Beautiful (large) Lincolnshire sausage was accompanied by a perfectly cooked poached egg, beans, toast, etc. There was also cereal availble and even kippers if I wanted them but the breakfast I ordered (you can choose what you want) was lovely. The mattress was very comfortabe and I slept like a baby because of it. I asked for an iron in advance and it was there all set up for me on my arrival and was actually the best iron I have ever used as often they are cheap poor quality ones but this did my expensive and brand new work shirt perfectly! Will be buying the same one myself next time I need a new one. Plenty of (free) parking. Everything was really really good. Credit where it's due and I told the lady on my departure that I would leave an excellent review so ... .here it is.

Spacious stable conversion with extra seating. Dog friendly throughout Short drive to Lincoln, in a quiet location. Really lovely owners who made us feel extremely at home. Wonderful cooked breakfast. Nothing was too much trouble Comfy beds and warm room.

Everthing was really lovely so nothing stood out .. not to like. If there was anything .. I would suggest a doormat when you step in from the outside .. it was a wet weekend and there’s nothing to protect the carpet from mud/water/leaves etc. shower ran very hot and very cold. ( could’ve been down to the operator not knowing how it worked !!) Tv reception was poor. But we didn’t really watch tv so it wasn’t a problem.

Excellent, comfy and large room equipped with everything you could possibly need.The bed was so comfortable, I had to try and convince myself to get out of it in the morning.The Guest house is pet friendly as well, even allowing my two lovely tabby boys to stay! I spoke with John and Graham during my stay and they couldn't have been more helpful. I am very grateful for everything they have done.

The Black Swan guesthouse is easy to find and is a great base to explore many areas of Lincolnshire. On stepping through the door I immediately felt at home and relaxed. On arrival, I was somewhat road weary and the owners were extremely pleasant and welcoming (not pushy) and showed me my room and gave me some details that are required, then left me to settle in. This gave me time to rest and be calm and ready to plan the brief stay, ahead. The room was cosy and airy at the same time, with good light and privacy...An easy to de-cipher en-suite (you know how there are so many types of showers and taps nowadays?) Many of the facilities available I didn't use eg. wi-fi, ironing board etc. The Black Swan has a wonderful history and ambience that are worth more exploration, some of which is also provided in the room in readable form. A selection of information to direct you to local places of interest, for all tastes, was provided in the reception area and the room. If you want to 'stay put' and explore Marton, it is probably best to chat with your hosts....lovely people. I wish I could have spent more time talking with the hosts and when I next return, I will do.

Honestly....... Every aspect appealed to me.

Travelling to Lincoln for a couple of days, together with my 2 dogs, I found this guest house, pet friendly and extremely clean throughout. In the bedroom was more than enough supplies of tea/coffee/milk and sugar. Bed was comfortable too. The bathroom had sufficient hand gel and clean towels. Breakfast was wonderful, the nicest I have ever had in any stay, of which I have had many. Several walks close by which pleased my dogs very much. A good friendly pub close by too. I've got to say that this stay was one of the nicest ever, being far enough out of the city to be reasonably priced, and near enough not to have a long drive to get to the city. I will certainly stay here again, the dogs as well. I am happy to recommend this guest house to anyone, with or without, their animals. By the way, easy parking too

Extremely pleased I booked here. Your always concerned about staying at a new establishment. There was no need to worry. I'd recommend this to family and friends. Excellent facilities. I'd read the reviews and I was swayed a little by them. This is a good place to stay.

Superb value. Convivial host. Excellent breakfast. Comfortable warm room. Ample parking space.

Being a former coaching inn I should have anticipated that it might be sited on a main road or junction. Indeed it is both. Being a light sleeper this was a slight issue for me due to the early morning commuter traffic. If available, it might be that a quieter room towards the rear of the building would prove more suitable.

Super welcome and staff, lots of nice extras we didn't expect such as tissues, shower cap etc. Outstanding breakfast. A good night's sleep. Easy car parking. We chose here over a travelodge which was the same price but didn't include breakfast. No regrets.

We were in room 3 which would benefit from some updating.

Very nice breakfast, which the landlord got up earlier than normal times to do for us for 2 days, due to the need for an early morning start. The room, whilst small, was very comfortable and clean and provided all that was needed. Wifi was very good strength. Absolutely put to shame some B & B's that we have stayed at recently.

The location was good. It allow me to sleep soundly for the duration of my stay. The breakfast is one of the best I ever have. John is really friendly and accommodating.

The shower can be a bit more pressure but then, it is not possible everywhere. A bit of dust on the room mirror but the bathroom mirror was clean.
