The house is very clean and in a gorgeous part of Tivoli (to be fair, once you're up the hill- everything is gorgeous in Tivoli). We booked two rooms and it fit our needs very well. The size of the rooms was very nice as well, and the instructions to self check-in/ out were clearly understood. The provider was also very responsive on WhatsApp and super sweet. I would recommend this place to anyone looking to stay at the Villa DEste area. The walk to the Villa wasn't bad either, but be prepared for a slow climb up the entire way. Beautiful views from the top floor as well.

The free parking tag is a little generous as it made us believe it was onsite (it's not). The home is in a ZTL (restricted area) location, so the best bet to be near the house is a small car lot (maximum 7 cars) along the side of the one way street up to the house before the ZTL, if you can get a spot. Around the corner, off the main road is pay-parking (parcheggio). This home is not for individuals with limited mobility (one person in our party). The main floor is the breakfast / checkin area with the 1st room on the second floor (U.S. 2nd); the 2nd room is on the third floor; and the 3rd room (with the queen bed in the loft- so floor 4.5? Lol) is on the fourth floor. In other words, lots of stairs.

The location was handy for me because I was attending a conference at the Sanctuary of Heracles. It is a little bit away from the centre of town, however, if that is what you are after. The room was spacious and it was great there was a couch. The bathroom was very clean. A few hooks in the bathroom to hang towels or clothes would have been helpful. I was also there in winter and the heating did not come on until 6 pm. Because of this is was quite cold between about 4 pm and 7:30 pm. I would have also liked the option of warmer bedding, but in general it was comfortable. There is an exteder for the internet which one sometimes has to turn off and on because it loses connectivity, but when it's on, it's fine.

The breakfast was quite good, but mostly sweet options, of which I am not really a fan. I was using powerpoint adaptors for my Australian appliances and the plugs throughout the apartment did not allow me to plug in those adapters due to the thickness of the the pins. Luckily, there was a powerboard that I could use. There is a microwave and sink in the room, but no glasses or plates. I could take crockery from the breakfast room, but thought it would have been handy just to have some stuff up in the room already.

1. A typical B&B with no hidden surprises. 2. Good breakfast: croissants, yogurt, pastries, milk, cereal. I missed having eggs, cheese, and meat, but the breakfast is appropriate for a B&B. 3. Pleasant bed, good towels. 4. Parking is nearby. 5. Close to attractions (but the town is just small). 6. Convenient check-in and check-out. 7. The TV works: we watched the Georgia - Portugal match. We had a funny incident - while we were walking around the town, the hostess messaged us to warn that there was a tow truck near our car. We rushed back to the hotel, and fortunately, it wasn't for us. But just in case, park your car not next to the hotel but in a lot 100-200 meters away.

The road by the house is a through street, and even at night, some cars passed by (not many, but there were some). Due to the cobblestones, it might be noisy for some people. However, I slept through the night.

The loft room was beautifully appointed for the historic age of the building - quaint breakfast are and small sitting area what was utilized to work in for awhile too. Beds were comfy and bathroom was absolutely HUGE! Twice the shower size than the average Italian rental and was appreciated. Only a 20min walk to falls and park that was so stunning and beautiful to walk through. It was 34euro for our family of 4 and a book on the area with a walking map. Corner gelato store was open till 10PM on a weekday!

Interesting older property in the very nice town of Tivoli. The interior is nicely modernised with a good shower and furnishings.

Unfortunately a couple arrived after us who were quite loud, they had the TV on and talked constantly until the early hours. The sound traveled up to our room making it impossible to sleep. We complained to the owner at 1.30am and the couple left at 2am, then peace returned!

Clean room with nice bathroom in a historic house. Sweet breakfast prepared in a shared kitchen including fruit, juice, coffee and tea. About 500m to the center up a slight hill. Quiet place, only occasionally a car passes by, but there is a ban on entry.

In the evening, the arrival is through a dark, quiet street. The car has to be parked about 300m from the apartment, but that is because the street is in the historic center.

Perfect location in city center with convenient parking nearby; within walking distance to all attractions. Quiet neighborhood. Good heating and hot water. Nice sized rooms for a couple. Breakfast - typical abundant Italian sweet breakfast. Staff were very responsive - 2nd day they happily replaced the croissants by bread following our request.

It was really nice stay. The accomodation is not far from the city centre, 5 mins by walk. The room was clean and good equipped. The breakfast was tasty (mainly coffee with some sweet pastry), we liked it.

The walls and doors are not good isolated, so we hear other guests from the hall and the room over ours. It was a little bit unpleasant.

Located in the ZTL, so parking is a challenge. Renovated house with three rooms on top of each other. No elevator. DIY breakfast with juice, yoghurt and cornetto. Communication with host went smoothly through Whatsapp.

Lovely, clean, warm (in Januari) and quiet room - very friendly owner - very good location (old town) to visit the highlights of Tivoli - easy check in and out - big room - breakfast included close (walking distance) to the train station from Rome. Convenient to spend a night in Tivoli because you can't see all 1 day.
