Kokkinos Villas were exceptional. We had a Caldera view and spa pool and it was stunning. Modern, clean, beautifully decorated, large storage, large bathroom, coffee and tea, table and a fridge. The staff were very warm and welcoming, very polite and very helpful, they answered questions we had, and booked some trips for us. The breakfast was outstanding you order it before 8pm the night before and its ready, hot and fresh when you come for breakfast. You can stick with the same choices or change. Good choice of food for breakfast. Breakfast us served in restaurant looking over the Caldera panoramic view! Stunning. Pool was clean, and looking out on the Caldera with sunbeds. A little chilly in October but that's to be expected. Highly recommend this hotel. If you're looking for a peaceful holiday, with a warm welcome, Kokkinos in Akrotiri is the place. We loved it and we're very sad to leave. More generally about Santorini Akrotiri is a small village with about 5 restaurants, 2 supermarkets. 1 pharmacy, and a couple of gift shops. Theres two ATM. Restaurants are lovely, varying in price and ambience, you should try them all. Food options a limited if you were a vegan, but we had vegetarians and pescatarians in our party and we ate really well. Our favourite was Portabella Restaurant. Visit Akrotiri ruins if you can it was walkable but you can also catch a bus. A visit to Oia and Fira is a bus journey away, you catch the bus outside the hotel. Both are rammed with tourists getting their souvenirs and insta photos, do try and go very early and avoid days where there are many cruise ships in, because thousands of people descend on these tiny villages. There are some lovely smaller villages to visit too, much more authentic, less crowded and pretty, Pygros and Megalochori are beautiful. Use the bus, it's much cheaper than cabs and you just have to ask how to get to places, the bus conductor will tell you were to get off and change.

We were kindly welcomed by Antoni, the hotel manager, who helped us with our bags, he parked our car himself and showed us to the wonderful apartment with stunning views of the sea and the caldera. Internally it had all the amenities of a spacious bathroom and kitchen. He then gave us valuable instructions on places to visit and restaurants to eat. The complete breakfast with selected products from the region was always selected by us the day before. Every day the apartment was cleaned with care and bathroom and kitchen products were replenished. We will certainly return to this incredible hotel located in one of the best spots on the island, quiet as it is a certain distance from the noisy and crowded places of Oia and Imeroville and with a breathtaking view of the Aegean Sea and the caldera.

The hotel has no negative points, on the contrary, only highly positive points.

Everything about our stay was wonderful. The location was beautiful. Sweeping views and set apart from the busyness of Fira and Oia. The hospitality was unmatched with a kind and thoughtful staff available to make the process of renting an ATV, securing transportation, or any other request essentially stress free. The daily breakfast was the best we have had with options for everyone. We wouldn't hesitate to recommend this stay to everyone we know.

I booked this last minute and the only room available was the 2 bedroom family apartment, which was the perfect size for a family of 4. There are 2 separate bedrooms, 1 is a loft room with a queen bed which the teenagers loved. The A/C is very good and cooled the rooms well. Bathroom was modern and a good size, great shower. There is a large patio with lovely views of the caldera. This room did not have a private pool but there is a shared pool with sun loungers. I have to admit the rooms with the private pools looked awesome and I would have loved to stay in one of those. We enjoyed the quieter area after spending 2 nights in busy Oia. The receptionist was super friendly and accommodated all our requests.

The cleaners were very eager to get us out of our room before 11am check out and came in to start cleaning while we were still in there.

Everything about the property was great! The pool was clean and well situated over the bay. The rooms were clean and breakfast was amazing. However, the thing that set this property apart was the staff. They were outstanding. From the front desk, to the cleaning staff and cooks, everyone was so nice and welcoming. I would absolutely recommend this property to anyone visiting the island. Also, the property is located on the southern end of Santorini so you’re away from the crowds of Oia and it’s more laid back. Of course, the hotel staff helped us arrange a side-by-side to rent for the day and we visited Oia and Thira on our own time and schedule. It worked out great. The staff will also help coordinate excursions and transportation from the port, if coming in by ferry, or from the airport. My wife and I thoroughly enjoyed our time here and it was exactly what we wanted to relax and enjoy the beach, sunshine, and wine.

The room was the best I have ever seen, and for a reasonable price: divided in two, one with a queen size bed, and the other with a single and another queen after a few stairs. The bathroom was clean and beautiful. The view of the caldera right from the room was out of this world. Besides, the room included a large patio. The facilities included a large patio area, an excellent swimming pool, and some rooms had jacuzzi's. The staff there was helpful and reccommended a half-day katamaran cruise which we loved.

There was some miscommunication before our arrival and they didn't keep in touch like the other places, so I wasn't sure if I had a ride at the port. I had to call them. The breakfast was good, but you pre-set it the first day. I prefer the buffet style with flexibility.

Elena, who worked in reception - she basically ran the place. Fantastic customer service! It was good to be away from the heavier tourist areas, with a beach and a taverna five minutes walk down the cliff (easily reached down a road), and a village with supermarkets and restaurants a few minutes walk away.

We went to Santorini in our honeymoon and the choice of the hotel couldn’t be better! The view from our room was insane! The breakfast was good and the staff were very kind and nice with us. They helped us to rent a car, with the places to eat as soon as we arrived because we were late because of the delay on our flight. The room was very comfortable and clean. There is a stairs to go up to leave the hotel, but I swear every single step worth. We are very glad and happy with all. Thank you so much you all, in special the reception girl that o forgot to get the name, but she is very polite and kind, willing to help. Thank you so much

The Room & the View was breathtaking!.. you don’t need to be in Fira or Oia to enjoy this amazing view. The mornings were amazing & were to live for. The private pools were all booked and yet we can boast of the beautiful view. Try getting 116 ;). The Staff was super helpful & even layed out the breakfast earlier than call time on the day of the departure. The distance might feel off from the city centre Fira, but the drive is pleasant and 15 minutes each way. It is advisable to get a rent a car ( Car4u) to help with this trip as it increases flexibility.

If you're looking to enjoy Santorini in a retreat far from noise and the large number of tourists, this is the right place. This hotel provides you with the best views of the island of Santorini and the vulcano! Just downstairs from the hotel, you can enjoy the beautiful Caldera beach. The staff is so nice and ready to help you with anything you might need. The hotel is close by car or bus from Fira, Perissa, old Akrotiri village, restaurant, market and bus stop is right there.
