self laundry service. Also you can enjoy 1 free drink from 6 pm to 9 pm everyday. Tea and coffee machine can be used any time in the lounge area and it also has a foot massager which is great especially after a tiring day of walking alot.

The automatic washing machines in the laundry area could take upto 4 hours to wash and dry the laundry. It would be great if that could be fixed to reduce the timing.

The room is very clean, convenient place. Room is good enough for 3 people and more. Everything was perfect and will be back when visiting Kyoto. 👍👍👍

The bathroom area, with its three separate sections, was fantastic for two people to use. Having two beds was also a big plus — something that was hard to find in other hotels in Japan. They provided umbrellas for borrowing, a special hair dryer, and free coffee at the front desk, which was great. There was also a foot massager, free laundry facilities, and the receptionists were friendly and welcoming. The hotel was well located, and the room was comfortable. I didn’t use the kitchen, only the mini fridge. The room was more spacious than most of the others I stayed in while in Japan.

Only one dryer was working, which made it difficult to find availability — especially since a group of young men seemed to be using it constantly every day, without any supervision. I found the carpets throughout the hotel to be quite old and dirty, and the overall interior could use some maintenance. However, this didn’t make our stay unpleasant — the other positive aspects made up for it.

The property was clean and spacious. The toiletries including toothbrushes and toothpaste and bottled water in the room are a nice touch. The property was an easy 20minute walk from central Kyoto. The receptionist that checked us in was lovely and helpful. There was some confusion over how many people were staying in the room however it was quickly sorted out at no extra cost. We, as a family of 6 including 4 adults found the room to be very spacious, having 2 bedrooms separate by a partition wall was nice as it gave people privacy to get changed.

This is not substracting from my overall impression of 5/5* but be aware that while the washing and cleaning service is provided on a best effort basis, people are ultimately...people and forget to vacate the washing machines once the program finished or take your clothes out of the dryer to load theirs. I know this is out of the control of the staff and I cannot blame them for this. Just a heads-up. I recommend using the nearby 24/7 laundry. Washing and drying within an hour for quite a low price, hassle-free.

The room was big with 2 beds, closet, small kitchen and shower separate from the restroom. Even it have an small balcony. A social area with dinner table and living room with coffee maker also tea.

They have from desk services a few hours during the day. If you need something from the front desk you have to use your phone to called or text Also laundry room if free but the washer and dry machine do not work properly. If you are lucky and have one available ( they have 4 machines, 2 small only washing and 2 combine washer and dry) you never know when they are going to finished the cycle (2 combine washer and dry). Nice that they have laundry soap. But the cycle are completed bad
