Kokkinos Villas were exceptional. We had a Caldera view and spa pool and it was stunning. Modern, clean, beautifully decorated, large storage, large bathroom, coffee and tea, table and a fridge. The staff were very warm and welcoming, very polite and very helpful, they answered questions we had, and booked some trips for us. The breakfast was outstanding you order it before 8pm the night before and its ready, hot and fresh when you come for breakfast. You can stick with the same choices or change. Good choice of food for breakfast. Breakfast us served in restaurant looking over the Caldera panoramic view! Stunning. Pool was clean, and looking out on the Caldera with sunbeds. A little chilly in October but that's to be expected. Highly recommend this hotel. If you're looking for a peaceful holiday, with a warm welcome, Kokkinos in Akrotiri is the place. We loved it and we're very sad to leave. More generally about Santorini Akrotiri is a small village with about 5 restaurants, 2 supermarkets. 1 pharmacy, and a couple of gift shops. Theres two ATM. Restaurants are lovely, varying in price and ambience, you should try them all. Food options a limited if you were a vegan, but we had vegetarians and pescatarians in our party and we ate really well. Our favourite was Portabella Restaurant. Visit Akrotiri ruins if you can it was walkable but you can also catch a bus. A visit to Oia and Fira is a bus journey away, you catch the bus outside the hotel. Both are rammed with tourists getting their souvenirs and insta photos, do try and go very early and avoid days where there are many cruise ships in, because thousands of people descend on these tiny villages. There are some lovely smaller villages to visit too, much more authentic, less crowded and pretty, Pygros and Megalochori are beautiful. Use the bus, it's much cheaper than cabs and you just have to ask how to get to places, the bus conductor will tell you were to get off and change.

We were kindly welcomed by Antoni, the hotel manager, who helped us with our bags, he parked our car himself and showed us to the wonderful apartment with stunning views of the sea and the caldera. Internally it had all the amenities of a spacious bathroom and kitchen. He then gave us valuable instructions on places to visit and restaurants to eat. The complete breakfast with selected products from the region was always selected by us the day before. Every day the apartment was cleaned with care and bathroom and kitchen products were replenished. We will certainly return to this incredible hotel located in one of the best spots on the island, quiet as it is a certain distance from the noisy and crowded places of Oia and Imeroville and with a breathtaking view of the Aegean Sea and the caldera.

The hotel has no negative points, on the contrary, only highly positive points.

The hotel is cut into the side of the cliff so there are steps but they are easily manageable. The trade off is a stunning view over the caldera/volcano and the best sunset view. We stayed in room 115 which has a lovely balcony and perfectly positioned for getting out and about. The room was clean and kept tidy for us by the excellent team (every one was super helpful and friendly) and towels were provided for the pool. Caldera beach is 800m from the hotel down a relatively steep slope but again, it’s manageable. The beach is small but pretty and the water clear - it’s worth the walk! The pool at the hotel was kept clean and tidy with Nikos looking after us every day between 12 and 4pm with drinks and a good variety of food/snacks. I would be very happy to recommend the hotel to small parties and solo travellers alike as i felt very safe there. Do be aware, this is a quiet hotel in a relatively quiet area, it is not somewhere to come and expect nightlife and loud music by the pool etc. and thats why we liked it! Taxis were booked for us by the hotel and getting around the island was fine - with Akrotiri village just about 10mins slow walk away you will have everything you need for a relaxing break, away from the busier towns such as Fira and Oia. The town has little shops, a supermarket and lovely restaurants. Do walk up to the castle as the view is stunning plus the homemade lemonade is worth it!

Nothing, we had the relaxing trip we wanted.

This is a beautiful hotel with a beautiful family running it. Property was clean! Beds were neat and clean. Breakfast was fresh and hot daily. Front office was very helpful and quick to respond to your questions and needs. Pools and jacuzzi were very clean. Air conditioners and refrigerators worked very well. The view was absolutely stunning! Yes I will stay again and send other groups there to stay. I’m a Chicago Travel Agent.

There was black spot of mold found on the walls and floor in the shower in room 105. A disinfecting solution or spray should be used in every room, and sprayed daily around garage can. To save the environment, only take towels if they are on the floor to take. If towels are hanging up, that means customers plan to reuse.

Everything about our stay was wonderful. The location was beautiful. Sweeping views and set apart from the busyness of Fira and Oia. The hospitality was unmatched with a kind and thoughtful staff available to make the process of renting an ATV, securing transportation, or any other request essentially stress free. The daily breakfast was the best we have had with options for everyone. We wouldn't hesitate to recommend this stay to everyone we know.

I loved everything about Kokkinos Villas. The breakfast with an amazing view was a highlight on its own. It was a peaceful stay, away from the busy towns like Thira and Oia. I used the pool a few times, and there were only a few people around, so there was always space available. Everything was clean—the staff cleaned the room daily and replenished drinking water every day for free. The lady at reception was always helpful and answered all of my questions. I was pleasantly surprised that I didn’t have to pay extra for a second person, even though I had booked the double room for just one. Overall, it's a great place to stay, especially if you're visiting Santorini to relax and enjoy the incredible views. The staff also helped me arrange taxis to the port and around the island, and I even managed to save a bit of money. So don’t hesitate to ask for their help—it might end up being cheaper!

One downside of the island is that, no matter where you go, taxi fares are almost always the same—around €40–45. However, there are buses that run once an hour, which made getting around fairly convenient during the day. Just keep in mind that after 8 PM, the only way to get back to the villa is by taxi.

The views of the caldera and Aegean sea from the room were magical. Staff was extremely helpful and made sure my family and I were comfortable during our stay. I told them ahead of time that my wife and I were celebrating 25 years of marriage and our daughter’s birthday. After we checked in, we get presented a bottle of wine and a big happy birthday! We rented a manual car to get around. I am used to driving “stick shift” cars, but was not prepared for driving up the steep hills in Santorini. On the first day, the car stalled going up the steep incline leading to the main road. The hotel staff saw this and immediately came to our aid. When they could not talk me through getting up the hill, they pushed the car up the hill. This was our first trip to Europe. We visited London, Paris, and Rome. Some of the stays were beautiful, but we could not stop talking about this property. My wife told me that Kokkinos Villas was the highlight of the trip and she wished we would have stayed longer.

I owe thanks to myself for choosing this place. For the first time during one of my holidays, I wanted to spend time at the hotel rather than visiting the place I was at. The location of the hotel is excellent. Away from the touristic chaos and comfortable. You wake up every morning to a magnificent view of the whole island, better than the view of any restaurant or establishment that offers you an incredible view. The facilities offered by the hotel also made this experience more beautiful. Parking lot, pool (outdoor and private), sun loungers and memorable architectural touches. The rooms are wonderful. spotlessly clean. spacious. The beds were incredibly comfortable. One of the most important points is the employees: they were very hospitality, they neither judge you when you have any request nor get unhappy because you create a workload for them. They just try to solve your request with a smile. Our hotel rental included breakfast, but if you have the option not to include it, don't choose it! They offer a fantastic breakfast service. Guranda, Manuchar, Tea, and Endi did everything to make us very happy and pleased every morning. Having started the day so well motivated us for the rest of the day.

Their coffee wasn't really my thing.

The staff went above and beyond. They were friendly and did everything they could to help me not have to go up and down the stairs.

The hot tub was advertised as a hot tub. It was not hot. It was room temperature water. We mentioned it a couple of times and they said it was fine. Maybe that's as hot as it gets? I don't know but it's disappointing when that was 1 of the main reasons you chose that hotel and then the hot tub never got hot. They should have been able to turn the temperature up to make it hotter.

I booked this last minute and the only room available was the 2 bedroom family apartment, which was the perfect size for a family of 4. There are 2 separate bedrooms, 1 is a loft room with a queen bed which the teenagers loved. The A/C is very good and cooled the rooms well. Bathroom was modern and a good size, great shower. There is a large patio with lovely views of the caldera. This room did not have a private pool but there is a shared pool with sun loungers. I have to admit the rooms with the private pools looked awesome and I would have loved to stay in one of those. We enjoyed the quieter area after spending 2 nights in busy Oia. The receptionist was super friendly and accommodated all our requests.

The cleaners were very eager to get us out of our room before 11am check out and came in to start cleaning while we were still in there.
