Warm welcome, lovely, friendly staff, great location near the Churchill and Nuffield hospitals and frequent buses (number 15) into the city from Girdlestone Road opposite. (Catch it from the side of the road the park is on) Comfy bed, lovely big breakfast. Very clean. Nice TV. Bins in the room emptied daily.

On a very busy, noisy main road, I had to close windows to sleep, but it may not bother people used to passing traffic. Shower not great, hot water pressure not great at times. I was on the very top floor. Tight to park around the back if you have a large car.

This accommodation is really well located, very close to the bus stop to get to the city centre. The room was cosy enough and clean. The hostess was lovely and helpful. I do recommend this guest house.

I'm not blaming the manager in any way, but I would suggest being stricter regarding quiet policy. I was woken up by a couple who spoke way too loudly in the middle of the night. Please bear in mind that the building is a guest house that has thinner walls than a hotel, so keep your voice down, especially at night.

The room was very quiet and secluded from traffic noise, with a beautiful view of mature trees in leaf, and the room itself was very well appointed with everything needed for a comfortable and productive stay (desk, wi-fi, good lighting, plenty of coat-hangers, etc.,).

The water pressure in the bathroom and shower was very low, and the cistern over the lavatory had insufficient capacity to flush the toilet effectively, requiring several flushes to do so. Also, there was no light-switch above the bed.

Location was very easy to get to and from with the lovely Lye Valley Nature Reserve a minute away. Emma was a fantastic host with a very approachable nature and took care of anything I needed or any questions I had. The rooms have their own private bathroom and are cleaned regularly with a TV available and I loved that there was a full sized mirror too.

Smallest thing but I'd love a clock in the room so I don't have to rely on my phone to know the time. Other than that it was perfect

It was not a big room but cozy to stay. We didn’t ask for housekeeping but the staff tidied our room every other day. We were grateful for that. The choice of foods for breakfast was sufficient. I like the dining area. It was lovely. And the most important thing was the staff were very nice and helpful, especially Godson. My husband and I were facing the challenge in changing our itineraries during the typhoon hitting in Hong Kong. Godson had offered us a great help in amending our length of stay before arrival. Very much appreciated.

The water pressure of the shower was not strong enough and the water temperature was not stable. We stayed in the room on the ground floor which was just under the staircase. We could hear all the sound when people were passing the stairs and dragging their luggage in every morning. Since we were getting up early, those sounds didn’t affect us much.

The accomodation was great, the room was large with a big clean bathroom and the host was really nice and friendly and made us feel welcome. The breakfast was delicious, you get both a cold continental style buffet and some warm meals that you select on arrival, which are made fresh in the morning. We had an awesome stay here!

I liked everything. The room was big, SPOTLESS and comfortable with blackout blinds. It was also in a good location for us as we were doing a university open day. The owners let us leave our car with them all day even though we were checking out at 10am. I thought that was a nice touch. Good advice given on buses into town too. I’d definitely return.

This was a charming little house and we had a cute room with a bay window looking out the front. It was close enough to where we needed to go.

The site says check in is much later than the property says so they were calling and messaging me while I thought we had plenty of time. We did get there later in the day as we were traveling from Ireland. It wasn’t the cleanest but it was alright.

Good size room and bed, hot shower and very quiet. Duty manager was v helpful providing info on buses and parking. It’s only a couple of minutes walk to the main bus route to the city centre and hospitals so absolutely perfect location, easy to get to and ample parking even though I arrived late. Will definitely use again. Didn’t have cooked breakfast but looked very nice and good selection

It would have been handy to have the option of at least a continental breakfast (just the bits laid out out rather than prepared in the kitchen) before 8am for getting an early start but luckily due to proximity to bus stop it didn’t matter.
