The size of the room and location.

Room serviced once in 6 nights . Coffee and water were not refilled. Table was not cleaned or wiped down

Very spacious. Separate toilet for privacy and assistance in getting ready for 2 people. Beds were great. Fantastic to be in a back street away from the Gion crowds. We chose to eat locally and use a nearby bar. Much less crowded and great service. Very convenient to buses and shops.

The room was very warm and we were unable to cool it down enough for sleeping. Some English instructions in the room for the air con controls would have been helpful

Amazing location, friendly and helpful staff, large and clean room.

The only down side is no food in the hotel, but the area is full of restaurants so it’s not so bad, you just have to decide which local cafe to go for breakfast.

The location of this hotel is incredible. Down a side street that was super quiet yet a couple of minutes walk to the heart of Gion and all the busses that could take you pretty much anywhere. The train line was a couple of minutes further but still super convenient. We loved not having daily housekeeping. It's not really necessary and we like to spend longer in our room in the mornings so we didn't have to be interrupted by the cleaners. But man, the days they cleaned the room, it was left immaculate for us.

I would have a hard time finding anything I didn't like at this amazing hotel. If I had to say anything it would be that if you wanted early check-in or late check-out they charged a nominal HOURLY fee. That's off-putting when one is already paying a pretty good price for the rooms.

We were spoiled that this was our first hotel in Japan. The room was very large and very clean. They provide slippers for use- great for us since we always take our shoes off. They provided pajamas which I LOVED so much I wanted to buy them. The staff is so kind and the area is so convenient to everything you’d want to see. Gion has so much rich culture and history. I was honestly nervous about the location but it’s so easy to get around that it was never an issue. It’s very close to a Lawson and they provide water bottles every day if you ask. They also have ice cream in the lobby! They also had THE BEST bidet out of everywhere we stayed in Japan.

Can’t think of a single bad thing about the property.

Room was spacious, there weren’t too many rooms per floor to not overcrowd the small corridor. We appreciated the couch corner and having a Nespresso inside the room. It was nice to have Netflix available and chill at the end of long walking days. The second lady who helped us book tickets for a Sumo event was incredibly nice. The guy who tried to book a restaurant was also very kind.

There’s no view even though there is three windows but at least you have natural light. We thought the two beds were going to be placed together like in the pictures but you need to ask in advance. If they don’t make-up rooms everyday it would have been nice to have a little hand vacuum in the room.

Very comfortable and new feeling hotel- well maintained. Ideal location.

Stayed in twin room on the ground level- were a bit confused by the storage room next door. We thought it was another guest room but it was actually the staff we heard accessing stock. Strange that none of the three windows could be opened. We were a bit worried when our door was left ajar after servicing and that hotel pajamas were removed and not replaced when we would've been happy to continue using them for the remaining two nights of our stay.

We loved the location and the size of the room, it was more like a suite

There is a strange situation with the air con. It is advertised as being per room, but on arrival we were told it was a centrally managed system and to only use the panel in our room to turn it on or off. As it was set to heating mode, the room was uncomfortably warm for us. The hotel did then say the next morning we could set it to cooling as we were the only room on our floor. Very confusing and not sure what the situation would have been if we had other rooms on the floor but the staff resolved it for us and were very helpful

Very modern room with modern equipment (TV, shower, toilet). Beds are very comfortable, I slept so well! Apartment is very well situated in the Gion neighborhood, in a very small street behind the main Shijo dori street (thus calmer), close yo everything (subway, restaurants, river, shrines and temples). Many of the most interesting sites are at walkable distance.

I found the check-in (4pm), check-out (10am) hours very unusual and disadvantageous for the customer. Also, the hotel has lots of quite stricts rules and fines (a thick book available in the room) regarding cleaning, garbage removal, etc. It came as an unpleasant surprise but ultimately it worked out well. Yet, I wish they would be more consistent in supplying the coffee and water on days cleaning is not done, had to ask for them and again there was a rule about it. I would also suggest they offer for lent other stuff than the basics (e.g devices for hair drying and styling) as the hotels in Tokyo do.

Very comfortable beds. Great location with many restaurants within walking distance. Fabulous Yasaka shrine and park literally round the corner, with street food vendors. Historic buildings and streets are worlds away from the rest of Kyoto’s high rise buildings. Very quiet locale.

The heating system was centrally controlled so the rooms were super hot. No opening windows either. I also didn’t like that when the rooms were cleaned they ‘reset’ the heating. Just too hot for me personally.
