Friendly Warning: Detailed review! 1) the small scale: it's a small "campus" instead of a compact building, where the 21 rooms are strewn over the lush open garden in 1-2 storey buildings with lots of woodwork. It makes for a very airy, breezy feel where your view wanders easily to the beach and sea that are visible from everywhere. 2) the very large airy rooms, with elegant wooden colonial-style furniture and pretty colourful accents set by cushions and bedcover. 3) the breakfast: nice fresh selection of everything one could want, plus lots of warm dishes and a cook at hand who makes fried eggs and Omelettes on request. It does not have any of the sometimes "visual opulence" of food sculptures that I remember from larger hotels, but I don't need that at breakfast and did not miss it at all. 4) the relaxed atmosphere everywhere. I remember from larger, more traditional holiday-hotels that there is always people running around in the common spaces, queueing to speak to reception or concierge - not so here. It's always really peaceful and life seems to run at a slower pace as soon as you enter the hotel area. 5) Last but not least the friendliness of the staff. Sometimes questions of more complex topics are difficult to communicate about but that was our general experience in Thailand, not specific to Baan Bayan. However, the staff here always tries to be helpful and to understand. The team at the pool is particularly cheerful and spreads the good humour about, really enjoyed it! In summary: We were here for the 2nd time already, and will definitely be back.

nothing we didn't like. like everywhere there are always small things that annoy one person more than others but they were far too minor for us to mention specifics here, as all the good we experienced from our stay by far outweighs any minor qualms we may have had.

There were ‘hot’ and ‘cold’ options for the shower water. I chose ‘hot’, but nothing happened, then I accidentally turned on the ‘cold’ one, and hot water started coming out. Hope this will be useful for anyone choosing to stay here 😂 The place is nice and clean. The staffs were great and helpful. The beach is speechless. There are a big mall, school, and a hospital opposite the hotel. There's also a sky boarding shop right at the front of the beach. I enjoyed watching people played:) The breakfast didn't have a lot of variety (it did include western and thai food, dessert and fruits, though.), but everything was really good quality!

really Nice and cosy

Historic Thai style home/hotel, ocean front, beautiful outdoor area, staff carried my bag upstairs. Our sink wouldn't drain and the toilet spray didn't work, but maintenance came to fix it quickly. Big balcony with a nice view of the courtyard and a small glimpse of the sea. I love the gazebos that overlook the ocean.

No lift but lots of stairs. We stayed on the highest floor they had unfortunately. Not enough fans and too many mosquitos in the breakfast area. Breakfast buffet was adequate but needs more vegetarian options. I miss the vibe of the former staff. They were very accommodating.

A resort with perfect location, very nice beach and close to shopping and food at Market Village. Its more like a boutique resort, not so many rooms so its a very relaxing atmosphere and friendly staff. They have two pools, one more for children.

Authentic beautiful villa from the 1950’ with its original colonial -Thai character . Nice spacious rooms, lovely garden sea front and a fantastic terrace on the first floor to spend relax time . Beautiful location on a nice beach . Breakfast is pretty good too . Also the pool, albeit little is nice and the cafe bar located there

The staff is kind but not keen to help by going ‘the extra mile’. For the price you pay there in Thailand in a region unknown to the western tourist you would expect more professional attentive service z

Small, traditional hotel, only 21 rooms. Beach one end and street access at the other end of the property. Massage parlours, restaurants, convenience store and large shopping centre, all within a 10 minute walk. Staff are very friendly and helpful. Good breakfast included and we used the restaurant by the pool for some lunches and dinners.

Beautiful suite room was perfect, good location walking distance, quiet on beachfront overlooking the pool garden and beach, sound of waves from beach is all thats heard from the room and lounge area, best ive experienced in a long time, very cłean and comfy room, staff ałł very nice and hełpful. This small resort comes with the Wow! factor included….

nothing to compłain about

Large classically furnished rooms with windows that open. Very friendly and helpful staff. The food for breakfast had a good mix of thai and western options. The lunch choices by the pool were tasty and good value. The history in this place and location on the beach makes it a great choice for couples. It's also 5min walk from Market Village. We had a hire car and there was ample parking on-site.

No ceiling fan (not a fan of continuous air conditioning).

Nice break from the oversized resorts. I liked that it had character and a boutique hotel vibe. Our villa was very spacious and comfortable and the location right on the beach was great. A little worn around the edges but for the price we were very happy with it. Even though it does not have the big resort kid attractions I still found it family friendly. I would stay here again.

There really wasn't anything I didnt like because it was just what I was expecting based on the price and reviews. I guess just a general refurbishing would do the place good but it is still a really cute little hotel
