A very warm and friendly team run this guesthouse. Their warmth permeates through everything about the place. The bed was very comfortable with lovely linen. Our room was small but well equipped with everything you could need. We arrived very late on the first day (after 8pm check in time) but that was no problem and they emailed me with helpful self check in instructions in advance. Breakfast was absolutely fantastic. Thoroughly enjoyed tucking into the full vegetarian breakfast.

Although clean and comfortable, bathrooms are a little dated and showing some signs of wear. But that doesn’t detract from an all round excellent stay.

We found the Borough arms charming and had a thoroughly enjoyable 2 night stay here. Our room was well equipped, the Ensuite was modern and the bed comfortable. Because of the age of the building the windows are single glazed so if you are a light sleeper you might want to bring earplugs. However don’t be put off by this as you will have a great stay here. Sarah and colleagues are warm and welcoming, lovely to chat to and gave good recommendations. We visited Winchelsea, it’s church with stunning stained glass windows and the beach, then stopped for a glass of wine at Charles Palmer vineyard. We have stayed in Rye twice before at different hotels, both were pleasant but we enjoyed the Borough arms the most and will book again when we return. The Borough arms individuality, quality and service really stands out. Breakfast was also delicious and eggs poached perfectly. Thank you

Second Stay here , was on the downstairs floor this time around , was a nice and cosy room, very friendly staff who were helpful and polite .

Could hear noises from other guests above ie walking across floors or I should say stomping rather across floors! only downside to being below someone I guess ,also there was slamming of doors and also side door to main entrance people kept slamming it instead of shutting it quietly me and my partner managed to shut it quietly when we popped out so it can be done , also people shouting into early hours up the stairs also when there coming back should really be considerate to other guests staying there , and close the doors quietly I understand its a old premises but there's certain things as manners and closing doors quietly and considering other guests within the guest house , It's a shame as we had a really nice stay again only downside was the noise situation.

Ian and Sarah were lovely and upbeat; interacting with them was a great way to start the day. They were very personable, and make a variety of great breakfasts which I enjoyed every day in their cozy cafe. I was initially booked into their single room which, though very good as a budget option, had a bed which was perhaps too big for the room - it was a trifle cramped with no desk to work at, nor closet space. Overall though, it was a good budget choice - the bed was comfortable, the room was clean, WiFi was good, and the modern shower was very nice. Upon my arrival Sarah voluntarily offered to bump me up to a much larger bedroom when it became available and it was most luxurious, roomy, extremely comfortable and very much appreciated! I highly recommend going the extra mile and booking that one!

Very good location, big room, comfy beds, very friendly staff. Mostly nice, modern decor. If I stayed again I might choose the basement as that was cool even on a hot day and also has the old wall feature.

I had earplugs in but it is across the road from some pubs and on a night my mum found it hard to get to sleep with the noise. There were a few things that could be updated like the bathroom door and stained loo seat. Just let it down slightly. And the kettle was miniature 😄

Only a 5 mins walk from the train station, the guesthouse is in a really good position for exploring the towns. Lots of cafes and restaurants nearby too. The room was nice although had to be careful opening the window as it was just on the car park and road and ground level - without opening the window it gets a bit stuffy in there! Also there are quite a few steps between the restaurant area and the rooms. The breakfast was quite nice.

It had a very good location. The room was comfortable though I am never sure where you are meant to put all the cushions. The breakfast was excellent except I never remembered to ask for my egg to be cooked the way I like. Ideal for seeing Rye and going to the beach. It was very hot when we visited and the room was fine for sleeping overnight. The room was very clean. The sandwich shop was very useful.

A clear concise explanation of where you can park and when would have been very useful and saved some time. I appreciate you don't want to put visitors off but a warning about how busy it can be late afternoon would have helped.

Breakfast was lovely but I did expect tea/coffee to be included in the price. Parking is a bit of a problem but Rye is a terrific little town. Owner was really pleasant and helpful, all the staff were great.

I don’t care much for Booking.com’s site though. The prices advertised are never the same as when you go to make the booking. It also seemed strange that every place I looked at, there was only one room left!!! That clearly wasn’t the case!

The hotel is very charming along with the staff. It's right in the middle of the town so very convenient to access all the pretty streets, restuarants, shops and station

Due to it being so centrally located it is rather noisy at night time. There's a pub right opposite which was very popular. It's also quite hot in the rooms in the summer. I think each room should be given a fan or cooling system. Other than that it was lovely

The staff and owners of the Old Borough were very welcoming and friendly. The location is perfect for exploring Rye and we managed to park in the car park opposite which was a bonus. The room was spacious, well appointed and the bed was very comfortable. We had a fabulous lunch at the hotel. The best crab sandwiches EVER and an ice cold bottle of Chenin Blanc - Perfect. It was a shame it was just to cold and windy to sit out on the terrace watching the world go by. We will definitely be back
