Best experience ever. Even though I was a guest who had to use every single one of the services and had special requests (like showers before leaving after checking out), the owners were super nice, accommodating and friendly. They make your stay in Ninh Binh easy with tips, maps, and bikes that are only 50k to rent for the whole stay. Very good location as well - just in the middle of all sightseeing objects in Ninh Binh. In a much calmer part of town, mountains and rice fields are almost at your doorstep - perfect for a retreat after Hanoi. Even breakfasts were great.

Just lovely. The Greenland Homestay has 11 rooms on two floors opening to the veranda with plants climbing the building and palm trees and flowers everywhere. We stayed for 5 nights in a middle room, nr 9, and it was very quiet. With two large comfortable beds, spacious bathroom, hot water, very quiet air condition, perfect daily room cleaning if desired. Very nice and large and clean pool. The restaurant is on the 2nd and top floor with a gorgeous view of the surroundings and the mountains. Breakfast was included and very good (we had Pho soup several times and ordered the pancakes extra for an excursion). There was plenty of fruit too and I really liked the coffee. Dinner in the restaurant was very good too with a lot of choices. Alex, The owner lives here with his family. The parents built this homestay and you can feel by how you are taken care of should you need advice or have a wish. Bus booking, sightseeing , scooter rental, our clothes being washed AND dried within half a day, etc. Bicycles for free. Alex and his wife speak perfect English. Alex is a former computer specialist and he has programmed a very good Android App for all sightseeing information of the area. Very clear and helpful. The place TrangAn next to Ninh Binh is a cosy village with a few restaurants and shops. Very quiet in daytime and especially at night. We sat on the roof terrace listening to Grasshoppers and a few late birds chirps. This really Green Land place is ideally situated to go to the boat tours either by bike or just walk there. We even did three boat trips within our 4 days, walked there, and enjoyed the incredible landscape. A place to return to 🥰

Excellent place!!! Great breakfast. Incredibly comfortable bed and very large, spacious room with fridge and kettle, great Air-conditioning 🙂. Very friendly and welcoming staff. Great swimming pool and incredible views from the 3rd floor where breakfast is served!!! Rent a bike for 50,000 Vnd for your whole stay and it's central to explore Tam-coc to the South and the Ancient Capital and many other sites to the North! Stunning countryside 😁🌞. Will 100 % stay here again if coming back to Vietnam!!! THANK YOU to those who work there 🙏

Everything was PERFECT!!!

The hosts were simply amazing! They were so kind, helping us with everything since before our stay, arranging transportation to the guesthouse! The facilities are very good and comfortable! Breakfast was delicious with a lot of options and the guesthouse is in a short distance from the main attractions as Mua Cave and Trang An! It’s not close from the city of Tam Coc where all the restaurants are, but there are some options nearby as well! The bicycles for rent are very cheap and in perfect state, the beat that we ever rented and he prepared a baby seat for my bike 😉

iFrom pre-booking to checkout everything was taken care of by our hosts. They arranged transportation from the Airport and to Hanoi for us. While the transport was a bit confusing--that was not something in the control of our hosts. I highly recommend having dinner (extra small cost) with them one night as the spread was so good and filling. They accomodated vegetarian easily. Breakfast was also very good and lots of options. There is a small pool we didn't use. We did rent bicycles for the day and they had plenty. There was a charge of approximately $2usd per bike for the day.

Highly recommend! The location is ideal for the boat tour from Trang An, Mua Caves and the Ancient Capital. We got bikes from the hotel and cycled everywhere, Trang An boat tour is 15 mins cycling but is also walkable in about 30 mins. The staff at the hotel are so lovely and helpful. We were getting the overnight train to Hue so they let us store our luggage on the last day. They also have a shower for guests to use after check out which was so nice after a long day of sightseeing being able to freshen up before going to the train station. Family dinner was delicious, we are vegetarian and they provided plenty of options for us. Our favourite place to stay in Vietnam so far!

A nice resort style hotel with a large pool and a restaurant. There are decent looking bikes for hire. You can see that the owners take care of the place, there are lovely plants everywhere and it is generally nicely kept. We had a large, comfy room with 2 double beds with good firm matraces. And there was good lighting, which is rare in Vietnam. There is seating on the shared balcony. The young owners are lovely, quite professional and very helpful. We were asked whether we wanted to join in a 'family' dinner with other guests and agreed. It wasn't really a family dinner, as the family did not eat with us, but it was a nice opportunity to meet the other guests and the food provided was fabulous. There were many different dishes to try: Fish in sauce, squid, chicken in tamarind sauce, veg, an egg dish, soup, and more. It was the best food we have had in all of Vietnam and all that for 120000 dong pp. Breakfast was fab, too. Fruit, tea, coffee, juice, pancakes, cakes, and a choice of a cooked dish like bread and omelette, soup, fried rice or noodles. I also liked the way the owners trust their guests to keep log of what they help themselves to from the cold fridge. There was beer, water and soft drinks on offer at no more than you would pay in a shop. Brilliant! I highly recommend the place.

I'd like to point out that this is not really a homestay, but a hotel. That was fine for us, but if you want to stay with a family, this is not the place. Also, at the moment there is building work going on right next to the pool. Hopefully, this will be finished when the warm weather comes, but for the moment, the banging and knocking starts at 8am and continues through the day. Which was not so nice, as we came for a quiet break. Not the owners fault, as it is the neighbours building, but it made sitting on the balcony unpleasurable.

The owner is very friendly and helpful to arrange transport to the homestay in the middle or the night. He also try to figure out whether I could share the transport with friends who were on a different bus. The room is spacious with a fridge, water cooker, coffee and a seating area. The breakfast was nice with lots of options. There are bikes for rent and it’s a reasonable short ride to Mua Cave and Trang An boat tour

Unfortunately the drain of the bathroom was a bit blocked, so it took a bit longer for the bathroom become a bit dry. I’m sure it has been solved in the meantime.

The staff on this property are the most kind and helpful people you could ever meet. We asked them many questions during our stay via WhatsApp and they would reply almost instantly. There was a laundry service available on site. Every morning you could pick from a menu of breakfast items that they would prepare for you on the spot. There’s also an option to do a “family dinner” with everyone that is currently staying there. I would highly recommend doing it at least once during your stay! We asked them to book a private driver for us from Hanoi to Ninh Binh, as well as Ninh Binh to the airport and they found someone with good rates each time. The morning we left, we left pretty early in the morning and they had someone bring us some banh mi and fruit for breakfast. Literally the sweetest thing someone has done for us. Above and beyond service. Our room was great, with the largest bathroom we’ve had in Vietnam. Lots of bikes on property to use.

Easily the best hosts we were lucky enough to have during our month travels through Vietnam! The entire family is so lovely and made us feel so comfortable during our stay. Everyone is so smiley and welcoming! We had tons of great recommendations and they even helped book our bus tickets to our next destination. They went above and beyond and were so kind to us! Even though we had checked out, we were able to use the bicycles and facilities, including having a shower before our overnight bus! Which was super appreciated after bicycling all day! They have brand new bicycles that you can rent out for only 50,000 for your entire stay, which were perfect for going over bumpy backroads and muddy rice paddies! They even recommended several different routes and trails we would not have known about otherwise! The breakfast is absolutely phenomenal! You can pick different fruits, pancakes, rice, omelette, etc. buffet style, AND you can order a dish from the menu! We had the Pho, which was delicious and even kept us fuelled until dinner time! It was easily the best breakfast we had in Vietnam. We would also recommend the family style dinner they offer each night as you get to sample a huge portion of the menu! We went twice, and each night, we got to try completely different dishes! The area is so beautiful, and there is just so much to explore that we would definitely recommend booking at least 2-3 nights to enjoy it all!
