BEST location in Kyoto! Away from the crowd but 5mins walk from everything! Kiyomizu Dera is less than 10mins walk away! Restaurants and shops are just stone throw distance away. Facilities wise, as good as they can get. We got the suite hence, shower is in our room. Nice and quiet surrounding. WIFI works perfectly! Comes with house keeping and water replenishment on a daily basis. Love the breakfast! Simple yet fulfilling. My family had it for 3 days in a row. Kyoto station is less than 10mins taxi ride away and hotel will even help you with the transport reservation with no additional cost!

It's a beautiful property in a wonderful area of Kyoto. The rooms are spacious and the beds are surprisingly comfortable. One of the best nights sleep we have had in Japan. The absolute highlight however was the staff. We were helped greatly by Kazuki who was incredibly friendly and sincere. He had so many fantastic recommendations for places to eat and activities to do. He absolutely made our time in Kyoto and we are incredibly grateful. We are already planning our next trip back! Thank you Kazuki!

Wonderful ryokan just off the busy main tourist street in an area that is nice and quiet. Everything was nice and clean and comfortable. The staff kindly gave us an upgrade to the quadruple room, which was amazing and spacious and had its own private shower. The toilets and sinks were shared between two rooms on the same floor. There was a lovely 360-degree view of Kyoto from the rooftop.

The hotel is located on a hill (the nearest bus stop is about a 10-minute walk away, at the foot of the hill). We tried to get a taxi to take us to the train station when we left, but we couldn't get one, so we had to walk downhill with our rolling suitcases and they made so much noise on the traditional stone paths, we felt terrible about disturbing the residents.

Beautiful Japanese style accommodation with tatami mats and comfy roll out mattresses! (Do not be detered by floor level beds, these are actually very comfortable and part of the ryoken experience.) The room features a table and floor seats with a cute little tea set with matcha tea Included! Fridge/Kettle and Free WIFI! The Japanese traditional style Breakfast was soo beautiful, enough to make my wife cry tears of joy! (We enjoyed breakfast in the dining area amidst the view of a stunning zen garden and a shrine of family katana swords and umbrellas. Amazing views from the roof top area and windows Outside climate temperature (windows fully open all night) during April actually helped us both sleep really well and woke up early feeling really refreshed. The staff were extremely friendly, attentive and highly respectful with a good level of English. The bathroom is outside of the room, with a separated shower and a room numbered Japanese toilet, all amenities such as toothbrushes/paste, razors, eye patches ect are included. We really did fall in love with this place as soon as we were greeted by the staff who toured us around the property!

The staff were all so lovely! The soft cushy futon beds were so comfortable. It worked perfectly for a family of four to be able to stay together. There is a great rooftop patio with wonderful views that we enjoyed our coffee on every morning. The breakfast was great. Reserve the tub for a soak.

When I booked the property on Booking.com, I selected and paid extra for “with breakfast”, but when you get there, the staff charges an extra 1500 yen per person per day for the breakfast. I think this is more of an error with booking.com rather than the hotel. The same thing happened to some other guests that we spoke to.

Its location was phenomenal! Comfortable and very home like, so it would be amazing for those who get a little homesick and need a home away from home. The staff were exceptional, so kind and extremely helpful. Truly the loveliest people!!! Especially the young man and woman who worked on June 26th! Both so lovely and helpful. Carried out luggage to the street, got us water bottles whilst we waited for our uber to the train station as it was very very hot and the young man even went as far as running all the way down the street to our uber driver who was lost and drove back to the home stay with her in order to get her directly to us! He also then after all of that put our luggage in the car! Truly they both went above and beyond and were such kind hearted and warm people. Both deserve a raise!!!!! We would’ve loved to give them a gift to show our gratitude if we had the time. We will definitely be returning for our next stay in Kyoto!

I didn’t love the mattresses used for sleeping as they didn’t really support me as a side sleeper but I think that just comes with the experience and honestly even with that I loved my stay.

We had such a wonderful time staying at Kyo no Yado Sangen Ninenzaka ryokan and highly recommend it to anyone wanting a traditional Japanese ryokan stay in Kyoto! It was so special being able to sleep on the tatami mats (best sleep I’ve had in Japan so far), the rooms and facilities were clean and comfortable, and the service from the ryokan staff was second to none. In particular we’d like to express our gratitude and thanks to the male staff member who was so generous, provided us with delicious breakfasts, and was just super thoughtful and kind (such as giving us hand warmers for cold days). It was also lovely being able to stay in the Ninenzaka area and to be able to wander through the streets at our leisure and have that be the backdrop for our visit to Kyoto. We also enjoyed the amazing view from the Ryokan’s rooftop. Thank you to Kyo no Yado Sangen for a truly memorable experience and we look forward to being back one day!

There was nothing I didn’t like. Every aspect of the stay, from the hospitality to the ambiance, was thoughtfully curated and exceeded expectations.

My husband and I thoroughly enjoyed our stay at Kyo no Yado Sangen Ninenzaka. From the moment we arrived, we were warmly welcomed by Kazuki, whose hospitality and helpful insights into Kyoto’s attractions greatly enhanced our visit. The traditional Japanese house is impeccably maintained and offers a truly authentic cultural experience. Breakfast was delicious, and the rooftop view featuring a stunning sight of the Yasaka Pagoda was a highlight. For those seeking accommodations near the Yasaka Pagoda, this location is ideal, just a five-minute walk from the iconic photography spot in Ninenzaka/Shinenzaka. Kazuki was extremely helpful. When we needed a taxi, he kindly arranged one for us by contacting his friend Mikio who is very nice and funny. Everything was excellent. Highly recommended.

Such a lovely hotel - real ryokan, very authentic, small. Location is more than perfect, in the middle of old town and the same time a bit in distance from tourists flow and noise. In evening or early morning you can feel absolute silence and calmness of the place. Hotel is small, quite basic (restroom is in shared place) however it's so real. Hotel staff is unreal - helpful, attentive, not good in english, but their smiles solving all issues. I felt so upset that spent there only one night. By the way - I recommend to order the breakfast, cost is small (1500 yen) but is so good, delicious and cooked with love. Real recommendation to spend at least one night there. I loved the place!

Even that hotel provided the instructions for taxi driver in japanese how to reach the place, seems that it still was problem for driver. Be aware that might be complicated to reach hotel with big luggage without taxi.
