room size,quality furnishings, large bathroom, rectangular shower with shower wand, shared kitchen with separate tables and large refrigerator,great water pressure, reasonable cost,easy communication,level town area not far to train we came in on from Rome which nowadays is over touristed etc. .. oh .. Stanley Tucci Just reviewed it's oldest eating establishment which hasn't aired on TV yet .. so we ATE there :()

staying in Rome to many times as it's an easy train/subway ride/access from surrounding towns like this one

Very central location in an old building, which is remarkably silent and has a comfortable bed. The room was spacious and clean. The owner was easily reachable and it was also available to discuss any topics. Owner speaks English. Authentic building and overall a good value for money. Great nearby restaurant is La Bottega Frascatana!

Minor down points were maybe that the front door needs to be understood to open. The breakfast was at a nearby bar and just a croissant and a coffee, but for this region that is sufficient as you will likely still be full from the day before..

An excellent choice if you wish to stay in a quiet and charming suburb of Rome! The property is just a few minutes away from the train station and about 30 minutes from the center of Rome. The room is very comfortable and attractive, with a nice view from the window and the ceiling as if from a museum. Breakfast is served in a choice of very clean and very pleasant neighboring café just a minute or two of walk from the building. The communication with the staff and their willingness to help is simply outstanding. Ciampino Airport is only a couple of short train stops and a few minutes away.

Check the train schedule not to miss the last train from Rome to Frascati. Otherwise, an inexpensive Uber may be an option.

Comfortable room with everything it said on the label. Traveled really for work and used the room as an office for a few days - worked perfectly. Wifi was good enough to download (reasonably) big data and the desk was good. Also the espresso machine brought comfort.

Thanks to Massimo, (owner), our stay was very pleasant. He went out of his way to make sure we were comfortable in our room even upgraded the kitchen facilities! Thank you so much for your great attention and hospitality Massimo! b&b Theodora is optimaly located in Frascati close to everything including railwaystation taking you to Rome. Breakfast at closeby bar was very nice. Would definitely stay here again, although we stayed on other places before in lovely Frascati - a gem 30 min away from the hustle and bustle of busy Rome.

The breakfast was OK. The location was OK. Nothing exceptional.

We found that, as you came out of the lift on the ground floor, there was no lightswitch, at the top of the stairs. This could to be a little dangerous for someone with visual impairment or were unsteady on their feet.

The room was even better than it looked on the photo's and the location was great (20' ride by train from Rome to Frascati). The owners were very kind people. They came to give me new towels during my stay and new soaps, etc. The historic centre of Frascati is so beautiful with lots of nice trattoria and osteria and the best ice cream. It's not too touristic as well.

Massimo was a very kind host and communication was very easy with him. We stayed in a large very clean and traditional room with an excellent modern shower room. The communal kitchen area was a nice touch with a large fridge for guest use. Espresso coffee machine and cooking facilities if required, but with excellent restaurants recommended by Massimo nearby why cook !!

Shared entrance into the building a little scruffy but don't let that put you off stopping here.

Big, beautiful room and bathroom, with period furniture and decorations. Very good location, close to everything.

Breakfast was served for vouchers in a nearby cafe: very tasty, nice atmosphere but persons who enjoy a more substantial breakfast could be disappointed (it was OK for me).

It was like to be in a 700s building. The room with the “affresco” was big, comfortable and nice view of Frascati. The location is right near the center and not to far from the train that takes you to Rome. Excellent money/value ratio
