Location, cleanliness, friendly and helpful host, quirky, characterful building and room. Bright and airy, spacious despite low ceilings. Everything is in easy walking distance. Plenty of resources - maps, ideas for things to do in the main lobby. Had a set of binoculars to borrow - great for the nearby nature reserves.

No breakfast - although, there were plenty of amazing bakeries and brunch spots within 5 mins of the accommodation, so was no bad thing in the end! The Price was a bit steep, but all accommodation in Rye at this time of year is pricey, so in context, felt it was reasonable.

Fantastic property in a great location in the heart of Old Rye. The property was beautifully presented and spotlessly clean. Additionally, Brenda was a great host, constantly checking in that things were all good. Although there is no full English breakfast, what is offered was really delicious, with quality fresh ingredients sourced locally that really set you up for the day ahead.

Not a complaint, but worth noting is that there is no parking on site and the public parking can get quite expensive, or very busy (i.e. full) in the more reasonably priced car park in the Market Square and it's a good stiff walk uphill back to the property! Property is definitely not suitable for small children or those with mobility issues. Would have liked a refresh of the coffee making facilities after the first night.

Brenda was a fantastic host; warm, welcoming and friendly. The property and room were beautiful, an adorable tea house and the location could not be more central. Brenda includes lots of nice extra touches such as a tea / coffee (and chocolates / biscuits) in the room, and a glass of wine to welcome you to the property, the bathroom is also kitted out with everything you will need. We would stay here again without doubt!

Honesty there really is nothing that needs to be changed. This is more a personal preference, but we both found the mattress in the bed very soft, If that´s what you like then you will be happy, but for us it was a little uncomfortable for 2 nights.

Lovely cottage in excellent location. Friendly, very helpful. Breakfast was not available but host recommended an excellent cafe very close by. Local maps and info available (and plenty of teabags etc)

Fine for us, but wonky stairs and floors, and some low beams, could make it challenging for someone with limited mobility (or very tall). Also parking was a bit of a walk, so make sure your luggage is easy to carry.

The property was lovely! Low beams and beautifully decorated. It was just like being in wonderland. Perfect location. There were really thoughtful extras like the toiletries in the bathroom cabinet and the tea tray was well stocked as well as sweets by the bed. Brenda was very helpful and kind

I wouldn’t say there was anything I didn’t like about it but the pillows could have been more comfortable, they were a little too big for us. My boyfriend found the mattress uncomfortable but I found it comfortable so I think that’s possibly different for everyone. I would have liked breakfast for the price we paid so perhaps that could be considered.

Brenda was a fabulous host, who greeted us with a glass of wine when we arrived at the end of a long journey. She ensured we had plenty of supplies such as tea and towels. She was helpful with recommendations of things to do and places to go, and chatted to us when we saw her around the town. The house is beautiful with a very central location and has many original and quirky features, it is full of character and history. We had a large en suite room that we very much enjoyed.

A really comfotable suite in the Tea House. Lovely big bed. Charming hostess who was most helpful. Extremely covenient for exploring Rye. We only could stay for one night but managed to visit The Mermaid Inn, The George Inn and The Union Restaurant. Breakfast in The White House. All within a short walk.

Nothing really, obviously no parking at the property but The Market car park is only a short walk and very cheap for a whole day.

Brenda was a wonderful host and the property is a gorgeous 500 year old gem. It is in a brilliant location right in the centre of Rye and very charming. Brenda was attentive and the continental breakfast had plenty to choose from.

Nothing we didn’t like. However, if you are very tall the property may be difficult for you as the ceilings are low and there are several beams to duck and avoid but that is part of the character. It would be nice to have an option of something hot at breakfast perhaps such as eggs.

We had a wonderful stay at The Tea House for 2 night. Brenda was the perfect host, went above and beyond to make our stay so perfect including decorations for our wedding anniversary! The property charming and historic, in a perfect location for exploring Rye. Our room was large and beautifully decorated. Breakfast was a delight. We would highly recommend The Tea House for anyone wanting to visit Rye, we’ll definitely be back!

Brenda as a host, was brilliant. The room was beyond our expectations and is the best room we have stayed in. It was lovely and clean very large and had all the facilities and more. Breakfast was so lovely never had so much choice on a continental breakfast, lovely fresh fruit, smoothies a wide choice of cereals and much more, cannot praise it enough. It was a pleasure to stay there, and highly recommend it to anyone, will certainly be staying again. The Tea House is perfectly situated in Rye for all the facilities all within walking distance.

There was nothing we did not like. Just perfect.
