Location - bang in the middle of town. Room was fine for a 2 star hotel - clean, everything worked. We were there on a hot day and was worried there was no aircon, but the window was open and an overhead fan kept things cool enough with the benefit of a second fan if you needed it - we didn’t.

It is a little bit inconvenient to unload (we were on a motorbike) and then get the vehicle to the underground parking a block away. But it worked well and the good news is there was plenty of parking

The location is fantastic. The 15 minute parking is always full so you'll likely have to find somewhere else to park. Once checked in, you can get a key fob to secure, free parking less that a block away, though! There are lots of transit stops along Banff ave so I would highly recommend taking transit everywhere! The hotel is quirky but cute - mountain views from every room!

The rooms are the smallest hotel rooms I've ever seen. The towels were thin and scratchy and the toilet paper was cheap. There is a very old shared microwave in the stairwell, and a kettle on a bench on the second floor you could grab and take back to your room lol. The temperature in the room was hard to regulate - it was really hot, so we turned it all the way down and opened the window in winter hahah

Easy check-in, friendly staff, location on Banff avenue (despite noisy people after they leave the bars) close to all amenities, window that opened and fan that worked well so that we didn’t miss not having air conditioning. Black out curtains.

Uneven mattress that has worn with time, causing us to roll to its centre when lying down. Open window could not be closed when it started raining. Very dusty window sills.

Very very good location right in the centre of downtown banff. Although the hotel is old, the inside was renovated and clean.

You can hear your neighbours speaking quite easily, as well as people in the hallway.

Best location, one minute walk to most places. But hotel had no facilities, no lobby, no restroom. no kitchen, no one at reception., only at the time of check in/ out. Room was small and washroom had no counter Yet we enjoyed our stay as its location is The Bedt

Well hidden costs, booking.com says No booking fee but yet we paid , so pay attention to the total bill. My bad I didn’t notice and ended up paying Booking commission to. Booking. com

Location - right in the heart of banff ave, amongst all the shops and restaurants. Just 2 blocks walk to the Banff High School Transit hub so you don't need a car but i believe there's parking behind if u have one. The Roam buses go everywhere. Room is spacious with tea/coffee, fridge. There's no air con but there's a ceiling fan and fan. Staff are super friendly and helpful. Highly recommend this hotel.

It is expensive but that's the rate in banff for September and it is in the heart of Banff. Being right in the centre of Banff Ave it can be a little noisy down on the street with people talking and birds squawking but that's out of the hotel's control

Banff was just simply amazing, I had the most amazing time. The king Edward hotel is about as close to the centre as you can get, all the shops and restaurants are just a short walk away. The hotel itself is fabulous value for money and the staff are extremely pleasant and helpful. I would love to go back to Banff and would have no hesitation in staying at the king Edward hotel again!

Excellent location. Room was very clean and well appointed. Linen and towels etc very good quality. Staff very helpful and accommodating. Happy for us to arrive early and stores our luggage for an hour after check out. Very friendly.

Twin room was very very small. Walls very thin, could hear people in the room next to us.

The hotel is close to a lot of restaurants but a bit hard to find because the front door faces the street at an angle. Checkin was super easy, they had everything printed off and there were no issues. I had super sore knees so having an elevator was a pleasant surprise.

There is no parking near the hotel except on the street but they are all towaway zones. Parking from 8am to 8pm costs $48 so paying more for a hotel with free parking would have been cheaper.

Air conditioning was not working in the room but we had been warned on booking so expected that. Bit hot in the room but window did open for some fresh air. Otherwise fine.
