I loved everything about My K House. The room layout was fantastic including a small kitchen with microwave, wet room with bath, large bedroom and a balcony. It was a short stroll to a lot of the main sights and not too far from stations if you wanted to go further afield. Kyoto was my most loved location in Japan and I'd definitely return.

It would have been good to have someone in reception rather than going elsewhere to checkin. The barman on the ground floor didn't know much English so we tended to go elsewhere or onto the rooftop for drinks. One night out of 5 the noise from the bar below carried upstairs making it hard to get sleep.

The room was clean and comfortable, the location was quiet, and it had a mountain view! I was easily able to get a good night of sleep. The kitchen was small but convenient for preparing snacks. There were a couple train stations, a bunch of cute shops, places to get food, and the river within walking distance! The staff was very friendly and spoke English (I can speak Japanese so that's not essential for me but it's useful to know if you don't speak Japanese but you do speak English and you're nervous about communication with hotel staff in Japan). The elevator was a bit shabby and some of the wallpaper was a bit stained; that doesn't bother me since it was still clean and didn't smell bad or bother my allergies or anything, but it might bother other people?

Beautiful decoration, super comfortable beds and pillows, amazing location - in a very pretty quiet area but a short 7min walk to the main buzz around Kawaramachi station! Nice view from the balcony (with two chairs on the balcony - which is not as common as you would expect), friendly staff, easy check-in, a nice bar downstairs, plus extra little details like the Jukata and water bottles in the fridge made the experience top notch! We sent our luggage from our previous hotel in Tokyo ahead of time, to my k house in Kyoto and they accepted it with no problems - and our bags were ready and waiting for us in our room by the time we arrived! Then they were also happy to look after our bags all day after we checked out. We even saw a Japanese Geisha girl walking past the Kyoto river view house (around 5pm when we collected our bags). Will 100% be staying there again if I return and highly recommend to anyone else looking for a place to stay in Kyoto !

May not be for those wanting a hotel service - but I find the place is just like an apartment. You've got a ton of space, with even your own laundry machine. (And they even give you instructions on how to use it, since the buttons are in Japanese) Owner is friendly. He isn't confident enough in his English to check you in since there's a few procedures to run through regarding tax, using your key to get in etc, so you may have to check in at a hotel 2 minutes down the road. He still made the effort to give a wave and a smile whenever he saw me running around. Good amount of security. After a certain time of night, (or also when front desk is closed), you need your key to get into the building, and at all times, to get past the front desk to the elevator/stairway you also need to insert your key. Free access to the roof, if you so please. ~10-15 minute walk to I think it was three different train stations. Kiyomizu-gojo, shijo-gojo, and kawaramachi-gojo. ~5 minute walk to kawaramachi matsubara bus stops, which can take you straight to Kyoto station, or kinkakuji, or wherever you need to go. ~5 minute walk to the riverside, and plenty of restaurants situated around the hotel. Overall, place felt great.

Don't think the bed linen was changed during my 9 night stay. Everything else was very clean though.

This is a very spacious accommodation and very comfortable. This is like a small little guest house, not a hotel. Only about 7 rooms with no reception. You check in down the road to get the key. Great for independent travellers, but if you are someone who likes to have staff available to ask questions and aid in trip planning, this is not your place. Just off the canal. A hike to train stations but buses are very close. Room has a washing machine for clothes which was great as we had already been on the road for 7 weeks.

Only shoji screens on windows so lots of light coming in early in the morning. Light goes on automatically in the toilet room which is unpleasant in the middle of the night.

My K House is in a great part of Kyoto, it's a short walk to the Gion area which is really cool, a subway station is not far away although we caught a Taxi to the hotel and there are heaps of great restaurants around. We had a suite which had a kitchen, a living room, dining table and a great bathroom, the beds were twin but really comfy and also a balcony with a couple of chairs to sit on. There's no one at reception during the day but are a phone call away if you need anything, which we didn't, and there's a bar downstairs in the evenings which is pretty quiet. A perfect stay for our 6 nights in Kyoto.

1. the location is nice, within reach of the most popular area of Kyoto, yet not right in the middle of it (not noisy and overcrowded) 2. the size of the room is very sufficient, you can lay down two big pieces of luggage and open them at once 3. there is a small kitchen with most of the utensils and kitchenware for those who'd like to cook or make some small things to eat 4. the hotel is very close to the stream with lots of izakayas and bars alongside, also easily accessible to the main Kamo river if you walk further 5. there is a small balcony in the room 6. there is a washing machine (with detergent prepared)

1. the check-in counter is not located in the same hotel, you will have to go to the other partner hotel to do check-in 2. price-wise I would say it is a bit expensive but it is generally like this in Kyoto now 3. there is no smart TV, you can watch few channels and they are Japanese only

Beautiful property with spacious rooms. Rooms are so clean and the area is so close to many sights and great food! We couldn’t have asked for a better location! The shower area was so cool, I’ve never seen a shower room like that. Bed is comfortable and feels heavenly after lots of walking. Great hotel for a great price, would highly recommend and would stay here again! Easy check-in is a 2 min walk from the hotel. The staff goes above and beyond to give you the best service. We needed to forward our luggage to our next hotel and the staff was very thorough and stayed late to ensure that our luggage was delivered to the right place. Staff responds very quickly to any inquiries via Booking.com or WhatsApp!

If you need absolute silence to sleep, be aware that there is a bar on the first floor and you can occasionally hear the patrons at night. I am noise sensitive and this was not an issue for me but if you need complete silence it might be good to splurge for a higher floor room!

We had a very comfortable stay in this hotel. I only have good things to say - spacious, clean, mix of modern and traditional design. There is a balcony but it was too cold to hang out there during our stay. There is a washing machine and a microwave which were very useful, I was able to do some laundry. It is a bit of a walk from downtown area/train station (probably 15mins) but I didn't mind, I loved walking through old style houses and the river with the cherry blossoms in sight. Recommended and I would stay here again.

Room in Japanese style (floor, sand walls, ecc.), a really wonderful experience in Japanese style for me and my girlfriend. The space was a lot, the bathroom with the tub was beautifull. We couldn't choose a better place where to stay for a 6 days visit to Kyoto. The position is very well served by public transportation, both bus and railway/metro or simply to go for a walk. Safe and quiet zone, close to a canal full of cherry trees, that during the cherry blossom season becomes surreal.
