The room was really well designed and stylish, but also very comfortable. The bathroom was huge with a separate shower/tub room and there was alot of counter space and storage. The room had extra seating and a fridge and great air conditioning. The location was within walking distance to restaurants, conbinis and the gion district.

There is almost no staff, so we felt pretty much on our own. We only saw a person briefly when we checked in and we just had to figure things out after that. There is no elevator and we were on the top floor, so it was alot of stairs.

Pleasantly surprised that every square footage of the room we were in was used thoughtfully. Roomy enough for family of five and the vanity stock was delightful. It is very close to combinis and decent walk to the station on a quiet street.

Stairs made me weary as it was a bit on the steep side and will be an issue if you have sizeable luggage (no elevator). Although the staff (onsite only from 11-7am) will offer to help bring it up.

We stayed in the room ‘Shi Shi’. The room was so spacious and felt luxurious. We loved the little bathroom goodie bag for each guest, skincare products and Dyson Airwrap. There was a lovely little garden off the separate tatami bedroom which was a nice touch. We will definitely stay here again. The location is great - an easy walk to Yasuka Shrine and Nishiki Market. Close to multiple convenience stores and restaurants, as well as a taxi rank and metro stations. There is also a small laundromat a short walk away. There is no elevator which we were fully aware of before we got there so please don’t be surprised at the stairs. They allowed us to leave our pram in the foyer and held our luggage after checkout.

There was absolutely nothing that we didn’t like.

We loved our stay. Such a massive big room. So much bigger than Tokyo. We felt very spoilt. The stairs were a pain but we knew booking it had no lift. Glad we were only on the second floor as it was rough carrying all the luggage up. A nice quiet place close to everything. Kyoto was our favourite destination on this trip. So beautiful and a more relaxed vibe.

Stairs are a pain. But the rooms are so big they made up for the stairs. Block out blinds would have been great.

The room was very comfortable and well equipped with everything we needed. Because we were on the 5th floor we had a small external balcony overlooking the street, which was sunny and pleasant. And the location was excellent, I had chosen it by sheer luck but it turned out to be really convenient to be based there and get everywhere easily by foot, bus or subway.

The only thing we didn't like were the stairs we had to take to and from the 5th floor every time we went in or out. We're in our sixties and it was hard work. But nothing could be done about that, there's no elevator, so it's four flights up (like Americans, the Japanese mistake the ground floor for the first, so it's a pleasant surprise the first time). And if we hadn't been on the 5th floor we wouldn't have had the balcony, which was worth it.

Our room window / ceiling leaked and the bed and comforter got wet. It was addressed with a towel, gorilla tape and a bucket. Bed wasn’t changed, bedding was soaking wet. We had to reach out to front desk a second time to get a proper resolution which was to change rooms. The second room was very nice & spacious…with no leaks.

Loved the simplicity of the rooms. Very large rooms, clean and comfortable. This is a very small hotel with 8 rooms so staff is not on site 24 hrs. Communication is done through the booking site with response taking several hours. Felt a bit more like an Airbnb than a hotel. The location was very convenient, walkable to tourist areas, restaurants and shopping. Be aware this hotel has 5 floors and no elevator.

Quiet part of town. Location was close enough to town.

No elevator so 5 flight of stairs with luggage was difficult. The door lock at the bathroom flipped inside out so we couldn’t lock the bathroom.

The property was reasonably priced for the area. The room is large, clean, and modern. We would stay again.We were close to everything we wanted to do in the area. It is in a quiet area.

As others have said there is no one to speak with if there are any issues. We had a little difficulty first getting into the property but after that it was fine.. We also had no problem going up all the stairs, but I know some people would.All the previous we knew about in advance so we were ok with it.

- Location was great, right in Gion. Quite, accessible to many places, you don't even need bus, you can just walk down center - Room is too good for the price, super big, nice balcony, great noise isolation, nothing to complain.

- Staff is not really friendly, even though he speak good English - THE BUILDING DO NOT HAVE ELEVATOR, I REPEAT, DO NOT HAVE ELEVATOR
