Karl greeted us on our arrival, showed us to our room and gave us a choice of breakfast times. He gave us a map of Kings Lynn and circled places of interest and places to eat which was very useful and very much appreciated. Our room was clean with an onsuite shower room and tea and coffee facilities and biscuits which were replenished every day. As well as this Karl and Jude provided flasks of milk which we could take to our room. We also had a Tv in our room. The beds were really comfy and we both slept well. There were lots of breakfast options from full English to cereal and toast, as well as vegetarian breakfast options on request as well as milk alternatives. Karl was very attentive at breakfast waiting tables whilst Jude was busy in the kitchen. We both really enjoyed our breakfasts every morning. At breakfast, Karl was very informative of places we told him we were going to visit that day and gave us information on travel as we were using public transport. We really enjoyed our stay.

The breakfast was excellent and cooked to order. There was always a lovely fresh fruit salad and creamy natural yoghurt as well as a choice of cereals, plus homemade jam and marmalade. The town was just within walking distance - approximately 20 minutes via the park so a pleasant walk. The road outside was fairly busy but the windows were sound-proofed although this meant keeping them closed on a hot humid night or it would be noisy. Karl was very friendly and helpful. Our room (the Hunstanton) was nicely decorated. Loads of space to hang clothes in the wardrobe. Nice biscuits with the tea.

A lounge/ TV room would have been a nice addition but as there was a TV in the room, not entirely necessary. The parking was a bit tight but there was always some space. The shower was hot but had only a light spray and the fan noise afterwards went on a bit long. Not sure whether the garden was for guest use but it wasn't mentioned to us.

When we visit a town for a few days we usually look for a B&B with convenient parking, and within walking distance of the town centre so that we can leave the car behind when we go out for the evening. Fairlight Lodge proved ideal on both counts – about a 15-minute walk, with the added unexpected bonus of a very pleasant route through The Walks, a tree-lined green space taking us almost to the centre of town. We were well-informed about arrival procedures, and Karl and Jude proved very friendly and accommodating hosts. They provided an excellent breakfast, with interesting and helpful advice on getting the best out of our stay. Our room was clean and comfortable, with a good balance between the modern facilities we all expect (eg convenient USB charging points), while remaining sympathetic to the period and style of a Victorian house. There were coffee/tea making facilities and the biscuit selection, replenished daily, was among the best we have experienced.

Fairlight Lodge is a located very conveniently in Kings Lynn - it was easy to find / get to from major routes (I came by car) but also well placed for the town centre. It was an easy, level 15 minute walk to the historic town / riverside. I stayed in one of the ground floor rooms in the modern extension to the Victorian house. The room was a great, practical place to base myself for a couple of nights with a clean, modern shower room. A generous broakfast with plenty of options from the buffet as well as a hot breakfast cooked to order. Friendly, attentive service from Karl and Jude.

The breakfast provided was excellent with plenty of choices and very well presented. Access to the garden was readily available and provided a lovely quiet place to wind down after a busy day. The location was excellent for easy access on foot through the adjacent parkland into town with it’s many attractions.

Room space was somewhat limited but did not detract from our overall enjoyment and pleasure from our stay. Karl and Jude could not have been more welcoming and we would have no hesitation in recommending their guesthouse to friends and family.

Excellent location to use as a base for exploring North Norfolk. Very good selection of breakfast choices. Fresh milk available daily in a flask to keep it cold was a nice touch. Very comfy beds. As advertised, our room for 3 had a separate private bathroom just down the corridor (down 3 steps, but well lit for easy access at night) and bathrobes were provided. Softest towels we've ever experienced! Karl and Jude made us very welcome and looked after us well. We'd definitely stay here again and recommend it to others.

The Location was good, close to the football ground, which was the main reason for our visit, but also only 15 minutes easy walk to the town centre. The room was overlooking the garden at the back of the house, which made it very quiet. the bed was comfortable and roomy, and although the room was compact, it was fine for the two of us. Carl and his wife Jude were very friendly and made us feel welcome, telling us the main points of Lynn to visit, and providing us with a marked map to find our way about. Breakfast was brilliant and as plentiful as you wanted, and there were tea and coffee making facilities in the room and biscuits supplied. We will definitely stay again if we visit the area again.

Can't think of anything as we had no problem with anything

Breakfast was very good, particularly the yoghurt and fresh fruit, and plenty of choice in the cooked breakfast. Perhaps the coffee could have been hotter. Once I found my way around, the room was excellent and I appreciated being able to walk straight into the garden. My hosts were friendly and well organised.

I never really got a feel of King's Lynn and found driving on Norfolk roads somewhat bad tempered. I achieved a lot however and rated Watatunga highly, having spent some years in Africa.

Karl and Jude went the extra mile to make my visit enjoyable. They are extremely helpful and friendly and genuinely want their guests to enjoy their stay. I was particularly impressed with how homely it felt and also with the eco friendly toiletries and excellent food beautifully cooked. The latter was very fresh and locally sourced. I recommend this guesthouse to other discerning travellers visiting this area.

As a 'senior' solo traveller, local transport into the town centre would have been helpful. Although I found walking through the beautiful park into town most enjoyable, returning on foot was quite challenging after sightseeing locally.

Location was great. As an old local, was very easy for me to get to and I adored being near the park. Not too far from the train station either which was great for us to catch the bus too. Loved the themed rooms for the area. Hunstanton holds a special place in my heart so was lovely having the photos on the walls. Karl and Jude are so so lovely and welcoming immediately. Knowing exactly how everything worked and getting clear instructions is important to us for disability access reasons so we really appreciated it. Breakfast was great! One of us is gluten intolerant and this was all handled well from handing him gluten free biscuits to take to his room to gluten free sausages all ready for breakfast.

The blinds let some light in so wasn't as dark as we hoped but couldn't name anything else!
