Great location, next the river, but there is also a road right by the river which was a bit noisy. I think if I went again I would try to stay off this main road, closer to the mountains and the temples. It is a good location for visiting the temples, you can reach some of the main ones with a 30 minute walk. We exercise in the morning and it was super fun to see the temples on our run before anyone else was around. We also had two rooms on the fifth floor and so had this floor completely too ourselves (party of 6), which was nice and private. The room was spacious, but everything was out in the open (all the beds, living area, dining, etc.), so no privacy with four people in the room. The beds were comfortable, though the floor beds weren't as nice.

It was a little older than I'd thought from the pictures. Some corners were dusty, and the blinds weren't in the best shape, but overall it was pretty clean. There is no room service, you have to empty your own garbage (place it in the hall), and you can get your own new towels.

The room was beautiful, and the view was absolutely exceptional. Sitting out and looking over the river, watching the cranes, we counted 10 at one point, a man sat feeding them, another threw meat into the air feeding hawks that flew down catching fish right in front of us. A woman came at sunset and played the flute beneath our balcony while we watched the sun go down over the mountains and temples, honestly I could have stayed there forever it was magical. Gion, Nishi market, and many wonderful sights and temples are within walking distance. We found a market nearby and bought vintage kimonos for a few pounds for myself and my children. Our children LOVED the little room divided wooden wall dividers and the traditional beds. I have to also make a special point of saying how wonderful the manager Alex is. Not only is he brilliantly helpful and kind, helped us when our daughter fell poorly, and went out of his way to attend to our every need, also seems to run it single handedly, but when we got into trouble the day before we left with transfering our luggage to the airport he sorted everything out for us, made sure it was sent to a nearby depo, printed off instructions for my partner to get there, messaged us to make sure we were ok and had got our luggage ok and just generally went above and beyond. What a wonderful man! Would definitely stay here again and recommend to families.

Honestly nothing. I would have moved in if i hadn't have had to leave! The lift was too small to fit all four of our suitcases and all four of us in haha, but i didnt want to leave anyway!

Location was great, very walkable, and close to transportation if needed. Room size exceed our expectations. Friendly staff 24/7, good English (during day hours). Very clean. The room was comfortable, and the kitchen was sufficient for small meals. Love the fact we have good defined living spaces, with proper dining table area, and living room, and sleeping areas were aside.

I wish we could get more than 2 keys, as we were 4 people. Room felt a bit outdated compared with the website photos. One quirk in the room were small raised or lowered section (about an inch) dividing between floor areas, almost like a mini-step. It’s easy to forget it’s there, and we stubbed our toes more than once.

This was the perfect place for our first time to Kyoto. So happy to have found this amazing place! It was very clean, large and roomy so we could spread out which was really nice after staying in very small hotel rooms traveling around other parts of Japan. It was located in a beautiful neighborhood. A safe, clean and contemporary area full of restaurants, coffee shops, convenience stores, and even a bike shop where we rented bikes. We don't mind walking so we walked to Gion (about a 15 minute walk), Nishiki market, the train station, restaurants, grocery stores and so much more. The staff was always so friendly, pleasant and helpful especially with luggage transfer or any question we had. This is truly a hidden gem. 10 out of 10. I would stay here again in a second and recommend it to anyone, especially first timers to Kyoto. Book it! You won't be disappointed

A few sharp knives in the kitchen and more ice cube trays would be helpful.

A Spacious and Scenic Stay in the Heart of Kyoto Kyoto RiverView House exceeded all expectations! The unit was incredibly spacious, easily accommodating three adults with luggage, which is a rare find in Japan. The location is unbeatable—right in the heart of Kyoraku, surrounded by Kyoto’s most iconic temples and shrines. The view from the unit was breathtaking, overlooking the river, two beautiful shrines, and a Buddha statue across the water. Exploring the city was a breeze, with the world-famous Nishiki Market just a pleasant 15-minute walk away. The only downside was that the windows weren’t double-glazed, which let in quite a bit of cold during winter. However, this was a minor issue compared to the overall comfort and convenience of the stay. If you’re looking for a spacious, well-located accommodation with stunning views, Kyoto RiverView House is an excellent choice! ⭐⭐⭐⭐☆ (4.5/5)

The location is amazing - just across the river from Gion but a little quieter. The views from the river side are great and I really enjoyed sitting on the balcony watching birds and fish and the city. The apartment is quiet large. Although it is 2 rooms, the walls between are slatted so no privacy from the kids at night. A small dining table and couch made it a very comfortable place to stay.

The only complaint about the place is the pillows - in not sure what they are filled with but they are hard and uncomfortable. I ended up using a cushion from the couch.

We stayed 2 nights and everything was wonderful. Our party had 3 people and a futon was made up and ready for us on arrival. The room was very clean and comfortable and looked out over the canal - a special surprise. We ordered breakfast bento box’s which were great to have before busy days of sight seeing and delicious (we especially enjoyed the vegetarian box). The host was very accommodating, friendly and helpful, even helping us plan the most direct and least expensive trip back to Osaka airport. The street is very quiet but still only a short walk to several different public transport spots. I would definitely book here again!

Large apartment style room, we booked a river view which had a small balcony, this was lovely to stand on in the morning sunshine and watch the herons fishing in the river. It has a washing machine, stovetop, microwave and fridge freezer all really useful. Some English labels but used google translate to work all electricals properly. There is a drying rack which we put on the balcony to dry our washing, the machine can dry but wasn’t sure if it would be too hot for our clothes so didn’t use it. We stayed for 4 days so it was good to have enough space to unload our cases and have a sort out before leaving for another small hotel room in Shizuoka.

No UK tv, but this is normal at all bar one of our Japan hotels.

The property is located in a very convenient and beautiful area and very close to all the trains and buses. It’s also within walking distance to many tourist attractions and shops and markets. Since it’s located by the river in a relatively quiet area there is no traffic disturbance and I always slept well. The surrounding is simple stunning and the staff are most friendly and helpful. I would like to say a special thank you to the front desk staff Alex who posted my laptop that I left behind by mistake on the same day as I called. He was very courteous, efficient and helpful. I would highly recommend this place and will surely like to stay here if I visited Kyoto again in the future.

The apartments were absolutely lovely! The futons in the second bedroom were so comfortable - best sleep in Japan! The apartment complex is located close to the river and within a good walking distance to all attractions in Kyoto. Restaurants along the street nearby as well. The staff are exceptional and assisted us with any inquiries we had. Constant supply of towels that we can change every day. All in all a wonderful stay and would definitely stay again :)
