The location is generally good, walkable to most of the main sightseeing. Not far to China town, which the night market is amazing. Walkable to the riverside, to some good restaurants with a view of Wat Arun. There is also a Big C nearby, and close to an MRT station. First time to walk to the hotel was a bit scary, because it doesn't look like there is a hotel. But the good thing is quiet, and everything looks new, and the staff are very gentle and nice, always asking if they can help with something. It's very clean, there is a shoe cabinet on the first floor, we have to take off our shoes before go upstairs to our room.
The room is small, bathroom too. No fridge to keep our drinks and fruits, and no tissue in the room. On the ground floor there is a kitchen, we can use the cutleries and dishes, but we didn't find a beer opener… No baggage space in the room, so we put our bags all on the floor. Better not to come with big suitcase.

The staff/owners were a young brother and sister, giving the attention that only an owner/operator would. Thailand is known for great service, and this establishment stood out for its quality. I was coming back to Bangkok to fly out after visiting the Islands. My flight was delayed, landing me at their door well after check-in. I wasn't chastised, instead greeted with open arms. Showed me the beautiful facility, made sure I was comfortable and told me where I could get a meal at the late hour. Spent the next day exploring the city. The Grand Palace and several temples were within easy walking distance, and the neighborhood felt safe at all hours. Which brings me to location. The hotel is located off the main street, tucked in an alley, which felt a bit unusual at first, but ended up being an asset. Bangkok's infamous traffic noise was deadened by being away from the street. And the neighbors of the hotel were absolutely as lovely as ownership. They created the word "cozy" for places like this. Often a euphemism for small, this hotel didn't feel small. It punched above its weight, using every square inch to it's most efficient. I was so impressed, I asked the owner if she had a hand in the design. She said she trusted the architect, and thankfully so. The place is logical, beautiful, super clean and in a great location.
Nitpicking: In bed with the lights off, I noticed light coming from around the door. Got up and looked, and could see into the lighted hallway between the door and the trim. Other than that, this place was buttoned down.

Had a wonderful stay at Livinn91. The hotel is family owned and operated by a brother and sister team which brings with it a delightfully warm, personal feel. On the day of my birthday they gifted me a box of traditional sweets with a handwritten note which perfectly demonstrates the small touches that make this hotel a great choice. In addition to this, the hotel is well located, close to the MRT and a cheap grab ride gets you anywhere you need to go. I highly recommend it and will definitely stay again on my next trip to Bangkok.

We had an amazing stay in Bangkok at Livinn91 Hotel, the staff made us feel so welcome and made sure we had everything we needed as well as giving us lots of local recommendations for food/ activities/ taxis etc. The location is great and so close to everything, we walked almost everywhere and the metro being near by was really helpful for getting to places a little further and the airport. The room was lovely and so clean, the only thing was the bed was a little hard. We would definitely return if we are lucky enough to come back to Bangkok one day.

The owners are extremely kind and helpful with great dinner recommendations and tips on how to navigate the city. Super kind and would be the main reason to stay here again. The location is in the old city and was within a short walk to the temples and Grand Palace complex and some good restaurants, so was very central as a home base to see these sites. The area feels more local and authentic from our perspective, and is better suited for those who do not want to stay near the hectic tourist zones and want to stay within the city centre.

Our stay was short but excellent! This is a family run hotel and kept very clean and modern. Guy helped us check in and he was wonderful. He even assisted us with our bags to our room and to our taxi when leaving. He’s so sweet and I will be returning next time I’m in Bangkok. The hotel is in a great location near China Town and the Grand Palace (and more). It is situated in the rear of the building but not hard to find and we felt pretty safe!
There’s no elevator but we were on the first floor so only one flight of stairs. But again we were assisted with our bags so no worries.

Excellent stay in the heart of Bangkok! Our stay was absolutely wonderful! The hotel is located right in the city center, within walking distance to the main temples and the Grand Palace, which made exploring very convenient. The rooms were spotlessly clean, and the staff was extremely polite and helpful throughout our stay. To our surprise, we even received a small farewell gift when we checked out — such a lovely gesture! Thank you so much for everything!

Tiny hotel not far from the Sam Yot subway station. In walking distance to Wat Pho and the Royal Palace and even to Chinatown. Hidden in the middle of a city block, could be scary to some people walking the dark alleys at night. Old Siam Plaza shopping center across the street with food court, grocery store and cafes. Really nice and attentive staff!
No daylight in the room, the tiny window was facing some wall, but there are brighter roomson the upper floors.

We had an excellent stay at Livinn91. The location of the property is very convenient for most of the old town sites. It’s within walking distance to the Grand Palace. It’s very clean with all the necessary amenities. Although it’s in the centre, it was very quiet so we had no trouble sleeping. The hosts are extremely welcoming, very friendly. We had a chat with them every day and they gave us great advices on restaurants and places to see. The rooms were a little small for two people to open both suitcases and the mattress was rather hard so if you’re into something softer you might feel uncomfortable. Other than that, everything was great.

Very friendly, family owned. So very helpful, and just wonderful people. The hotel in general and the rooms specifically were clean, quiet and well decorated. The beds extremely comfortable. All of us slept very well. We loved our time there.
Not the easiest hotel to find. The taxi driver circled twice....but all the locals in the neighborhood know where it is. Just roll the car window down and ask.
