Our room was very spacious, with ample room to store our luggage along with the big beds to sleep all 4 of us. The little kitchen suited our needs for our 5 night stay, and the beds and pillows were very comfortable. Probably the most comfortable out of the 4 different locations we stayed at in Japan. My favourite part of the room was the amazing bathroom. There was a large showerhead on the ceiling for us to enjoy, but also a handheld one that suited our kids well. The spa bath was a big help to relieve all the aches and pains from our travels each day, and being able to adjust the lighting made it even more relaxing. The only downfall of the bathroom was that the taps were activated by sensors that didn't work well - making handwashing a frustrating experience. Eventually we just used the kitchen taps instead. The location of Randor Residential was fantastic. Only a 5 minute walk to the bus stop, and a short bus ride away from central Kyoto. The hotel itself is in a pretty quiet residential area, but still very close to Lawsons, 7-eleven and restaurants. The hotel WiFi was great and easy to use, and you can also find a guest laundry on the first floor with 4 washers and driers that accept 100 yen coins, and cost approximately 400 yen per load. A drying rack was also provided in the room to hang towels if needed.

The only constructive feedback I have regarding this hotel is that the curtains in the living area could be thicker to block out the morning sun. As soon as the sun went up it was very bright in the room which made it hard for us to sleep. Luckily we came prepared and had sleeping masks with us. Also, the guest laundry on the first floor was often dirty. The floor was always covered in lint and clothes some guests may have forgotten, and could do with a quick sweep at least once a day.

The shower was top notch! I am not sure if this is in every room but we rented the traditional/modern combo where you sleep on tatami mats as well as a separate room with a full / queen bed. The shower set up came with a handheld as well as a rain shower. The water pressure was amazing! My husband and I made sure this was the talking point to get our kids to shower lol. It was nice to have a laundry room that is free of use which included free laundry detergent.

The check in staff was just okay. She seemed annoyed that I didn't know what I had to do to check in on the tablet even though they were right there to check me in. The hotel does not offer daily cleaning services so I had to make sure to keep the room clean with three kiddos in tow. Even though this hotel has a laundry room, the dryer was not as effective as we were used to back in the States. My husband ended up having to hang most of the clothes up throughout the room to air dry.

The hotel is quite new and it comes with a pantry for cooking. There are a few washers at Level 1 for the complete building and you can scan QR code for washing.

The young staff are not very helpful. They speak good English and they are not local. The bathroom is transparent and if you have 5 or 6 people staying together, you need to close the main toilet door. The nearest convenient store is about 10 mins away and the hotel only has one vending machine, and the worst case is sometimes the machine is out of drinks. They don't do housekeeping for our 6 days stay event you request for it. The futon bed is mouldy at the base but the bedsheets are still.clean. I have to buy my own floor wipe to clean the Tatami floor.

My family of 4 spent 5 nights there and liked the hotel overall. The room was quite large with 3 beds including the sofa bed, and including one bed which could be sealed off by a sliding door. There was also a small kitchen, including hot plate, fridge and microwave. It´s located in a quiet area of the city about 15 mins walk from Kyoto Station, but a bit closer to 2 other smaller stations - so that might be a drawback for some, though we liked the quiet location near the river. There aren´t many facilities in the hotel, including no restaurant, though there are plenty of food shops and restaurants nearby, and they provided free coffee and tea packets. There were 4 handy washing machines and 4 dryers, though Reception didn´t provide coins, meaning we had to go out and collect the 100 yen coins ourselves. Handily, there´s a foreign exchange machine in the lobby with exchange rates similar to elsewhere in the city.

The worst thing was the wifi, which didn´t work sufficiently well. We were told by Reception that was because of heavy usage by guests - but actually it just means they need to invest in a bigger bandwidth. The rooms also, strangely, lacked storage. Despite being quite a large room there was just one simple pole to hang things, and no cupboards or drawers to store things - meaning we basically lived out of our suitcases. And they should provide coins for the washing-machines / dryers.

If you're gonna spend time in Kyoto and want to save money and stay outside of city center, this is THE hotel to book. Absolute incredible value for your money. Even just the whole washroom itself is incredible and earns the 5 stars. It's like the GOAT of all washrooms, literally incredible. Rain shower, shower head, foot wash, jet stream for massages, then the bathtub has jets, a waterfall stream, you can dim the lighting to set the ambiance, fill up your tub at 300% speed. The beds are SO COMFORTABLE. The pillows are phenomenal. I slept so good. This was the first ever hotel where I enjoyed their bedding and linens more than my own at home. I really felt at home. They give you robes to wear to feel comfortable, the kitchen is stocked with plates, bowls, utensils, pot and pan, and cookware. You'll need to buy oil and salt and pepper though. Staff are extremely friendly, free laundry detergent. They even have a steaming machine! The laundry machines were a little hard to use though and it shrunk our clothes and clothes didn't fully dry. The location is so ideal. It's close to a Lawson's and Family Mart, along with the Daily Yamazaki (convenience stores). 5 mins to bus stop, ~8-10mins to Tofukuji station, which is only one stop away from Kyoto station. It's ~20 mins to Gion-Shijo (train station to Nishiki Market). Getting around was fast and easy, but keep in mind the trains don't come as frequently as the ones in Tokyo so you'll want to check the timetable in advance. There's a JR line that passes through here too, so you can get to Nara directly from the station without needing to transfer. I have recommended this place to friends and we have all loved it. Love the extra bedroom with the sliding doors to create extra privacy. The rooms are spacious and huge! They also have a lovely little rooftop lounge area that's big too. Great place for looking at the sunrise/sunset. A MUST STAY when you're in Kyoto.

Laundry machine was hard to use and understand. Shrunk our clothes. We've used different machines from Tokyo to Osaka to Kyoto and this was the only one we had an issue with. But could be user error and if you don't plan on washing your clothes, not a concern at all :)

This was an awesome place to stay. The room was one of the spacious ones we had on our trip of 3 people and the location was perfect. Definitely recommend booking here if the price is right for you.

Only 1 issues was the laundromat at the bottom level. It was sometimes hard to access as people would often leave there clothes in there even though they were done. This was in no way the hotels fault but rather people staying here not thinking about others :/ EASY FIX, just head to one of the local laundromats and they're cheap :)

Large comfy room with a mini kitchen and a big sofa, so it was great for the three of us to relax. It's quite far from the city but close to a station so moving around is easy. Plus you can walk in 30-45 mins to some or the most important shrines in Kyoto. It was excellent value for money.

No daily cleaning and if you want fresh towels you have to get them yourself. This wasn't a problem for us but maybe for some guests it would be. I didn't like the windows being locked it sometimes felt stale in the room and would be nice to let some air circulate

We traveled as a family with an infant, and it was a great comfortable experience to stay at the Family Suit. It’s modern, clean and quite spacious. The shower is THE BEST we’ve had, having numerous strengths and settings. You also get a nice bath with jets, perfect for relaxation. The beds are comfortable. The parking next to the hotel was only 1000 yen a night and had a spot for 6-7 cars, and we always got lucky having a spot in the evening when we got back. The staff is helpful. And wow, their rental yukatas are so comfortable, definitely take those for your stay. Honestly, for the great price the hotel offers, it’s been an awesome experience!

We had two bedrooms, but the separation between them looked more like a wardrobe door than an actual one. Not much privacy between the rooms, but that’s ok. I wish this place had an option for breakfasts. But quick tip - there’s another hotel not too far and for 1500 yen you can have an amazing breakfast buffet. It’s called Anteroom Meals, truly recommend

The location is a bit far from the station, requiring about a 15-minute walk. However, the room was clean, and the bed was sufficient for accommodating five people. The room was spacious, clean, and well worth the price. We left our luggage at the front desk, and they later moved it to our room—an unexpected and impressive service. Many thanks to the staff! The bathroom was large and well-equipped, featuring two washbasins, a separate toilet, a dining table, a sofa, a fridge, a kettle, an electric stove, and various cooking utensils. Every room was fitted with air conditioning. We truly enjoyed our stay.

The bathroom door is transparent. Please install a curtain to provide some coverage at the very least.
