The location is great only 10 minutes walk to Terminal 21. It’s quiet so the soundproofing between rooms is good. The elevator is tiny though. Staff were very helpful, and assisted when they could, with focus on guest satisfaction. The kitchen seemed to change out a few dishes each breakfast and it seemed to be themed. They will also prepare your eggs anyway you like. The hotel also has a Shuttle service to take guests to terminal 21 which is also right at the Asok bts train station. If you come out front and turn left a 7-11 is 50 metres along, it doesn’t show on a google search, there is also “That laundry “ down the lane between 7/11 & the hotel next door., charge 100thb per kilo which is pretty standard these days as everything has gone up in price. We used the “GRAB” app a lot for taxis. We had a great stay in the area and would recommend the Kingston suites hotel “.

The only thing disappointing was that they have very limited English TV channels, having THE AUSTRALIA CHANNEL would be great for all the aussies that stay here.

The staff were excellent, especially the breakfast staff, and couldn't be more helpful. Breakfast was included and suited a varied diet from different cultures. The suite was large with plenty of room.

Initial impressions could have been better. We arrived from the airport to this nice looking hotel. After checking in, we were taken through a dirty alley, through a car park and eventually to an elevator. This building was not of the same decor or the same standard as the building that we checked in. Shall we say it was more basic and functional. Although we got used to it, and it was OK. The building we were in appeared to be another hotel entirely which led to a level of confusion.

The staff was great, front desk, manager, housekeeping,, breakfast. Large room. I had problems with the refrigerator, not enough hangers, and the staff responded quickly. I felt the staff was engaged with their guests and helpful on a personal basis.

The AC never modulated the temperature properly. I reported thos issue but it was never resolved. There was a bathroom smell, probably a leak in the toilet seal, and I bought an air freshener to manage the bathroom smell. Overall, I think the building needs better maintenance and closer inspection on a regular basis. While the excellent staff was helpful, the costs and effort to replace thermostats and address plumbing issues resulted in a less comfortable stay.

The hotel upgraded me to a supposedly better room. It was huge, and very well appointed, amd everything worked well. The staff were very friendly and greeted me with smiles, and cheerfulness.

Unfortunately there was an overriding smell of damp throughout the room. Using air freshener and deodarant did mitigate it somewhat, but it was still noticable every time you entered the room, even if you did get used to it once you were inside. It didn't bother me too much as I was on my own, and everything else about the room was excellent, and it was very reasonably priced, but I could imagine how others might not tolerate it.

1 bedroom apartment, bed very comfortable, in-room safe, tv in bedroom, tv in lounge room True Vision cable channels i think, large fridge, 2 cooking plate stove top, 2 aircon units (1 in bedroom, 1 in living room), my price included a reasonable breakfast, house keeping staff ladies very helpful, room service 2 for 1 pizza option & tasty, all staff saying hello (in Thai of course) with a smile. Location and price.

Was a smell that lingers (not sure if from aircon units or ???, bedroom tv has no picture (didnt ask to fix) Livingroom tv no picture but house keeping ladies fixed for me, bedroom aircon no remote and went straight onto bed so always felt damp. If remote available can then adjust fan direction but I didnt ask. Having said these little points of interest, i would certainly stay again.

The location was perfect for my itinerary the weekend I was there. There was a gym 3 minutes away, 7-Eleven a few steps away, and additional shops in that same general area if needed. The room was basically a furnished 1 bedroom apartment. With a nice si,ed refrigerator, a huge bed, and both a tub and shower.

I booked the hotel with the assumption the unit had a clothes washer, as a picture showed for the open booking. However, there was none forcing me to go use the laundry shop a few minutes away. I kept the room sealed for the most part due to enjoying the air conditioning, but the bathroom had mosquitos and other flying nsects in it constantly. Made it hard to enjoy a shower after a long day. That only slightly detracted from the rooms amenities.

Very comfortable beds. Finally I managed to sleep properly. We had a big TV, a nice couch and super clean bathroom.

Despite saying that we stayed 1 night, when we realised that we really like the room, we extended for few more nights later. The only reason why I am not giving 10, even it's worth it, is because of the A/C. Not sure what was the thing with A/C, but the room was very humid when the A/C was working. This was not the case in any other hotel we stayed in Thailand. First 2-3 days I was ok, but after 3 days, I started to feel a bit uncomfortable because of the air.

The room was great and comfortable. There's a washing machine with dryer function. You can use bluetooth to connect your device to use the TV in the living room as a speaker for basic music. Housekeeping comes everyday, the towels are clean and soft. Great water flow for the shower. The reception and staff are friendly and helpful! Also, there are guards for the rooms that are stationed in the court wing building. I think the bedroom is quite soundproofed. I don't remember hearing any noise when sleeping in the bedroom.

The shower head is fixed to the wall, so its a bit hard to wash some areas when showering. The water temperature is also affected by the Sun somehow. In the afternoon, the coldest water is still hot(after you run the water for a few seconds), although that is just nice for me, it might deter those who prefer to shower/wash face/brush teeth in cold water.

Location was good, so many shopping centers, bars, and restaurants nearby. Metro, train, and bus stops are just around the corner. Really easy access, quiet street. Really good breakfast with many options. Very friendly staff, daily housekeeping.

Housekeeping job should be done with more care. I stepped into our shower for the first time, and there was dark hair everywhere. I have long blond hair, so definitely not mine. I kept finding long, dark hair every day.

I couldn't praise it enough. Amazing. The staff were all amazing , especially Yoko at reception. They always provided me with an upgraded room and cleaned my room each day. Their breakfast was also great. Good choices and beautiful staff. I have stayed here on many occasions and adore the venue, the staff & perfect location. 2 minute walk to the main road and 7-11 and dry cleaning literally next door.

I would be doing the staff & the hotel injustice if I said anything negative as they make you feel at home and special I have stayed at many hotels in Bangkok & around Thailand, also internationally, but nothing beats this hotel. Superb. Absolutely Superb.
