The location is located right next to the via flaminia, which makes it easy and fast to access anything in central Italy. I didn't hear the road traffic in the facilities or the room. View is superb and includes the Rocca Albornoziana of Spoleto in the distance. Eating at the location was also great.

The fridge is shared between three flats and there was no freezer. However, there were no problems with sharing the fridge, and the friendly staff helped us with our cooling bags by storing them in the freezer. As a result I have nothing to complain about.

The agritourismo is situated about 2 kms outside Spoleto with a spectacular view of La Rocca and the old town. The breakfast room allows you to see this view at any time. The breakfast room itself has plenty of seating for the guests and serves a very good breakfast with attentive staff. Our room, was particularly roomy and faced out over the pool setting.

We are riding a motorcycle and the lose gravel and lack of grading of the driveway made my wife concerned as we would ride up and down it. Also at the intersection of the entrance and another connecting road there are high berms of soil, so it's very difficult to see vehicles from the other directions coming when you arrive.

Beautiful location. Great rooms. Very clean! Great pool and great environment.

Not so much the property. Property was great . However can I make a suggestion. At dinner the food is very nice , However in regards the drinks , there should be a drink list with prices , in which we didn’t receive and we asked for wine without a choice or variety and the bottle was already open before presented. A variety of wines should have been on offer along with prices and the bottle should come to the table closed . And la copertura should have had the price of it. Might have missed it , but didn’t see any prices for copertura at dinner

Breakfast is ok not more then this. While rooms were cleaned well every day, shampoo was not provided and required special request every day.

Comfortable… Warm people… Good location out of the busy downtown area but within 10 minutes. Great combination of beautiful countryside and a great base for seeing many of the towns in Umbria. The on-site restaurant was a plus for a comfortable breakfast and occasional dinner. The patio was a great place to take this in with a view of the valley before you.

Well what can I say about this place! we booked for 2 nights and simply fell in love! we extended and had 4 nights in total. The views, the staff, the rooms, the pool and especially the food were wonderful. Would highly recommend the evening meal option as it’s wonderful value for money and OMG tasted amazing! Full credit to the chef! unfortunately it will only let me rate it 10/10 but I would rate it much higher!!! definitely 100% recommended.

We had dinner at the hotel on 3 evenings - great food, good value, friendly service - and lovely to sit on the terrace with views of Spoleto. Although we were staying in the modern accommodation which obviously doesn’t have the character of the main building, the room was spacious and immaculate. We loved the pool!

Lovely hotel. Just outside Spoleto so you need a car. Big room and big bathroom, well equipped. We were able to park directly outside our room. Staff were lovely and very helpful. Used the swimming pool twice. Water is a bit cold but fine once you are in. Nice breakfast.

Everything was perfect.

The pool and the food especially but the room is as tastefully decorated and furnished.bathroom was very modern and plenty of cosmetics such as soap and shower products.Excellent air conditioning!
