We stayed in the quadruple room. It slept our family of 4 comfortably. Check-in was easy. They sent clear instructions the day of our arrival to get into the apartment. The room had just enough space to move around. To be honest, nothing fancy about the room, but we had a nice clean shower and toilet plus bidet. The room was cleaned every day by housekeeping, and clean towels were provided daily as well. There was no iron in the room, but the owner dropped one off at the door first thing the next morning, which was great. Breakfast vouchers were dropped off the next morning as well. The pastry shop to redeem the vouchers was a few minutes' walk. It's mostly a sweet pastry with either hot cocoa or coffee. We opted for hot cocoa, and we got a glass of juice. The pastry shop owners were excellent. We enjoyed their hospitality. Location was the best part of the lodge. The Vatican and St. Peters Basilica is only a few minutes' walk. Honestly, it was super easy to tour the city center sites from this location. We could walk literally everywhere except to the Colosseum. Overall, I will recommend this place.

Communication was really non-existent prior to just before our arrival. Before we boarded our flight to Rome, we were not sure if we actually had a place to stay because we had heard nothing from the owners even though we had made a request that we thought they would respond to. Check-in instructions were sent on the day of our arrival. I was concerned initially, but booking.com reassured us that the owners were expecting us and that they did receive our request. I only wish they were a tad bit more responsive prior to the start of your stay.

We stayed at the Affreschi San Pietro apartments for New Year and would like to say a huge thank you to Nicodemo and Maria! The main advantage is the location: it's less than 10 minutes' walk to St. Peter's Basilica, there's a bus stop nearby that goes straight to the center (20-30 minutes' drive), a minimarket and a pizzeria are two minutes' walk away. The room is clean and cozy, Maria (thank you so much!!) cleans and changes towels every day. The only thing we missed, perhaps, was a mini fridge (unfortunately, there isn't one in the double room, but we really wanted to put prosciutto, cheese and prosecco in there 😄). Otherwise, everything we need is there! And most importantly, the entire staff greeted us very warmly, so we will definitely come back here again!))

The housekeeper was very friendly, accommodating and thorough. The check-in directions were great with photos. (I took a bus from Airport then a taxi from St.Peter's.) It is on a short dead-end off Via Fornaci. Close to St. Peter's and easy transportation to all major attractions. I had trouble with the AC, but it was fixed within hours of my call. The small patio has 2 chairs and table; It's a nice room with modern bathroom. Housekeeping came daily except Sunday. Rooms were off a central kitchen dining/coffee area.

We travelled as a family, 2 adults and 2 kids. Room was spacious (wz 1 extra bed) and had a luvly balcony, unfortunately we were in Rome in January, weather was quite cold and we could not use balcony for breakfast or just relax. Surely will come back in summer to enjoy it. Bathroom was spacious wz a shower. There were enough towels and place to store our clothes. There is a fully equiped kitchen that we used for breakfast (we made our own breakfast). Both owner and Mrs Maria were very helpful. Place is easy to find, located in a building with a beautiful entrance lobby. Location is just perfect. Very close to Vatican, there are places to eat, Carrefour supermarket is few hundred metres. Bus stop is also very close. I really liked our room, modern and cosy style.

The cleanliness, the friendly staff, the quiet location, the fast access to Piazza San Pietro, and the fast response from the owner when needed.

The "breakfast" is an espresso machine + electric teapot in the hallway - I don't understand why Booking labels it with a "Very good breakfast" badge. It is very misleading. Also, the ad says that "the accommodation provides airport transfers", but they don't. When I asked for it, I was referred to airport taxis. Last but not least, I thought I was booking a B&B establishment, but it's an apartment room. If the advertising and the place description are adjusted to reflect accurately the place amenities, that would be nice. Other than that, and taking all into account, I highly recommend Nico and his place. He's fantastic!

Great location! Very close to Vatican! Easy self check-in, available even late at night! Small but comfortable room, good air conditioning. We stayed for 3 nights, and had a cleaning lady once (which I think is okay). The owner provided vouchers for breakfast in the Cafe nearby. You can choose a simple breakfast there (croissants and beverage, etc) and that was enough for us. Quite neighborhood!

The wardrobe in the room was filled with a huge amount of cleaning supplies, towels, bathrobes, etc. It looks like this room was used as a utility room before and was now redone into the guest room. It wasn't a big deal for me, but it just made me feel uncomfortable to know that the cleaning lady goes in every time to get her stuff to clean other rooms, etc. Also, the room is a bit small.

The staff at Affreschi is very fast responding, attentive and helpful. We had move out from another property that we were not happy with and booked Afreschi on the same day. 2 hours later, we met the lady who welcomed us, allowed us to leave our luggage and cleaned the room for us. Everything was very clean and worth every cent of the price. Our holiday was saved! We had a nice balcony and we're in the perfect location. There were a lot of local cafes around where we could feel the local spirit. The lady was very very friendly and supplied us with coffee everyday. Thank you so much!

This was a very nice room, we loved the location, it was close to shops and restaurants and within walking distance of all of the landmarks. The beds were very comfortable and the room was very clean and nicely decorated and included mini fridge and hair dryer.

Very, very noisy at night, there is a bar just up the road and people vacating that were very loud, often keeping us awake at around 3am. The rooms weren’t very soundproof either, we could hear the people in the other rooms. Cleaning was good but there was a lack of fresh towels and no toilet paper. Drawers in the bedroom were full of linen etc. meaning we had limited storage space. We thought this property had breakfast available and a bar but we had no idea where the bar was or how to order breakfast. It would also have been nice to have a coffee machine or kettle in the room, there was a coffee machine outside the room but that was shared with other guests and we didn’t feel comfortable using it in light of covid.

We quite enough were helped by Front office Affreschi a Pietro hotel, that in the midnight hotel that we've booked cancel the reservation, cause too late at that night. But Affreschi can help us, so thank you your help. We also thank to the service that informative & nice..

Good size room (we had room mr 3) with small kicinette, new clean bathroom, daily cleaning. The position is perfect for a city break, close to Vatican, some good pastry bars for breakfast, close to bus 64 stations which take you to the inner city. Checkin and checkout easy to do, never saw the owner, but was very polite on watsapp. So all in all very good experience, highly recommend, good value for money!

In one morning there was a noisy seagull in the inner courtyard, right in front of the window and woke me up early :)) …
