Good location, short walk from Shichijo station. I enjoyed occasionally walking along the Kamo river on my way back from Gion-Shijo. The property itself is spacious and homely. Having access to the kitchenette and in-unit washing machine made the trip very comfortable. You don't get this freedom from pricier options. I really appreciated having access to the wired ethernet port, which gave my travel router a much stronger connection.

The washroom was relatively clean but could be cleaner; just small details that become apparent if you look for them, like the sink strainer. Not a big deal, since the important things like the basin, the toilet and the shower were spotless. Almost ran out of toilet paper during my 1 week stay and didn't find any restocked in the cabinet downstairs, though I'm sure the property owner would've happily fixed that if we asked. The contactless check-in process is a little quirky; I didn't mind as I figured it out quickly but I can see how others might be confused. For what it's worth, I personally think it's quite novel!

The room was more spacious than we expected! We knew accommodations in Japan tend to be on the smaller side, so this was a pleasant surprise. It was cosy and they provided the basic amenities. We particularly liked its location because it gave us options for public transportation (primarily bus and trains). A couple of Family Mart shops were nearby too. The washing machine was efficient and the drying rack gave us a lot of space to work with.

The pillows. They’re too small and too soft that there isn’t any head support. It might have been doable with 2 pillows per bed, but when we requested for additional pillows, they told us that they couldn’t provide more than the 1 pillow each we already had. So we had to improvise with our packing cubes (because of course we wouldn’t buy new pillows for one hotel room). We also suspect that the rooms don’t really get deep cleaned because if you look closely, some things do need a good cleaning. But generally, the room is clean!

It was clean and relative close to the Kyoto station, like 16 min walk, but bus station also 5 min walk. Also some popular tourist spots are not too far for example the Imperial Palace.Kiyomizu-dera or some temples and shrines. The receptionist was kind and helpful.

The walls are thin, and sometimes the neighbours were smashing something like the door of furniture or the wall itself with something, it was sometimes very loud and annoying in the night... The bathtube is typical small Japanese one, I am skinny guy and even for me it felt small just using it for showering... Can't imagine how a big guy could use it. The breakfast is very simple and not much just served in box, small meat, cheese and bread pieces, I am small eater so for me it was simple day starter meal nothing more, if you like big breakfast then don't choose the breakfast option.

It felt like home, living in my own apartment. They have amenities you can get at the front desk, collecting the key was easy, the staffs are helpful (even though they're not there but you can message them and they will reply shortly), the place is clean and has everything you need for a long stay. Unlike the other comments I seen, the place is actually pretty clean and everything is so easy to use.

Soundproof sometimes isn't great but it's not loud to the point you can't sleep or might disturb you in anyway unless you are a REALLY LIGHT sleeper. But for me everything was good.

Staff is really friendly and highly responsive, they answer quickly, and they give you all important information about check-in and check-out in advance. It has a great location, you can easily go by walking or by bus to Gion, Kiyomizu dera, and many others, really close to a train station and just steps away from a museum, restauranta and a FamilyMart. The place has a kitchen and a washing machine which were very helpful during our stay. It also included some amenities that I really appreciated

There is room for improvement, first, one of the beds was really hard, second, there is little to no storage were to put our staff, and lastly, we only had 1 set of towels during our 8 days stay, and they were a bit thin.

All facilities matched the description, and there were no issues with check-in (as mentioned in other reviews). The system was intuitive, and the instructions sent by the property in advance were clear. There is no reception, but communication with the property was easy and smooth. Arranging fresh towels or trash disposal was hassle-free. The washing machine is a great bonus. The location is really convenient for sightseeing.

I would recommend simplifying the system for trash disposal or informing guests in advance about what to do with it. I had to use hand soap from the bathroom to clean the dishes, as there was no other detergent available.

Location was perfect, and easy for us to get to some of the most beautiful temples and shrines. Its on a little tiny side street, one way traffic. Some nice restaurants for vegans in the area too. The young man who maintains the place was very nice and very helpful when we had to check-in. Great room, large enough for our luggage, had a tiny kitchen, microwave, stove, fridge and best of all - a tiny washing machine for our clothes. Only recommendation, across Japan, please provide a couple of extra pillows.

Carpet was a little dirty, but otherwise clean.

It's hard to say anything less good about Japan or the Japanese, such is the correct and respectful way in which they always talk to us. The hotel is good, the rooms are cozy and in good condition. It is well located and is between Kyoto Station and Gion, which in my view is very well located.

The only thing I have to say that I didn't like is the fact that the hotel didn't store our bags before check-in time. This, for those who arrive in Kyoto in the morning and want to enjoy the rest of the day, causes enormous inconvenience. There is the possibility of leaving your bags in a locker, for example, at Kyoto station, but in addition to being paid, it can be quite far from where you are spending the rest of the day. Other than that it was a pleasure to have stayed at the hotel, extremely clean and quiet.

It's a complete studio, what's not to like? The bathroom is more spacious than I anticipated. There is a Book-Guide on Kyoto. I let my clothes dry in the bathroom with the ventilator on; it did dry overnight. The bed linens were really, really good. Not the generic hotel "silky" linen; the fine yet subtly coarse texture was a real joy to feel. The pillow is also reversible; beads on one side and foam on the other - that is truly considerate.

Check in was abit troublesome. I wondered if I could have checked in earlier? Since the key was already in the lock box. There was some dust at the corners, observable only if you really want to find it.

The location of the guest house is great! It only takes few minutes of walking to get to the nearest bus stops and railway stations. If you're planning to use the public transport during your travelling, this guest house is for you. There's also a lot of cafes around the area as well as 24 hrs convenience stores, if you want to find snacks at midnight.

My room was located at the ground floor. So, sometimes I noticed there's a leaking inside the bathroom, coming from the airway. I think it's due to the room above us.
