Stunning Location, amazing room with all amenities. Fresh room smell (no moisture smell like so often in Sri Lanka). Great Beach in front or your room. Lovely big Pool. Peaceful vibes in the house, great design of layout and furnitures. Silent aircon. Many Goodies like beach bag, after sun body lotion, cookies… 9 rooms.

Breakfast very slowly, it took 90 minutes although you have to place the order in the evening before and give the time you want to eat. Club Sandwich nothing special but costs 26 USD! Rooms and bathrooms are a bit on the small side, but not an issue.

By far the best place we stayed, excellent service, beautiful small hotel with a huge pool right on the beach. Perfect place to relax and unwind. Very stylish rooms that are well maintained. The food is absolutely exceptional and breakfasts very generous. Could not recommend more and would happily stay again.

Kayaam House is an absolute gem and deserves every bit of praise. The location is stunning, offering tranquility views that feel like stepping into paradise. The food is exceptional—every meal is a delight, perfectly crafted with fresh, high-quality ingredients. The staff truly stand out. They are incredibly attentive and always go above and beyond to make sure every need is met. The entire hotel property is meticulously maintained, with charm and serenity. Kayaam House is the perfect place to disconnect and recharge. The peaceful environment, combined with the beautiful beachfront, makes it ideal for mindful relaxation. If you’re looking for a luxurious, peaceful getaway, Kayaam House is second to none!

The architecture of the property was beautiful, the grounds were stunning and with a super quiet beach right in front of the property. The staff were kind and made us a cake (even gluten free for me) for our honeymoon and decorated the room which was appreciated.

The prices of the food were super high, the highest we had in the entirety of our trip in Sri Lanka. Unlike the other Resplendent hotel we stayed at, the service & tax charges are on top of the already expensive costs. Whilst a relaxed space the hotel didn't have as much of a vibe as other luxury hotels we visited on our holiday.

We went to Kayaam House for part of our honeymoon to Sri Lanka. It was perfect! So gorgeous and serene. You're right on the beach - the beach is peaceful - there is no one on it and it stretches as far as you can see. When we were there, the waves were too big to swim but walking along the beach was still lovely. The pool is gorgeous! Perfect temperature and big. Loved it! The rooms are clean and fresh. Great having the smart TV too. Our room was facing the beach so we could hear the waves at night (sometimes they break quite loudly!) - so it was helpful that they supplied complimentary ear plugs. The food is great! And the staff are wonderful. They also host meditation and yoga classes in their outdoor hut by the pool every day - we did this and it was such a lovely way to start the day.

Some sheer curtains (along with the existing blackout curtains) would be great so we could have some privacy in our pool/beach-facing room without needing to shut the curtains completely.

The cuisine was exquisite—each dish a delight, from the rich risotto to the perfectly prepared Angus beef. Immaculately clean and thoughtfully designed, the hotel has just nine rooms, ensuring a peaceful retreat untouched by crowds. After five days of thrilling adventures and vibrant encounters across Sri Lanka, this sanctuary offered the ideal place to unwind and recharge—a quiet, beautiful haven that felt like the perfect pause. Compliments to the staff!

In the Netherlands and Europe, we’re fortunate to have access to a diverse selection of fine wines from many regions, setting a high bar. While the hotel’s wine selection was okay and enjoyable, it didn’t quite capture the variety we’re used to back home. They could try to better match their variety of dishes with the palette of wine available. Nonetheless, the overall experience was so exceptional that this felt like a minor detail in an otherwise unforgettable stay.

I liked almost everything about this place. The quiet setting in a rural village the semi wild beach and the immaculate hotel grounds. The chef and deputy manager Mr Hemal deserve a special mention for their intuitive approach to service. Nothing I asked for was too much. Chamil from the housekeeping team did an excellent job in a discreet manner when it suited me. This place can rival some of the super nice 5* resorts in southern Thailand. I couldn’t be happier.

Limited and expensive spa options which I believe is due to be changed to an Ayurvedic treatment centre which I think is a great idea.

Staff were super helpful and friendly. The property is well designed. Comfortable beds, fully stocked mini bar and comfortable room temperature to sleep in. They put the effort to celebrate Christmas and left thoughtful gifts/treats in the room. Beach was lovely. Restaurant was very good.

Although the food was tasty, they should have more local food options. Be a bit conscious when swimming in the sea - waves could be quite powerful.

No words to describe this extraordinary place. Everything is so well done : the house is beautiful, the decorations are amazing, the room is so nice and confortable, the outdoors are magnificent especially the swimming pool, the meals are extremely good and the staff is devoted to you. It lies on the beach, which is beautiful with very few people on it, even though you cannot swim because of the waves. The spa is very good too.

We liked absolutely everything. Only one small thing : be aware of the taxes that are particularly high compared to all other places we have been in the country.

You can hear and see the waves from the four rooms at the top floor, we got one. Absolutely beautiful, there's a bath tub in the balcony, you can sit in it and listen to the Symphony Orchestra of the seas! Personalised attention by the staff makes this boutique property very special. The food was exceptional, and so were the staff. A thank you to Nitin and Mithun as well as the chef, for making our stay truly special.

The last stretch of road for a little more than a Kilometere was badly damaged in the rains, and made the arrival a little dramatic, but you won't want to wander much outside.
