The location and inclusive buffet breakfast were lovely. This stay was at the end of my trip to India, and I love that the breakfast was flavoursome and without a lot of heat. The room was spacious and clean. It had nice windows/doors overlooking the street with a full balcony. Facilities were as described, working air-conditioning, ceiling fan, tea facilities, mini fridge, kettle, television, table with chairs, walk-in shower, towels, and shower washes.

The room I stayed in had a very overpowering lemon citrus smell. After leaving the windows/doors open for an hour, the smell was still very strong and overwhelming.

The location of the hotel was great, in the picturesque old Portuguese quarter. The hotel was lovely and staff polite and attentive. My room (a twin, since no singles were left) was huge with acres of space and a roomy bathroom.

Just very small things. My room overlooked the narrow street so I had to keep the window blinds down all the time. A physical key was needed rather than a convenient card for entry into the room. Breakfast lacked sweet options, although the savoury choice was pretty good. I suppose that is just the Indian style though.

Great location in the Portuguese quarter of Panjim. We stayed in the top floor suite which has great square footage for the price. Large room, living area and terrace + 2 bathrooms. View from every window was spectacular. 24 hours concierge was very helpful due to our early morning arrival time.

We were charged for dirty towels which was entirely due to the red dust (prominent in all of India) on the roof terrace. I understand it will be difficult to keep clean but we cannot be blamed for cleaning ourselves of it with the available towels. We didn't try the breakfast but there are some excellent alternative options nearby including Mo's Cafe!

The location was wonderful for seeing old Goa and getting a feel for the Portughese neighborhood. Good restaurants are a short walk away, we found a laundry nearby and were very close to the river. The hotel staff was extremely helpful and kind.

The treets are narrow, blocks are short, and motorcycles roaring past are a constant danger. Beware the crumbling sidewalks and street construction; walking at night was hazardous that way. The hotel has a taxi company they work which was their only source of guides and these drivers' had limited English skills. You're much better off hiring a local guide from one of the internet sites.

Centrally located in Panaji, on a quiet street. Staff are very friendly and helpful. We booked a twin room with a view of the river and it was large and comfortable. Beds comfy. Hotel provides a choice of Western and Indian breakfast options, with scrambled eggs, omelettes etc freshly prepared. The hotel can also arrange a taxi if required - we found the taxi service booked through the hotel very good. Very conveniently located within walking distance of cafes, restaurants, bars etc.

This is a gem of a hotel in the centre of the old part of Panjim. The staff are very welcoming, helpful and friendly. Our room was beautifully decorated, bright and airy with the most comfortable bed I've ever slept in away from home. The hotels location is absolutely perfect. We strolled through the charming streets of Fontainhas, surrounded by numerous eateries and coffee spots. We would definitely stay here again in the future.

Excellent location, excellent staff, perfect , Clean with all amenities,Toiletries ,kettle,refrigerator,locker etc White interior gives a soothing feeling. The A.C was very silent in our room. Myself and my wife both senior citizens wanted to stay in Panaji without any plans . This was a great hotel at this rate. Stayed for two nights. Had very good sleep due to silence and calm location. We could just walk 200m and catch bus or taxi or auto and could move around easily. The staff are very friendly, welcoming and polite. Hotel has a small restaurant . We had breakfast and the spread was small but good. The hotel is situated amongst the Portugal houses which are famous for their authentic architecture and paintings. The whole area is very good for photography and photo shoots. You will find the stay so calm and quiet that you will feel relaxed. Just come out of hotel and walk 100m you will feel the vibes of present day Goa with vehicles and casinos and all sorts of things but the moment you enter the road leading to the hotel the atmosphere changes , you feel like entering a different world with the beautiful buildings. Located very close to the all activity area like casinos and cruise rides etc Overall a perfect hotel for calm and quiet staying.

Wonderful location & charming hotel. We had a late arrival and the team was happy to accommodate us! We had a huge room with a great AC that they had running to cool the room down for our arrival. It was a clean and beautiful hotel! The breakfast was a small selection but good. There was no black coffee but the neighbouring cafe has amazing coffee & it's close to a lot of great cafes so not a problem at all. The rooftop patio has a beautiful view - they should serve drinks up there and it would be just perfect! The staff was really helpful & friendly when we had to leave our bags to explore for the day & book a taxi to the airport.

We let the staff know that our shower was not draining which made the bathroom floor a bit wet but no big deal! Otherwise everything else was great!

Breakfast was good a selection of local breakfast e.g., puri and gravy, parathas and the western breakfast i.e. toast, eggs, bread, jam. I did not like the machine chai, not very nice. It would be nice to have hot water to make your own tea /coffee.

There is limited access for vehicles to arrive at the property due to the narrow roads. My friends alerted me of their experience and I contacted the hotel and got my driver to receive instructions. Apart from this, no other issues I encountered.

I liked the check in and check out it was fast and smooth. The receptionist was friendly. The rooms were massive and nicely designed. Loved the rainshower in the bathroom. The beds were comfy and there was a big t.v in the room. There was a kettle for tea/coffee making facilities. There was 1 big cuboard with a safe box in it. There were two chairs in the room and a luggage table.

The breakfast could have been a little better. The hotel should have space for atleast 2-3 cars to park as that area gets full with cars. The cost for a night was a bit too high. The floor under the bathroom sink had dirt left fromt the last guests.
