For us as a couple in their early sixties the location was perfect. The hotel is right on the beach sandy beach whilst at the back are nine or ten excellent places to eat. The staff were all very helpful & friendly. The hotel itself was kept spotlessly clean although as others have said, the rooms do need some updating. However from our perspective this isn't a massive concern as we didn't spend much time in our room. All rooms have a balcony or terrace on the beach looking out to the beautiful Indian Ocean. A mention for Subu tours who are located just outside the hotel on the beach. We booked three trips with them ( river safari, turtle sanctuary and elephant safari) and they were excellent.

The only real problem for us was the air con which was pretty poor and obviously needs replacing. We did report it as soon as we arrived but in fairness to the staff there's not a lot they can do.

Lovely friendly and attentive staff, beach restaurant was lovely for light lunch by the beach / pool. Private beach area was great and very comfortable. Room clean and well serviced each day.

The view from the room was lovely. It's right on the beach.

We had the lunch buffet. The service was pretty poor and not great value for money. There are restaurants at the back of the hotel on the other side of the railway track.

The hotel is in the perfect location right on Bentota Beach. There are miles of sandy beach with rolling waves, the views and ambience are fantastic. The rooms are spacious and modern, opening up to reveal the views off the beach. We had an upgraded room, which opened directly into the 70 metre long swimming pool, into which we could almost jump into from our bed. The gym however was a serious let down. There were 3-4 antiquated machines, which didn’t work properly; there was no working air conditioning, no water and the floor was filthy. We were very disappointed at this. The food for the breakfast and dinner buffets was good, BUT the restaurant staff didn’t know what they were doing (coffee kept running off, no glasses for juices, the tables weren’t laid with enough cutlery and every time we asked a member of staff for assistance, he/she would run off and disappear into the back room, never to be seen again!! There was no experience senior restaurant manager, which is what’s needed. These 2 issues can be easily fixed, as this hotel could easily be a 5* property. Fortunately there are 4-5 local restaurants open all day, directly opposite the hotel, across the railway line, which we and many other guests used instead of getting frustrated with the restaurant buffet (and less than half the price)!! This hotel is definitely worth staying in, it’s very good value for money, if you want to unwind and relax on one of the best beaches in Asia, you will not be disappointed.

The location is superb

Food is below average with no good options…we had to take the gala dinner of 31 Dec…which was more or less mediocre..you will get better options and quality of food outside the hotel

Facilities were very good but we were not always able to make use of the pool because of the weather. Some of the guests were obnoxious but we have got used to that in our travels. Being close to the beach was great but this was the wrong time of the year, weather wise.

The road and bridge (over the rail crossing) were invariably flooded after rainfall but no attempt was made to improve this situation - it is assumed that everyone travels by taxi / tuk tuk We do a lot of walking and there's nothing worse than slippery surfaces, especially because of fallen leaves. Obviously the hotels and restaurants around there think someone else should sort it out ...

Breakfast was ok but i can’t say it’s good

The room was clean but the carpet seems old little bit. The employees were so kind and smiling all the time. The breakfast was great, but cups for tea or coffee gone fast and they have to be aware of that.overall everything was great. The beach is clean, the sea ​​waves are so great but you have to be careful playing with them, and the balcony was clean too.

The swimming pool shower was not working. The guy who is responsible tried to help They may have to fix it to get water fast. Also, the gecko were too much outside the rooms, it may better to get red from them somehow.

Stunning property with a great view from the room, and perfectly located. Beach is super clean, lovely pools and spas. Breakfast was delicious. Very nice and friendly staff. Overall, an enjoyable stay, with some minor improvements.

Rooms can do with a few touchups: room doors aren't the most modern, and are quite difficult to use. Showers kept getting clogged, things like switchboards, towel racks are a little loose and fall off sometimes. Service to rooms overall was extremely slow - needs to improve for sure. Many staff, while friendly and try their best seemed to have a tough time communicating in a common language like English so made it a little tough. The pool card for towels didn't seem befitting to a premium property, and seemed a little weird that the staff were very insistent and mentioning the 5K fine for not returning the towels and the cards.

The staff were all very friendly, well trained and helpful. The room was beautiful, with a massive, incredibly comfy bed, lovely bathroom and great view from the private balcony. The massive pool across the back of the right wing was beatiful, and the food from the cafe was great.

The check in was a little slow - our room wasn't ready on time, and there was some confusion. There were not enough sunbeds available by the pool. The train track runs right by the hotel, so although the trains are infrequent, they are loud when they pass.
