The residence is part of the Theoxenia Palace Hotel, but is located in a separate building, which is more quiet, but still provides easy access to all hotel facilities. The rooms at the residence are large and well equipped. The location is excellent as it is within walking distance of the popular shopping and recreation area of Kifisia in the northern part of Athens.

The rooms appear as they have not been renovated for quite some time and there is some noticeable wear and tear. Yet, this did not affect the functionality of any equipment.

The pool during summer. The location is great as I did not wish to go to Athens but if you do then there is public transport around. My room was basic but fine. The bathrooms are great. Staff are good. Get out and walk down to the main shops. Look up Drip in Kifisia that group of shops has coffee and Greek gyro. Nice walk too. But seriously if you don't need Athens but want to rest either go to a beach hotel with a pool or come here and chill by their pool. Unlucky if kids are around but headphones in and you are sorted.

Just get the plain room that you see here on my rating. Check that you can find public transport or get a taxi to the closest Metro for Athens.

The hotel was OK but definitely not 5 star bed was nice and comfortable room was clean pool was great in and out door pool breakfast was good overall it was nice trip

My room was facing the road it was to noisy so it was not soundproof 😪no katle in the room so no tea or coffee when I ask to change the room they said tomorrow next day they told me there is no room available 😡 if u like cope in ur room don't book this hotel

The breakfast was very nice and the location of the hotel excellent the hotel has a very calm atmosphere and as foreigners we especially appreciated that most of the guests were Greek! Wonderful pool area

As a Small Luxury Hotel of the world there should be magnifying mirrors in the bathrooms The beds are awfully hard compared to European standard. Can easily (and cheap) be ameliorated by buying top bed madrassas i.g. from IKEA

Excellent tranquil, green, cosmopolitan, location, car parking, Friendly staff, clean & modern premises, good breakfast.

Inner suite door to the adjacent suite was not locked and we had an unexpected visit. Even worse this intermediate door was not soundproofed at all so we were like in a hostel overhearing everything from next suite and vice versa with no privacy ....

Very big room and central location. Very helpful and polite staff.

Parking - almost impossible to find a parking space in the street in front of the hotel (as suggested by reception) and the underground parking is located in another building ~400 meters away. On top, to access it you need to use an elevator for the car which is quite tight.

- would be nice if the place was a bit better maintained - the business center is located in the corridor of the second floor. the computers are very old and there is no privacy for people who’d like to have business calls there, would be great to see that improved in the future

No irons in the room. Showers need to be improved to make shower head connected to wall better. No coffee facilities in room.

Centrally located. A good variety for breakfast, the best walnut cake I’ve ever tried. Selection of Greek tarts and pies was impressive. The rooms are huge! Outdoor space with pool is lovely! Staff and management friendly and accommodating. Would definitely stay again.

A minor improvement was required in our room, i.e., the sink faucet needed adjustment.
