A lovely hotel managed by Miss Mo, a very friendly, helpful manager. The room was large, very clean, wi-fi was good, hot water was available 24 hours a day and the bed was very comfortable. Clean towels and 2 bottles of water each day and a thorough room cleaning right-away when requested. Has a nice patio to lounge in. Quite centrally located, with many places to eat and shop nearby. Yes, it is an old, wooden building but that adds to the charm. When I come back to Ayutthaya, I would again stay at Baan Kun ya Ayutthaya without hesitation!

All was good. Some comments mentioned the barking dogs. In my stay of 6 nights, I heard barking only one night and did not last long. Yes, there are stray dogs around but that is a fact in almost all Asian countries. I searched for and read several articles on how to be safe around stray dogs. I suggest you do the same. Dogs are very territorial and if they don't perceive you as a threat, they are not confrontational. Just don't stare at them, make sudden moves or run away...

The owner, Willy, is a legend! He is knowledgeable about the area, helpful and with an awesome sense of humour. Spacious room is in a quiet location just off the main street. Willie is quite fussy about no noise after 10 pm, as he lives there too, which means peaceful nights. Rooms open out onto a shared balcony, which is great. 15 minute walk to the fabulous night market, where we ate most evenings.

The property is in an older building, so whilst fabulous, the floorboards are a little creaky! Okay for us as we were upstairs, but perhaps it might be annoying for anybody staying on the ground floor. No big deal however!

Very nice little hotel and very clean. The bathroom was the 1st one that didn’t flood every time a shower was taken. Good wifi. Fridge, kettle and coffee in the room. Has got aircon and the location is very handy to the train station, there are stairs up and down under the bridge on the side going into town (don’t listen to the tuk tuk drivers telling you can’t cross it).

The fridge only comes on when you are in the room as you need the key to power it and no way of leaving the card behind when you are away. No bedside lamp. The pillows are absolutely terrible (super huge and chunky)!!! The terrasse is a communal terrace. To check in you have to go to the hotel around the corner, it is the same owner.

The staff was very nice and helpful, the room was spacious and clean. With bike that you can rent at the hotel, it’s 5min to the nearest temple. There is coffee and tea available and even if they don’t serve breakfast, there is a new breakfast place that opened next door that has everything you need and more. The hotel helped us organize a boat tour in the evening that was really nice, and they had good recommendations all the time. Big plus they let us take showers even after we had checked out :) air con worked wonders!

We have stayed here several times in the past year and really enjoy it. Good location for station, buses, tuk tuks, eating and very nice and helpful staff. Simple rooms but everything is cosy and friendly.

Sleeping in a original Thai Home! Amazing!! The Cats and the friendly Thai Grandpa and Son. I walked the whole historic sites, it’s fun but start early !

- Thai Homes are noisy because thin walls and wooden planks as floor. I sleept with my earplugs fine.

It is a good place to stay with family.

I did not like the steep wooden staircase 45 degree gradient which could cause an accident for aged persons. There is none to help you from property to help you. The owner always insists the boarder to push sell sightseeing packages before check in the rooms.

We spent one night in a 3 beds bedroom. Willy was extremely helpful by suggesting us all best places in town and the smartest way to visit the temples. I forgot my headphones there, and he shipped them to my next hostel right away. Kind, honest, helpful and one of a kind. And the place is very nice and confy too.

We stay here 3 or 4 times a year, and it never disappoints. Excellent location for station, old city, temples, food and onward bus travel. Beautiful old wooden building and very friendly and helpful staff. We will be back.

The room was fine, no frills, but that was what we were looking for. Wifi was decent and shower had a good range of temperatures. The communal balcony area upstairs was a nice place to hang out. Almost every morning at 5:30 am there was a cat fight nearby, but not much one can do about that. I did notice one morning when I was up already that one of the cats was inside, and the other outside the window but obviously they knew and weren’t happy about the presence of the other.

The air conditioning was either off or on full blast. I couldn’t figure out how to adjust it, and it was too cold with it on, and too hot with it off. My solution was to wear a toque (aka wooly winter hat for the non-Canadians reading this), long sleeves and tights and it was just right! Each night we came in relatively late so I didn’t ask for help to fix the problem, so perhaps it has already been fixed.
