Lovely apartment, clean, and all the amenities I required. The location is a little bit out of the town, but on Tuesday morning, there was a market that spanned half a mile with so many choices, a very lovely atmosphere. The site has a swimming pool, gardens, and a play area. It also has its own beach, restaurant and outdoor dining garden, which looked beautiful. The views were lovely from there. I didn't use any of the facilities as it was a stopover for me, but I took a walk from there along the road and through the market, it felt safe and was easy on the flat. There is also a small Aldi nearby.

Nothing not to like.

The room was well laid out and our view was exceptional. I liked how they set up the twin bed, which made it easy for us to walk around and for us to easily put our son to sleep at night. Although we didn't really use the kitchenette, we thought it was incredible how many pots/pans/utensils/plates the hotel provided us with. And the balcony was HUGE with a large drying rack, which was incredibly useful after a day of swimming. The shower was very large and water was HOT (not always the case in Italy) with great pressure. The staff were SO GRACIOUS and kind to us. We had to catch a flight at Malpensa so we didn't have time to sit for breakfast, but the staff were so accommodating about providing us with to-go boxes and cups for coffee. Everyone was incredibly friendly and polite.

The hotel/resort is a considerable distance to the downtown area of Desenzano, including the ferry. The front desk told us that it was a "20 minute walk" to the ferry, but that felt fanciful. On a scorching hot day, that is a challenging walk, particularly with a kid(s). The "beach" area is really just a small stretch of rocks, so it is not the most comfortable. They charged five Euro for beach towels, which I also thought was a little unnecessary. The pool is essentially un-shaded, so it was not particularly refreshing.

- Breakfast has to be ordered, only bread and drinks are self service. I guess it‘s a remainder from corona times. Makes it unnecessarily complicated - Breakfast not variabel. Every day exactly the same for 8 days - The restaurant is very expensive and not very good quality. Only the Pizza is price worthy. We ate takeaway there a few times because of our two todlers and it’s the same prices as if you eat in the restaurant. Honestly that would be one of the main reasons not to go there again because the next restaurants are in the city. - Air condition directly over the bed and hard to regulate. it’s either freezing or hot… - Long way to the city by foot (min. 20-25 min) - Main street in front of the hotel. if you go for a walk it’s always next to that street.

The only small complaint was that on the last day we had a late flight so asked if we could stay in the hotel and use the facilities and we were told yes. A few hours later we were told we weren’t allowed to use the sun beds and would have to pay if we wanted to stay on them. I think it’s a little ridiculous that you’d have to pay to sit on a hotel sunbed. Apart from that it was amazing

The village was very good , on the lake , private grounds , helpful staff , very relaxing, very clean . Breakfast was very good . Overall this place gives more space than the hotels in town that tend to be much smaller and you can have a little more privacy . The lake village allows dogs so if you are a dog lover it was nice to see our four legged friends during the day.

The main issue was the distance to the main centre of Desanzano. approx 2.5km . Although there was a shuttle from the hotel a number of times a day ( 9.00am ,12.00 am , 5pm) and they were more than happy to give a ride into town I felt a little marooned without a car as I had to rely on the buses that passed very infrequently or pay 15 eu there and 15eu back or walk the 2.5 km . This was an issue late at night as the Taxis were almost non existent so a 2.5km walk turned into a bit of a chore .

Great location right at the beach. Grounds are well maintained. Room was clean and spacious. Air conditioner in room worked well. Views from our room were spectacular overlooking lake and mountains. Hotel offers free shuttle bus to and from village several times a day. Staff was friendly and helpful. You can rent bikes and sup boards right at the hotel.

There was no iron in the room. Breakfast options were very limited. No shop close by, if you need anything you have to go to village (approx. 20 min walk).

The Place has a very cool private beach that is never too crowded and has a very good space for you to take a bath. The house is small but it has everything that you may need even for a longer stay. the cooker works well, the pans and utensils are ok, and the toilets and beds do their job. One thing that I liked very much is the house has several plugs everywhere in the house so is easy to charge phones and connect computers. near the hotel has a small place to buy fruits and olive oil it worth to check the products there are very tasty and sometimes better prices and taste better than the ones products at the city. For the ones that want it has yoga, sup, sup yoga direct in the hotel.

The location of the parking is a bit far from the cabin. I never bother to use the playground and pool because they are not near the lake. The lake village is quite far from the city, and you need to go by car because by feet takes around 30 minutes. and also doesn't have a restaurant, bakery, or convenience store around. you can not walk in the strand more than the length of the strand hotel because it's isolated by other properties.

The location is definitley the best feature, as you always have lake/pool views no matter what the accomodation. We were positioned right on the lake front which was absolutely breathtaking. The airconditioning was amazing, keeping both the living room and bedroom at a cool 18c. We will definitley be coming back as the private beaches away from the crowds are perfect for enjoying the lake.

The only thing we felt was lacking was the food. The pizzas were average at best and the pasta really was potentially the worst we've tasted. The lasagne we ordered tasted as though you were eating mush and the pasta layers were made out of some sort of cottage cheese consistency. You can easily stay at the accomodation and make your own food or eat out elsewhere - just the restaraunt we found to be terrible. Please note that the staff were incredible and very fast/curteous at serving - its not their fault the food was bad.

Everything was nicely arranged and cared for, there were a lot of places to sit or lie down and enjoy the lake view, the staff was friendly and the room was spacious and good quality.

Overall it felt a bit too touristy and the staff was doing loud garden works before lunch time - of course the garden has to be maintained somehow to stay so nice, but maybe switching to electric machines would reduce the noise level.

Great location and view, useful shuttle service into town and transfer service (charged but great value)

Only minor things, Info on how to book shuttle when we arrived would have been useful, kitchen didn’t have any washing up liquid etc which we didn’t have with us as travelling by train. Available locally. Card in room asking to hang towels if you wanted to reuse to reduce impact - we did. But fresh towels still added so ended up with loads in the room defeating the purpose of the card asking to reduce use.
