Very friendly staff in a quiet area. They were able to accommodate a slightly early check-in. Room has a washing machine for laundry and a basic kitchenette which covered the basics. Bathroom and toilet were in good repair. Great for the family and a short walk to many areas or transportation options. Kyoto station was only a 15-20 minute walk with strollers. Other stations were closer giving numerous options on where and how to travel. We will highly consider staying again if we travel to Kyoto.

Wife reported an old urine smell from one of the mattresses, I personally couldn't smell it, but she has a more sensitive sense of smell. Likely an accident from a child that wasn't cleaned as well as it should have but hard for cleaning staff to notice and or clean, especially if not notified by previous occupants. Because it is slightly off the beaten path, food options, especially breakfast, are limited. But a short 10 minute walk will get you to a few different options.

The experience felt very homey — like a little place you can come back to and feel at home. The space felt very new, with a large shower and even a bathtub. There was also a washing machine and a fully equipped kitchen, which was really convenient.

It’s not a true “luxury” experience — there’s no full service. The layout of the house wasn’t ideal. For example, the entrance area was too large and could have been used more wisely. The beds felt unstable, almost like they were collapsing, and the balcony didn’t add much value. The location requires public transportation to get anywhere — it’s not very central.

The room was spacious for a family of 4 (2 adults, 1 toddler and 1 infant) with 2 large suitcases and a stroller. Washing machine and a balcony in the room was heaven for us as we washed clothes everyday. Neighbourhood was quiet but safe.

Location was about 10 mins walk from Tofukuji station and 20-30mins walk from Kyoto station. 5 mins walk from the nearest Lawson 100. Beds are quite worn out in some areas.

Superior Twin Room We had a nice room on 3rd floor (elevator) and were lucky that we could park the car right in front of the house. Staff is very friendly and helpful. Beds are very comfotable, there is a big closet and enough hangers for your clothes. Washingmaschine in the room. There is a basic kitchen but we didnt cook/eat in the room. The only table is the very small low table where the TV is located, so this was not sooo comfortable. But we guessed that before as it shows on the photos. We would stay there again, we liked it!

Wonderful little hotel with amazing rooms like tiny apartments with everything you need..kitchen, washing machine, comfy beds, little things provided like coffee, tee, detergent, slippers, shower gel,...very nice staff...about 10min walking from train station...on the way there we saw one street with so many little restaurants...gion is quite a walk about 40min but we enjoy seeing the city like this...very clean, really highly recommended

Check-in instructions were amazing with photos. Parking possibility in Kyoto is super awesome. Everything was clean and all facilities were in a good condition.

Wifi connection was unstable. Sometimes did not work at all. Instructions/warnings everywhere in the room. What you cannot do, how much will the damage cost, etc. Also on tissues (is it really necessary?). I understand, some guests leave the appartment in a bad condition, but having 10+ instructions in the room makes all of them kinda obsolete and give you "an unwelcome" feeling

The room had lots of space - much bigger than most hotel rooms in Japan. The kitchen, washing machine, and separate toilet were a big plus. The balcony was great for drying clothes. The location was good - 12 minute walk to Kyoto station, and there are two train lines nearby to get to other destinations, including buses. There's a big Lawson 5 min walk away, and restaurants near Tofukuji station (5 mins walk).

Great value. Hot plate as well as microwave, washing machine. A reasonable walk to station but good bus stops nearby, Lawson convenience store on the corner. Easiest to identify building by looking for green grass-like patches on the outside. Excellent communication. Water is very heavily chlorinated so you need to bring some or fill up bottles elsewhere. Would recommend.
