Location is great and its pretty close to Airport. Its an Oasis among the hustle bustle of the city. Lot of shops and restaurants around if you are ready for a bit of walk or you can do GRAB. We had a villa so we had our own Steam Sauna, Jacuzzi and other things and the bed was really comfortable and not very soft which I like.

Wifi is bad. Its slow and lags. Need a lot of improvement there. Breakfast spread is same every morning which becomes boring. There is not a single dish which changed during the 4 days we stayed there. Could have added a bit of Indian breakfast spread like Dosa and Idli or Puri Sabji for some days. Resort should have own entertainment facilities like Game Parlor for kids or some other shows or activities which was missing big time.

Khum Phaya is a wonderful, quiet resort. It is not too big, the gardens and the pool are great. We have spend a relaxing time here. The room (we had a pool room) was nice, comfortable and quite large. The multiple shower is fantastic!

Although everything functions well, we think that in the not too distant future some major updates will be necessary.

The pool was absolutely beautiful, at around 100m long with little islands for sunbathing and a bar, and surrounded by foliage, which gave the keepers quite a job picking the leaves out of the pool. We had the Lanna deluxe poolside and it had a jacuzzi which was great fun, as well as a great shower. The room was lovely and had a movie channel or two on the telly.

Well.. the restaurant wasn't amazing, and the area around the resort didnt provide an awful lot of choice. And the mosquitoes.. well that's the price you pay for such a beautiful resort I guess.they provide nets, but a good idea to get some spray and roll on from the local 7-11 just up the road. All of these are relatively minor things, I loved our stay and would go again.

It was in a city but you couldn’t tell. It was a beautiful step back in time

We booked a room with pool access and the pool had a really special atmosphere. In general, not crowded, calm, an ideal place to relax. The cocktails were delicious and the staff was really kind and helpful. We made an appointment for massage, that was really great, too. Next to the hotel, there's a restaurant that offers Khantoke Dinner Shows, the hotel staff can help with the reservation. We usually used taxis to get to the city (and tuktuk back to the hotel). If you order a taxi, make sure to do it via an app, as the travel cost to the city is approx 3x cheaper if the lift is ordered via the app, than via phone. The process of check-in and check-out is surprisingly smooth and seamless. Overall, it was a nice stay.

The only thing I may mention is that the level of comfort of the extra bed was not that high.

This place is so beautiful and we truly enjoyed our stay here! We stayed in one of the villas which were nice and big and very private. We had a little deck facing the small canal that was super cozy to have some tea from :) Our bed was very comfortable and it was nice sleeping with sounds of rain all around at night! The pool is incredible, so nice for a swim, we went every day, and always swam up to the bar for happy hour drinks. The spa is lovely, too, I visited twice because I enjoyed it so much! The staff are incredible, they are so kind and helpful and made our stay even better :) You will love staying here, the grounds are gorgeous and perfect for little walks, the rooms are traditional style and very comfy, and even the restaurant has excellent food! We can't wait to visit again someday :)

comfortable beds, excellent quality sheets, spacious room, black out curtains, fly screens and mosquito net which was very much needed. Air con good and always on. The lush tropical gardens were a real treat and the pool was shaded by trees and had a very tranquil feel to it.

the drinks at the pool bar were expensive as was the food so we ate and drank out. The pool bar was always quiet with barely any guests and consequently was not always staffed, i think its because of the price of the drinks. Lower the prices a bit and i think more people will use it and there would be more people to talk to at the bar. there didnt seem to be a good comfortable place to hang out and meet other guests or play games.

Leafy grounds, helpful staff, and nicely appointed rooms. Pool was a nice feature at the end of a hot day.

The room we had was 'quiet' within the resort, however it was nearest a busy road so the sound of motorcycle exhausts going past at night was noticeable. The pool was also a fair bit cooler than expected! Also, for those who want to be near the old-town, you'll need to catch a Grab (it's too far to walk).

At the end of a busy and full day exploring Chiang Mai, this was a great place to unwind at. We had breakfast each day, utilised the pool bar, cafe, restaurant, laundry and day spa services during our stay, and all were fantastic. The staff assisted and recommended various tours to go on, and assisted with getting taxi's and to the airport. All staff were very friendly, and more than accommodating with my dietary requirements (I'm a coeliac), suggesting options and menu items that were naturally gluten free, or could be made gluten free for me.

Not that it was an issue for us, but if you are after a place that has a kids club or someone else to entertain your children, this is not it. It truly is a place to unwind at, away from the inner city. If I had to be picky, the main suggestion I would have is extra courtesy bus trips into town. You are a little bit outside of the main area of Chiang Mai, so you are reliant on other forms of transport.
