My room (I stayed in Building 2) was clean. I had a kitchen with a sink, a big refrigerator, kettle, microwave, and a table for dining. Housekeeping clean rooms every day. Housekeeping change sheets, sweep and mop the floor, swipe your table and counter tops, and wash your dishes as well. Breakfast is good, and they serve a variety of foods, fruits, and vegetables. Breakfast starts at 6 a.m. and ends at 10 a.m. A pool and a gym are available for you to use and close at 10 p.m. Laundry and massage services are available for additional fees.

The bathroom door swing into the bathroom instead of outward into the kitchen. The bathroom is small and you have to walk into the shower to open the door fully. For a condo room the kitchen doesn't have burners in the kitchen but it does have a microwave. The location is South Pattaya, on South Pattaya Road with crazy congested traffic. I had to take a Bolt everywhere and some of the Bolt drivers doesn't know The Grass location while using a GPS, smh. Nothing is in walking distance but 7/11 and a couple of mom and pop restaurants. Walking Street, Central Festival, Terminal 21, Ripley's Believe it or not, Tree Town, Pattaya Night Market, and all Tourist attractions/sites are far away. It's too hot to walk

As with seemingly all Thai people, staff were very friendly and helpful. Extra amenities were helpful (on-site store and laundry) Bidet was much appreciated.

Site was fully wheelchair accessible apart from manual doors at entrances to buildings, but staff would always open doors if present when needed. Constant motorcycle noise day & night, but this is Thailand. Hard for person in wheelchair to get to the pool. Messaging via Booking.com app seemed to be totally ignored. Bathroom extremely cramped, had to walk into shower cubicle to get past bathroom door to use toilet.

I really enjoyed my stay at The Grass Serviced Suites Pattaya, the place is essay to access and find, and the location is also convenient, it is within walking distance to the beach and downtown. Most importantly, restaurants and eateries are available even late at night, the best part about the place is yet the buffet breakfast, it is available from 6:30 am to 12:30pm , which is convenient for my timing, the food choices were excellent and price is competitive, I chose to eat the buffet every day during my stay. There is also a very good outdoor steak restaurant just across the street from the residence.

The wifi connection only words for gadgets like pads and phone, it doesn't work for laptops , luckily , the staff helped by giving access to another connection.

1.The hotel is accessible to everything. 2. The distance from Walking street to the hotel is 2 KM which can be managed by using Bolt app Motor bike (30Baht). 3. It's a Guest Friendly Hotel. 4. The Breakfast contains unlimited all continental food (159Baht).

I reached the hotel 2 Hours prior to the check-in time. I requested them early check-in but the receptionist quoted me a price of extra 500 Baht. My stay should have been more comfortable if they could have allowed me for early check-in subjectvto room availability. So, I went for body massage instead of paying extra money to the hotel for 2 hours. Anyway, the stay was excellent.

Value for money. Overall a pretty good apartment for this money.

There were two beds (one double and one single) in the room. I booked it for three people. The double bed assumes only one blanket. It turned out you have to pay around 180 Batt for each night for the second one. Sounds a bit ridiculous for me - ended up buying a spare one in the nearby Big C.

Grass Serviced Suites is my base when I need to be in South Pattaya. It's clean, quiet, and all the usual amenities are fine (WiFi, aircon, hot water, fridge, coffee maker, etc.) I like the compact design of the suite very much. The Japanese toilet is a bonus. South Pattya Road has plenty of restaurants, too.

Minor things: 1) More plugs. To avoid juggling my devices for charging, I should have brought a power strip 2) The table should have a chair to go with it 3) I wish I could check in early and leave my bags, even without taking a room, so I don't have to lug them around Pattaya until 2:00pm, when rooms become available.

I've stayed here every time I've been to Pattaya. I honestly think this is the best value for money hotel you'll find. Remember this isn't a £150 a night hotel, you get what you pay for. Pound for pound it is excellent. Comfortable rooms, great staff and a good location.

My only criticism, and this is not a fault with the hotel is that the local eateries are all Thai. I love Thai food but if I fancy something else you have to travel.

I had an emergency overnight stay in Pattaya, and so booked a night at Grass, near to the firm I was visiting. During check-in, the staff brilliantly smoothed away a paperwork tangle I had not properly managed. Kudos. The room is compact but new and thoughtfully designed. Aircon good (two!), hot water good temperature and pressure, towels, fridge, plugs, all amenities fine. Mattress not too hard, not too soft. The Japanese toilet is a nice touch! I know South Pattaya Road well, and it's improved since my last visit. Many more restaurants, with a new, busy food court right next to the hotel, many more little shops, newly painted storefronts, some (mild) karaoke. An up-and-coming area! (And still my room was quiet!)

Very minor: I would prefer a square desk to a round table, but that's just me.
