Lovely location near the sea, charming exterior and interior. All very tastefully decorated and the outside area was particularly good. The staff were very friendly and helpful. We saw the interiors of rooms 1 , 2 and 4 and 5 and they were very spacious. If we came again we would definitely book those rooms as they were ideal for us.

Our room number 3 was a little small and would be much better as a single room. There wasn’t much storage room either so we kept our suitcase in the car rather than clutter up the room. The car park was also a little challenging to get in and out of but we always found a space. But all in all we had a good time.

Great location for beach walks and quiet overnight. Very good refurbishment/decor and good attention to cleanliness and tidiness. Breakfast was very good, well-priced and clearly attention had been paid to using fresh produce with quality ingredients. Nice garden area and seating.

Parking is tight and limited but really just a feature of the property/location. Room was snug but bed large and comfortable which was the most important thing. Disappointed they could not take an order for a small bar snack in the evening for 3/4 hour plus preparation time as we had not booked and the kitchen was now too busy, even though we had been told we could and given the menu to choose from not 5 minutes earlier, so had to buy a packet of crisps. Whilst a Saturday night, a little more flexibility for residents (it's 5 rooms) at this price point / offering (given we weren't after a meal or anything complex that in reality would not have disrupted service) would have been appropriate.

The staff are really friendly and efficient, the food is first class both in the evening and at breakfast. All the rooms are prepared well and clean with modern facilities. Comfortable beds and crisp clean linen.

Room 3 is "a little snug" and really should be a single room rather than a double. The ensuite is very small and there is not much space around the bed to put luggage and get changed.

Reburbished throughout, very stylish, very clean, in a nice area. Superb breakfasts, excellent restaurant for lunch and dinner. Nice places to sit and relax, both indoors and out, all-day service from the bar. Lovely friendly staff. A few seconds stroll to (pebble) beach with beach shack or, less than a minute in opposite direction, little parade of restaurants, cafes, seaside shops. We will very likely return.

Our seaview room was small so a tight fit with our luggage. Daughter's street-view room much bigger. But I had wanted a sea view (even though a small house and a little touring caravan park in the foreground) so we managed. Parking only just big enough so we always wondered if we would find a space, but we always did (and kind owner put out a beer barrel to reserve another space for our daughter).

Breakfast was super. Staff were brilliant, friendly and attentive. We had dinner both nights and it was lovely. The outdoor area is lovely, you could be anywhere (we were lucky with the weather though).

The room,.... the loo seat was loose (meant to mention it). The mattress wasn't great... sloped a lot to one side so didn't get a good night's sleep. Parking was limited. Had to park around the corner initially and move the car later.

It was a lovely stay, small room - perfect for one person, maybe a squeeze for two! I didn’t have the breakfast - which I initially thought was included in the price of my booking, but was sadly told after wasn’t. Right by the water, lovely quiet village.

I so wish the breakfast had been included! Booking.com could alter the way they write it so that customers aren’t disappointed when they arrive. Other than that, a lovely stay.

Modern, clean, comfortable and in a great location. Each room had plenty of fluffy white bath towels and the bathroom was stocked with plenty of toiletries. The pub was really nice and had a lovely garden. The staff were all very friendly and helpful, even allowing us to access the property early as we were attending a family wedding

Just one very minor niggle is that the last sitting for breakfast on the Sunday morning was 9.30pm. Having attended a wedding the day before a slightly later time would have been appreciated. That said the breakfast itself was excellent

Exceptionally friendly staff. We stayed in the 2 bed apartment, which was perfect for our needs. The Seaview offered to change one of the bedrooms to twin beds (for adult brother & sister who didn't want to share a double bed) & this saved us using the sofa bed in the lounge area. The pub had a great atmosphere & seemed very well supported by both locals & visitors.

Parking was very limited, although we knew this before booking as been to East Preston (to visit family) many times before. Saying that, we did manage to park in seaview car park later in the evening.

Lovely, friendly staff, and very clean. We ate in the garden outside for breakfast which was a lovely setting.

The room was quite hot and stuffy, the window in our room opened onto kitchen vents so didn’t help to cool it down, although we did have a fan which definitely helped. The room was smaller than we expected from the pictures, however had everything we needed for a nights stay.

Lovely comfortable rooms, decorated beautifully. The staff made us feel very welcome. The breakfasts were outstanding, and we were made to feel like honoured guests each evening at dinner. It is close to the beach so you can hear the sea at night (if you have the window open).

Nothing, other than the parking can be a tight squeeze!
